Colonial Village Introduce
For local residents in the Fredericktown, Ohio area seeking information about long-term housing options, including mobile home communities, it's important to consider all available information when making a decision. While our platform category focuses on "RV parks near me," this introduction addresses Colonial Village, a mobile home park located at 111 Colony Dr, Fredericktown, OH 43019, USA. It's crucial to understand that mobile home parks cater to a different housing need than RV parks, offering a more permanent or semi-permanent living situation. Colonial Village can be contacted at (740) 214-0707 or via mobile at +1 740-214-0707 for inquiries about residency and availability. However, it is essential to note that recent customer reviews available online raise several significant concerns that prospective residents should carefully consider.
Several reviewers have expressed dissatisfaction with the management and living conditions at Colonial Village. One recurring issue is the alleged random shutting off of water supply to residents without prior warning or explanation. This disruption of essential utilities can significantly impact the daily lives and comfort of residents. If consistent and reliable access to basic utilities is a priority, this reported issue warrants thorough investigation and direct inquiry with the management.
Another significant concern raised by a resident pertains to the lack of privacy within the community. The reviewer states that despite privacy being mentioned in their contract, other residents allegedly walk through their yard. This has reportedly led to the resident having to call the police on multiple occasions for trespassing and feeling a breach of contract. The resident also claims that the park manager at the time was unresponsive to their concerns and seemed to favor other residents. This breakdown in communication and alleged preferential treatment by management could create a negative living environment and erode trust between residents and management.
Furthermore, the same reviewer detailed an instance where they received a letter from the park manager deeming their yard "not well groomed," despite the resident claiming to maintain their yard in better condition than many others. The reviewer provided photographic evidence to support their claim and suggested that these warnings might be a form of unfair targeting. Such inconsistencies in enforcing community standards and perceived unfair treatment can lead to frustration and a sense of inequity among residents.
Another customer who spoke to the manager face-to-face reported that the manager attempted to disengage from the conversation when asked questions. This alleged lack of open communication and unwillingness to address residents' concerns directly could be a significant drawback for those seeking a responsive and transparent management team.
The most recent review at the time of this information being gathered describes the new management as "parasites" and reiterates the issue of water being shut off for at least a week without any warning or details provided to the residents. This suggests that the problems reported under previous management may be persisting or even worsening under new leadership. Such a prolonged disruption of water service without communication is a serious concern regarding the basic upkeep and management of the community.
Given these publicly available reviews, prospective local users considering Colonial Village for long-term living should approach with caution and conduct thorough due diligence. It is strongly recommended to contact the management directly to discuss these concerns and seek clarification on the policies and procedures in place to address them. Asking specific questions about water service reliability, privacy enforcement, yard maintenance expectations, and the process for resolving disputes would be prudent.
Furthermore, if possible, potential residents should try to speak with current residents of Colonial Village to gain firsthand perspectives on the living conditions and management responsiveness. Visiting the community in person can also provide valuable insights into the overall environment and upkeep of the property. Observing the condition of the grounds, the maintenance of individual lots, and any common areas (if they exist) can help form an independent assessment.
It's important to remember that online reviews represent individual experiences and may not be entirely representative of the entire community. However, the consistency and severity of the issues raised in the available reviews for Colonial Village warrant careful consideration. While the location in Fredericktown might be appealing, and the concept of a mobile home park can offer affordable long-term housing, the reported challenges related to management, privacy, and basic utility services could significantly impact the quality of life for residents.
Currently, there is no promotional information available for Colonial Village in the provided data. Any potential incentives or special offers would need to be obtained directly from the management. Given the concerns raised in the reviews, prospective residents should prioritize addressing these issues and understanding the current management's approach to resolving them over any potential promotional benefits.
In conclusion, while Colonial Village is a mobile home park in Fredericktown, Ohio, offering a potential long-term housing option for local residents, the publicly available recent reviews highlight significant concerns regarding water service disruptions, lack of privacy, inconsistent management practices, and poor communication. Prospective residents are strongly advised to conduct thorough inquiries and due diligence, including direct communication with the management and, if possible, current residents, before making any decisions about residing in Colonial Village.

They shut your water off randomly, take up your yard space, and ask way too much for lot rent for what you get. ** Update 5/9/23** My wife and I would love to have our privacy that was stated in the contract, or a refund. If I knew random people could walk through my yard (other residents) I would have never bought this place.Update, The park manager is being really picky… he dropped a letter off to my wife saying our yard isn’t “well groomed”. I cut my grass, trim in (just bought a new string trimmer, and have the receipt) and maintain it way better than most people. If the manager would open up his back door and look out, his neighbor would be a problem. Starting to think these warnings are just false ways to red flag me. Either way, I dropped some pictures of some of the ground management takes care of, as well as some other peoples lawn care, and these ones are way worse than mine. Just wanted the public to know this information. Hope this helps!!!To whom who may concern, spoke to the manager face to face. He tried to walk away several time from the conversation when asked questions. I may have some material. Have a blessed weekend, and always stay safe and classy.Would like a manager that actually manages, would also like ownerships number. This privacy issue is getting out of control, had to call the police again for trespassers (twice now, 18th time I called Ken the manager) it’s getting to the point now it’s a breach in contract. Called the manager right after I called the police, and he wouldn’t talk to me, but would talk to the other people. It’s unfair, he definitely plays favorites. I would like to discuss with the owners my privacy issues. I’ve had to invest in security cameras and other things to deter, to no avail. If this continues, I will be extremely unhappy. It’s simple, just stay out of others peoples lots and property…
