CAUTION BUYER BEWARE:We've been here 15 years, own our home. Just received a space rent increase to just over $2170.00 per month, plus utilities. They are advertising $1400.00 per month for new tenants that purchase a home from them.This place has went downhill ever since we put our brand new home here in 2007. It has turned into a trailer and rv park as well. Wanted to keep it as my retirement home, but being forced to sell due to space rent costs becoming unsustainable on my fixed income.Don't believe the reviews that claim this is a clean and quiet park, it is quite the contrary. It's dirty, unsafe and has high crime.
Oct 04, 2022 · Shaun 196t4Decent enough park, terrible ownership! The park raises space rents of the owners of the homes who did not purchase directly from them. Those owners were never allowed to begin space rent at a low level, having to take over the space rent from previous owners. Then the rent is hiked repeatedly (For instance a 50 old single, remodeled is now paying a total of $1600 rent/utilities). The owners cannot sell to anyone because the buyers would have to take up the owner's space rent. IF the potential buyer purchases a home directly from the park, that buyer can begin space rent at $800. As can be seen, it leaves the owners who bought through individuals in a bind until sometimes abandonment of the property is the only feasible option, since especially an older home cannot be moved. Then the park takes over ownership, sells the home to some happy person who pays a normal space rent to the park with incremental rate hikes. The park owners receive huge rents, and basically steal the homes they did not sell, in order to make huge profits! It is horrible and leaves hard working families stressed and without homes to live in.

My friend's own their home but they can't move it to another location because it is 10 years old, even though it is in excellent condition. The only place that they could move it to would be if they had their own piece of property, so that means out of LA County.

Floor caving in, roof leaks, once a month the city has to flush and drain a "low point" in the sewer system RIGHT OUTSIDE MY WINDOW! Yes the noise and the dead body smell continues for 24 to 48 hours or more. The "convenient " bus line ALSO OUTSIDE MY WINDOW. I'm talking three feet away. People stop throwing your garbage in my yard. I know we look like the City Dump but we're not. It's just that the landlords DONT GIVE A F#$☆ Our lease requires we take care of the owners property at our expense. Water and maintain the plants. That is until they decide to butcher them with their cousins phoney landscaping company. Just wait there's more. How about getting legal notices that will surely lead to eviction for leaving "clutter" next to your mobile home and behind a shed due to the constant building projects you have to do or the health dept will condemn if you dont hurry up. Forget the condition of your home was sub standard to start with, shall I say the landowners dont care?The nice manager left and over night the place got worse. More teens wandering the park at night. More barking dogs, is that a (pit bull mix) I see? Unleashed at that...drunks every weekend at children's birthday parties. Dear God a few weeks ago someone hired a pony (that actually was a horse) to give rides to un restrained two year olds. P.S. the lovely trail they were blazing was the parking lot and drive threw in front of the Entrance off WESTERN AVE. The horse was shy, I was sure I was going to witness brain damage when the animal freaked out as a car raced by not realizing they were carrying a baby. I could go on and on. Please please dont buy here. Most people abandon their homes, surrendering due to non payment of rent to the landlord that keeps your place and sells it again . By the way this practice is illegal. I feel singled out, bullied and depressed. There is obvious favoritism if you speak Spanish..In the back, never visited by the manager or owners Are homeowner built, not approved by anyone are completely illegal structures. Unknown to the owners and other renters (or they would like you to think they have no knowledge ) is a state funded facility. Mental patients are now living in a "six pack" two doors down from us. BTW all these extra guests, pop up day cares , family members, move in for the summer and the pool is bacteria soup. Triple wide trailers that are actually single wide are spotted often. For a few Total tree lined privacy , but not for the rest of us. The 1% own this HELL, the rest of us are simply tolerated. Exposed to the elements, fending off homeless people while worrying that you'll become homeless yourself. The lot rental is ONLY $1700- A MONTH!! GOES UP $100- each year. This does not include utilities. Not enough parking in the area, and car jacking on the weekends. My friends work van was stolen with 20 grand of inventory inside. The first few months we lived here. Remember THEY DONT CARE! Last weekend there was a young couple playing hide the salami up and down the rows. We saw a young runaway, huddled in the alcove of the community room, shivering and alone. By the time I could get food, clothes, a blanket and a hot drink for that poor lad, he had run for cover. Helpless and hopeless, he had come to the right place. The place where dreams come to die.How much more can we say? If you really want to have a happy healthy future dont move here. This is your last warning, turn back. Or as virgil told Dante,All hope Abandon, ye who enter here. Dont believe me, just Google the park and Scott homes the investment group. You'll find hundreds of complaints and civil suits. Many (non English speaking) plaintiffs default and in the end lose out any way. They walk away and leave everything they have worked for. Sickening. Notice the reviews are 2 high and mine low. Lots resturants and grocery and Japanese markets close by.The owners and management are horrible to deal with, especially Sierre management, the owners, are worst unethical greedy company. They would try to steal my buyers and sabbotage my escrow.Nobody was able to sell for years until i got into the park. I raised the prices from $11,000 to 25,000. I have highest sold home at $55,000.They sold the park recently so hopefully the new owners will be better.Mobile homes is cheaper than renting. Affordable way to become way to become 1st time buyer.
