Saginaw Villas Introduce
If you're searching within the "rv parks near me" category for a longer-term living situation in the Saginaw, Michigan area, Saginaw Villas is a mobile home park that may appear in your search results. While not a traditional RV park catering to short-term stays, mobile home parks often accommodate RVs for extended periods and offer a community environment. Based on recent customer reviews, Saginaw Villas presents a mixed picture with positive developments in community management but potential drawbacks related to accessibility and rental costs. Let's take an objective look at what can be gleaned about its environment, services, and features to help you decide if it aligns with your needs when looking at "rv parks near me" for extended stays.
Regarding the environment, one reviewer praises the efforts of the office manager, Tony, and "the crew" for "turning this place into somewhere to be proud to live in." They describe the park as "nice and quiet" and note that lawns are kept cut, and residents are held accountable for their homes, contributing to a "nice community to live in." This suggests that there is an active effort to maintain and improve the aesthetic and communal environment of Saginaw Villas. However, the second, more detailed review doesn't directly comment on the overall physical environment but focuses on the features within the trailers and the financial aspects of living there. Therefore, we can infer that there are ongoing efforts to create a pleasant community environment, but further specifics about the natural surroundings or overall aesthetic are not detailed in these reviews.
In terms of services and management, the reviews offer contrasting yet informative perspectives. One reviewer commends the current management team for their positive impact on the community, highlighting their efforts in maintaining the park and fostering a sense of accountability among residents. This suggests a proactive and community-oriented management style. However, the second reviewer raises significant concerns. They mention a lack of support for disabled residents, specifically the inability to install necessary bathroom bars or a screen door without the resident incurring all costs and adhering to strict installation/removal policies. This indicates a potentially inflexible approach to accommodating residents with specific needs. Furthermore, this reviewer strongly criticizes the inconsistency of the rent, stating it was "never, ever, ever the same as normal rentals are." They detail a base rent with additional mandatory fees for trash pick-up, resulting in a significantly higher actual monthly cost that fluctuated considerably during their nearly two-year residency. They also mention a substantial late fee and a charge for not maintaining their lawn according to management's schedule, suggesting a potentially strict and costly approach to lease enforcement. Despite these criticisms, this reviewer did acknowledge the "wonderful" design of their trailer for accessibility needs, even though the park didn't assist with modifications.
The features of Saginaw Villas, as gleaned from the reviews, include:
- Efforts Towards Community Improvement: Current management is praised for making it a nicer place to live.
- Quiet Atmosphere: One reviewer describes the park as "nice and quiet."
- Accountability for Home Maintenance: Residents are expected to maintain their properties.
- Potentially Accessible Trailer Designs: One reviewer found their trailer design "wonderful" for their and their disabled son's needs.
- Inflexible Policy on Accessibility Modifications: Residents bear all costs and must adhere to strict rules for installing and removing accessibility features.
- Inconsistent and Potentially High Rent: Base rent is supplemented by mandatory fees, and the total monthly cost reportedly fluctuates significantly.
- Additional Fees: Charges for late rent and failure to maintain lawns as directed.
From a promotional perspective for local users searching "rv parks near me" for a longer-term stay, Saginaw Villas could highlight the positive changes under the current management, emphasizing the creation of a "nice and quiet" community where efforts are made to maintain the park's appearance and encourage resident accountability. For individuals who prioritize a well-maintained community and are looking for a place where management is actively working to improve the living environment, this could be appealing. However, any promotional material would need to be balanced against the concerns raised about the financial aspects and the lack of direct support for accessibility needs. Transparency regarding all fees and policies would be crucial for potential residents.
For local users in the "rv parks near me" category considering Saginaw Villas for an extended stay, it's essential to weigh the positive reports of community improvement against the potential drawbacks related to rental costs and accessibility support. If you are looking for a community where management is actively working to create a positive living environment and a quiet atmosphere is valued, Saginaw Villas might be of interest. However, it is crucial to thoroughly understand the lease terms, including all fees and the potential for rent fluctuations, as well as the park's policies regarding modifications for accessibility needs. The experience of the long-term resident suggests that while the trailer designs might be inherently accessible, the park's policies may not readily accommodate individual modification requests.
Before considering Saginaw Villas as part of your "rv parks near me" search for long-term living, it is strongly recommended to contact the management directly at (989) 759-9433 or +1 989-759-9433. You should inquire specifically about the current rental rates, all applicable fees, the typical range of monthly rent costs, and the policies regarding accessibility modifications to the units or lots. Understanding these aspects will be crucial in determining if Saginaw Villas aligns with your financial situation and any specific accessibility requirements you may have. Visiting the community in person could also provide a better sense of the environment and the overall atmosphere.
In conclusion, Saginaw Villas in Saginaw, MI, offers a seemingly improving community environment under current management, which may appeal to those seeking a quieter residential setting. However, potential residents, especially those with accessibility needs or concerns about predictable rental costs, should carefully investigate the park's policies and fees before making a decision. The contrasting experiences shared in the reviews highlight the importance of thorough due diligence when considering Saginaw Villas as a long-term living option within the "rv parks near me" category.

Saginaw Villas Reviews
The office manager and Tony and "the crew", have done a wonderful job turning this place into somewhere to be proud to live in. The park is nice and quiet. They have kept lawns cut and make the residents be accountable for their home. It has become a nice community to live in because of them. Keep up the great work. Although it may not feel like it sometimes, your hard work and dedication have help change our park. Keep up the good work.
Aug 04, 2023 · Kim NichollsI have lived in this place for almost 2 years. The design of the trailer was wonderful, for my son, who is disabled and myself, i'm handicap, but there was nothing in the trailer, like bathroom bars, to assist getting in and out of the tubs, which I was fearful of falling, and my son did fall, and when I finally did ask about bar, they told me they couldn't,was against their policy, but I could do it, buy the part, and pay to have someone, professional that had to be approved by them, to put one in, and then remove it when I left. Same if I wanted a screen door, some had a screen door, and some didn't,and if you wanted one, you could buy one, pay professional to put it on and remove it when you leave, just had to make sure there was no damage to any of the walls, cause you would get charge for that too. One thing I did do is take pictures of things that weren't correct, like holes in the wall, planks coming off the floor, ECT!.BUT! MY main reason for giving a low score is the rent is never, ever, ever the same as normal rentals are. I never would know what my rent would be from one month to the next. So if you are interested in living here, make sure you read your lease, that would be in your best interest. Let's just say rent was $799 base, but then they add all their fees, trash pick, equaling out to about another $40. My first month of rent was $830, but for the rest of my time spent here has been in the range of $900 to at least $1,100.00, and if you are late, there is another $300 they add on. If you don't cut your grass when they want you to, they add another $50 dollar to your account. So suggest you have a lawnmower, or someone to take care of your lawn. If your really up in age and are disabled or handicap, this would not be the place, cause they do nothing to assist disabled people. Sorry this is so long, but I wanted to give a detailed review. The place already has a 2.9 review, which is low, but your not being told why. It's ok, I guess to live, but

Oct 22, 2024 · Kynneisha PattersonBeen here just over a couple of weeks and have nothing but good things to say. We got a great rate and promo when moving in and the trailer was met at all standards. The 2 ladies running the office, Rachel and Katie, are great! The maintenance man, Tony, is great as well. Keep up the great work!!
Dec 04, 2022 · Jenny WaitesThey do everything backwards in this park. They need to prep the lots before putting the houses on them that means cutting the trees down check on the sewer and water lines then put the house on and do sidewalks and steps. They put the house on the lot then check the sewer then cut trees
