Madison City Mobile Home Community Introduce
For local users exploring "RV parks near me" and considering long-term living options in the Mansfield, Ohio area, Madison City Mobile Home Community, located at 1135 Evergreen Ave W, Mansfield, OH 44905, USA, presents a complex picture based on recent resident feedback. While categorized under platforms that might list RV parks, it's important to understand that this is primarily a mobile home community, which may have different regulations and amenities compared to a traditional RV park catering to short-term stays. The following introduction aims to provide an objective overview of Madison City Mobile Home Community based on the available reviews, highlighting both potential advantages and areas of concern.
One of the most significant issues raised in the resident reviews pertains to the infrastructure within the community. Multiple reviews mention the poor condition of the roads. One resident initially described the "roads horrible" and reiterated this concern even after new ownership took over, stating that despite rent increases, the roads were "still not fixing." However, a more recent update from the same reviewer indicates a positive development: "So, the roads have been repaved!!!" This suggests that a significant infrastructure improvement has recently been completed, addressing a major concern raised by residents.
Despite the repaved roads, concerns remain regarding other aspects of the infrastructure, specifically the water costs. One reviewer noted that "the water is Extremely high," indicating a potentially significant utility expense for residents. This is an important factor for prospective residents to consider, as high utility costs can impact the overall affordability of living in the community. The same reviewer also expressed hope that "the water infrastructure will be looked at next," suggesting that this might be an ongoing area of concern for the residents.
In terms of services, the reviews mention that "Garbage is included in lot rent." This is a positive aspect, as it simplifies waste disposal for residents and provides a degree of predictability in their monthly expenses. However, beyond garbage collection, the available reviews do not provide detailed information about other potential services that might be offered within the community, such as laundry facilities, community areas, or maintenance services beyond road repairs.
The management and community rules at Madison City Mobile Home Community have also been a point of contention in the reviews. One reviewer mentioned "New owners and the rent went up still not fixing the roads," a comment made before the road repairs were acknowledged. This suggests that initial experiences with the new management were not entirely positive. The same reviewer also stated, "Added new rules but only applies to certain people," raising concerns about fairness and consistency in the enforcement of community regulations. This perception of uneven application of rules could be a significant drawback for potential residents who value equitable treatment.
Furthermore, the issue of lot maintenance appears to be a source of frustration for some residents. The review states, "They will write you up if you don’t now your lawn but the empty lots can grow to your knees." This apparent disparity in enforcement, where residents are held to a high standard for their own lot maintenance while vacant lots are neglected, could contribute to a sense of unfairness and a decline in the overall aesthetic of the community.
Social dynamics within the community are also briefly touched upon in one of the reviews. The resident expressed disappointment with their neighbors, stating, "They ended up with some just awful neighbors after being there for almost 8 years now." While neighborly relations can fluctuate in any community, this comment highlights the potential for negative interpersonal experiences, which can impact a resident's quality of life.
On a more positive note, the location of Madison City Mobile Home Community is cited as an advantage. One reviewer mentioned its "Great location to 30 and some good restaurants. As well as fuel stations." The proximity to major transportation routes like Route 30 can offer convenience for commuting and accessing regional amenities. The nearby presence of restaurants and fuel stations also adds to the practicality of the location for daily needs.
Regarding rental costs, one review mentions that the rent was raised on the resident's parents "this past year again!!!" and refers to the "high lot rent." This suggests that the cost of living in the community may be a significant factor for residents, particularly those on a fixed income. The reviewer also mentions their parents considering "maybe some senior income type places" due to the high rent and ongoing responsibilities associated with living in the mobile home community.
Promotional information is not included in the provided reviews. It is unknown whether Madison City Mobile Home Community offers any incentives for new residents or has any special rates or offers available. To obtain information about current rental rates, security deposits, or any promotional deals, interested individuals would need to contact the management directly.
In conclusion, Madison City Mobile Home Community in Mansfield, Ohio, presents a mixed picture for potential residents, including those who might be considering it as a long-term option found through searches for "RV parks near me." While the recent repaving of the roads addresses a significant infrastructure concern, issues related to potentially high water costs, perceived inconsistencies in rule enforcement, and concerns about neighborly relations remain. The community's location offers convenience in terms of access to transportation, dining, and essential services. However, the reported high lot rent is a significant factor to consider. For local users exploring their options, it is strongly recommended to contact Madison City Mobile Home Community directly at (567) 398-4400 or +1 567-398-4400 to inquire about current rates, amenities, rules, and to gain a more comprehensive understanding of the living environment before making a decision. Madison City Mobile Home Community Reviews
Roads are horrible. They raised the rent on my parents this past year again!!! The water is Extremely high. Garbage is included in lot rent. But the roads, are just horrendous!!!So, the roads have been repaved!!! Hopefully, the water infrastructure will be looked at next. I am still hoping to get my parents out of there. They ended up with some just awful neighbors after being there for almost 8 years now. And, for as high as the lot rent is and still having responsibilities, they are gonna at least look around at maybe some senior income type places.

Mar 08, 2025 · James SandyThis park is ridiculous. I buy my own trailer, I have 3 dogs. They complained that my dogs were too big. Over the weight limit for the park. And I had too many. The limit is 2. To save me, I got 2 dogs ESA approved just to keep my trailer parked on the lot. But I swear every single mobile home at this place has a dog. Big ones. Some that are considered vicious breeds. I’m pretty damn sure that not all of them are ESA. I want the boss’s number to this place. She’s farting around trying to get us in the system to pay rent, and for that, I’m behind. My Wife has gone down to the office to make a payment and she won’t take it, but has no problem leaving letters on my door trying to evict us. I’ve thought about getting a attorney.
Apr 21, 2024 · Ace PowellDo a rough estimate on rent they collect every month... around 100,000.00 a month and they maintain nothing !!! Roads a terrible!! Never see workers doing anything ever! For what they get you would think they would take some pride , make the place look nice !! Pave the roads , put in sidewalks, and nice light posts at each residence!! Make a playground for the kids! Maybe put in a residents only pool & some basketball courts, for starters!
