Ryanwood Village Introduce
For local users in the Parkersburg, West Virginia area who may be searching for "RV parks near me," it is crucial to understand that Ryanwood Village, situated at 100 Ryanwood Village #165, Parkersburg, WV 26101, USA, is a mobile home park designed for long-term residential living rather than temporary recreational vehicle stays. Mobile home parks serve as communities where individuals and families reside in manufactured homes that they either own or rent on leased land. This introduction aims to provide an objective overview of Ryanwood Village based on the available customer reviews, highlighting both potential advantages and significant drawbacks that prospective residents should carefully consider.
The online feedback regarding Ryanwood Village presents a concerning picture, with multiple reviewers expressing significant dissatisfaction with various aspects of the community. One former resident who lived there for approximately six years noted a consistent decline in upkeep over time, stating, "Kept getting worse and little upkeep was being done each year." This suggests a potential issue with the management's commitment to maintaining the park's infrastructure and overall appearance. A lack of regular maintenance can lead to a deterioration of the living environment and potentially impact the quality of life for residents.
A particularly serious issue raised by the long-term former resident concerns a lake at the front of the park, which reportedly caused mail delivery disruptions. According to the review, this problem remained unresolved for over four years, despite being described as "work in progress." The lack of resolution for such a fundamental service as mail delivery over an extended period is a significant concern and could indicate systemic management issues or a lack of responsiveness to residents' needs.
Furthermore, the former resident cited a rent increase immediately following a flood as a major factor in their decision to leave. This action could be perceived as opportunistic and insensitive to the challenges faced by residents affected by the natural disaster. The reviewer also mentioned that while the rent continued to rise, the condition of the park continued to decline, including issues with "unkempt trees falling on my vehicles." This highlights a potential safety hazard and a lack of attention to basic landscaping and property maintenance, further contributing to a negative living experience.
Another reviewer explicitly cautioned against considering Ryanwood Village as a place to put a trailer, emphasizing the park's history of flooding. They stated, "This is not a motel or an RV park, I personally wouldn’t rent a lot to put a trailer on in this location. It’s flooded many times, and not just the lower end!!" This is a critical piece of information, as repeated flooding can lead to property damage, safety concerns, and overall instability for residents. The fact that flooding reportedly affects not just the lower-lying areas of the park suggests a potentially widespread and recurring problem that prospective residents must be aware of.
Adding to the negative feedback, the same reviewer also mentioned excessive noise during October due to a nearby Halloween attraction, making it undesirable for them to consider living there. While the noise issue might be seasonal, it could significantly impact the quality of life for residents during that time of year. This highlights the importance of considering the surrounding environment and potential external factors that could affect the peace and quiet of the community.
Finally, both the long-term former resident and the second reviewer noted issues with garbage and the overall appearance of the park. The second reviewer stated, "As another reviewer stated, there is ALOT of garbage in the yards. Looks like a dump!" This paints a concerning picture of the park's aesthetic and potentially its sanitation standards. Accumulation of garbage can create an unpleasant living environment, attract pests, and potentially pose health risks. This repeated observation from multiple sources suggests a significant and visible problem within Ryanwood Village.
Based on the consistently negative feedback from these online reviews, prospective residents should approach Ryanwood Village with extreme caution. The issues raised, including lack of upkeep, unresolved mail delivery problems due to flooding, post-flood rent increases coupled with declining park conditions, repeated flooding affecting various parts of the park, seasonal noise disturbances, and significant issues with garbage and overall appearance, paint a concerning picture of the living environment and management of Ryanwood Village.
Given the severity and consistency of these negative reports, it is strongly recommended that local users in Parkersburg who are considering long-term residency at Ryanwood Village conduct thorough and in-person due diligence. This should include:
- Visiting the Park Multiple Times: Observe the overall condition of the park at different times of the day and week. Pay close attention to the upkeep of common areas, roadways, and individual lots. Assess the presence of any standing water or signs of previous flooding.
- Contacting Management with Specific Questions: Directly address the issues raised in the reviews, such as the flooding history, mail delivery problems, maintenance schedules, rent increase policies, noise levels during October, and garbage disposal procedures. Inquire about any measures the management has taken or plans to take to address these concerns.
- Speaking with Current Residents (if possible): Attempt to speak with current residents to gain firsthand perspectives on the living conditions, management responsiveness, and the accuracy of the issues raised in the online reviews. Their direct experiences can provide invaluable insights.
- Investigating Flood History and Zoning Regulations: Research the flood history of the area and any relevant zoning regulations that might impact the mobile home park.
Due to the overwhelmingly negative nature of the available feedback, it is difficult to identify any positive aspects or potential benefits of residing at Ryanwood Village. The reviews primarily highlight significant problems that could severely impact the quality of life for residents. Therefore, prospective residents should weigh these serious concerns heavily in their decision-making process.
No promotional information is available for Ryanwood Village based on the provided data. Given the negative feedback, it is unlikely that the park is actively promoting itself in a positive light through online reviews. Any potential promotions offered by the management should be carefully evaluated in the context of the significant issues raised by former residents.
In conclusion, Ryanwood Village Mobile Home Park in Parkersburg, WV, located at 100 Ryanwood Village #165, appears to be a community facing significant challenges based on the available online customer reviews. Issues such as lack of upkeep, unresolved mail delivery problems due to flooding, questionable rent increase practices, repeated flooding, seasonal noise, and pervasive garbage concerns warrant serious consideration. Local users seeking long-term housing options in Parkersburg are strongly advised to conduct thorough personal investigations and exercise extreme caution before considering residency at Ryanwood Village.

Ryanwood Village Reviews
Lived here for about 6 years. Kept getting worse and little upkeep was being done each year. The lake at the front of the park caused mail to not be delivered. Over 4 years later it's still not fixed, "work in progress", what work? Immediately after a flood rent was raised, that's what made up my mind to leave. Rent kept going up, but the park kept going down including the branches from the unkempt trees falling on my vehicles.
