Clearfork Mobile Home Park Introduce
For local users searching for "rv parks near me" in the Bellville, Ohio area, Clearfork Mobile Home Park, located at 1260 State Rte 97 E, Bellville, OH 44813, presents a potential option. However, it's crucial to approach this location with a nuanced understanding based on recent customer reviews, which offer contrasting perspectives on the environment and management. While one reviewer found it to be a "great place" for temporary work-related stays, another with a long-term family history at the park paints a less favorable picture of the current management and overall atmosphere. For those considering this park, direct contact at (567) 241-8922 or +1 567-241-8922 is recommended to gather the most current information.
Environment and Atmosphere: Contrasting Experiences
One reviewer who stayed at spot #6 in a 46' fifth wheel while working in the area described Clearfork Mobile Home Park as "quite" with a neighborly atmosphere where "nobody bothers anybody." This suggests that for some, particularly those seeking a temporary, relatively peaceful spot during a work assignment, the park can be a suitable option. The ability to accommodate a large fifth wheel indicates that some of the spots are reasonably sized and accessible for larger RVs.
However, the experience reported by a former long-term resident (15+ years) paints a starkly different picture of the current environment under new management. This reviewer describes the management as "monsterous," citing instances of the manager allegedly screaming at residents for minor infractions (like driving 10MPH, the stated speed limit) while seemingly disregarding park rules themselves (e.g., speeding on a golf cart, which are reportedly not allowed). The reviewer also mentions the manager yelling at children on bicycles, contributing to a negative perception of the park's atmosphere.
Furthermore, this long-term resident claims that the new management has "pushed out half of their tenants, many of which are retired and wanted to live peacefully." This suggests a significant shift in the park's demographic and overall ambiance, potentially disrupting the quiet environment that long-term residents previously enjoyed. The claim of filling the park with campers, even late at night (9 PM), and the noise associated with pulling them in, directly contradicts the "quite" experience reported by the temporary worker. This discrepancy highlights the potential for varying experiences depending on the location within the park (e.g., proximity to new campers) and the duration of stay.
The potential for noise from a nearby soccer field is also mentioned by the temporary worker, who advises those staying near it to "get ready to listen to a bunch of screaming kids for about 3 hours every afternoon." This indicates that while some areas of the park might be quiet, others could be subject to significant noise at certain times due to external factors.
Services and Features: Basic Infrastructure with Room for Improvement
The limited information in the reviews doesn't provide a comprehensive overview of the services and features offered at Clearfork Mobile Home Park. However, we can glean some insights:
- RV Spot Availability: The accommodation of a 46' fifth wheel confirms that the park has spaces suitable for larger RVs. The mention of "Spot #6" suggests that the park has numbered or designated spots.
- Potential for Long-Term Stays: The 15+ year residency of one family indicates that the park has historically catered to long-term mobile home residents. However, the current management's alleged actions suggest a potential shift away from this model.
- Inconsistent Enforcement of Rules: The contrasting reports regarding speeding and golf cart usage suggest potential inconsistencies in rule enforcement by the management.
- Road Conditions: Both reviewers mention the need for road repairs, specifically citing potholes as an issue that the owner "could fix." This indicates that the infrastructure of the park, at least in terms of roadways, may be in need of maintenance.
- Proximity to a Soccer Field: The park's location near a soccer field is a feature that can be both a benefit (for those with children who play) and a drawback (due to noise).
The reviews do not mention essential amenities often found in RV parks, such as laundry facilities, restrooms with showers, Wi-Fi access, recreational areas (beyond the playground implied by the soccer field), or organized activities. The absence of these mentions, coupled with the focus on basic infrastructure (roads) and management issues, might suggest that Clearfork Mobile Home Park offers a more no-frills, basic level of services, especially under the new management.
The alleged influx of campers and the process of pulling them in at late hours could potentially strain the existing infrastructure (e.g., utilities, road access) and may not be conducive to a peaceful environment for long-term residents or those seeking a quiet RV park.
Promotional Information and Target Audience: A Challenging Landscape
Given the strongly negative review from a long-term resident, crafting promotional information for Clearfork Mobile Home Park that is both objective and appealing to local users searching for "rv parks near me" presents a challenge. Any promotional effort must acknowledge the mixed feedback and focus on the potential benefits while being transparent about the reported drawbacks.
Potential positive aspects to highlight (while acknowledging the caveats) could include:
- "Affordable RV Spots in Bellville": If pricing is competitive, this could be a draw for budget-conscious travelers or those needing temporary accommodation for work.
- "Easy Access for Large RVs": The mention of accommodating a 46' fifth wheel can be a selling point for owners of larger rigs.
- "Convenient Location for Working in the Area": The positive experience of the temporary worker suggests suitability for those with employment in Bellville or nearby areas.
- "Proximity to Recreational Facilities (Soccer Field)": For families with children who are involved in soccer, the nearby field could be an advantage.
- "Potential for a Quiet Spot (Depending on Location)": While noise is a concern, some areas of the park might still offer a quieter environment.
However, any promotional material must also implicitly or explicitly address the concerns raised in the negative review:
- Acknowledge that management style and rule enforcement have been areas of concern for some residents.
- Mention the ongoing need for road maintenance and potential for potholes.
- Inform potential residents about the possibility of noise from the soccer field during certain hours.
- Be transparent about the potential for noise and disruption from late-night camper arrivals.
The target audience for Clearfork Mobile Home Park, based on the reviews, appears to be somewhat segmented:
- Temporary Workers/Travelers: Those needing a spot for a limited duration while working in the Bellville area might prioritize affordability and basic accommodation over long-term community and extensive amenities.
- Owners of Large RVs: The ability to accommodate larger rigs could attract this specific segment.
- Families with Children Involved in Soccer: The proximity to the soccer field might be a draw for this group, although they would also need to be tolerant of the associated noise.
- Individuals Seeking a Budget-Friendly Option: If the park offers significantly lower rates compared to other RV parks in the area, price-sensitive individuals might be willing to overlook some of the reported drawbacks.
Local users searching for "rv parks near me" in Bellville, OH should approach Clearfork Mobile Home Park with caution and a willingness to conduct thorough due diligence. The contrasting reviews highlight potential issues with management style, noise levels, and infrastructure maintenance. While it might serve as a functional option for short-term stays, particularly for those working in the area or with large RVs, potential long-term residents or those seeking a peaceful and well-managed environment should carefully weigh the reported drawbacks and consider visiting the park to assess the current conditions firsthand. Contacting the park directly at (567) 241-8922 to inquire about current policies, rates, and the status of road repairs is a crucial step before making any decisions.

Clearfork Mobile Home Park Reviews
My family lived here for 15+ years, the new management is monsterous! The woman screams at you to slow down even if you're doing 10MPH (the speed limit) yet she will speed around on her golf cart (which are not allowed) she even yells at kids on bicycles! All while dragging her poor daughter around. They've pushed out half of their tenants, many of which are retired and wanted to live peacefully. They've filled the park with campers and will even pull them in at 9PM, and make so much noise doing soWish I could give 0 stars! Fix the roads and stop being a witch!
Sep 15, 2021 · Sierra WeeseGreat place while I'm working here. Spot #6 for me and my 46' fifth wheel. It quite and nobody bothers anybody. The owner could fix the pot holes in places. But other than that its way under rated and has great potential in my opinion. BTW if you do end up staying in one of the spots by the soccer field get ready to listen to a bunch of screaming kids for about 3 hours every afternoon
Sep 07, 2020 · Darrell StewartThis park is an awesome park to live in. As long as you follow the park expectations, which are easy, then you won't ever have an issue with the landlord. She is understanding and will work with you as needed. People are very pleasant here. Find the right home for yourself and you won't ever find a need to move out.
Nov 13, 2017 · Matthew AndersonI lived in this trailer park for 4 years and year by year it got worse. People are moving out of this park faster than people move in. Trees fall on trailers, like mine and though it is due to ants it was an act of God! Yea right. The people that run this park do nothing but cuts the grass front and back . She is supposed to keep the empty lots mowed ,she doesn't. This place is full of potholes, though every years she get someone with gravel or cold tar to patch the holes but the next year they need filled again. The owners in N.Y. won't do anything. This place is poorly run. Some people are nice however those people want to move or are moving out due to the way the trailer park is taken care of. There are a lot of empty trailers here. A tree fell on 1 and it was condemned but they wouldn't have the trailer removed they let someone come in to try to fix it. Whoever wants to live here I'd really think twice about it, you'll be sorry
Oct 27, 2017 · Carolyn ShankThey raise the lot rent constantly, yet they do little to no maintenance to the park. The roads are horrible, some areas have pot holes over 6" deep. It will cost you a fortune in vehicle maintenance to live here. And a lot of people's pets have gone missing or are found dead. But they don't give a damn they only care about money.
