Sand Creek Introduce
Sand Creek Mobile Home Park is located at 2627 S Lamb Blvd in Las Vegas, Nevada. For individuals searching for 'RV parks near me' with potential long-term residency in mind, it is critical to thoroughly examine available information about any prospective community. In the case of Sand Creek Mobile Home Park, the online reviews paint a concerning picture, indicating significant challenges and dissatisfaction among residents.
One detailed review from a former employee or associate paints a grim picture of the community and its management. They describe the company as "a mess" and state that the community is in need of "serious work." Specific environmental issues are mentioned, including a pigeon infestation in the roof and clubhouse chimney, as well as an unpleasant odor in the office. These details suggest a lack of attention to basic maintenance and upkeep of the community's facilities.
The reviewer further reports encountering homeless individuals causing damage and stealing HVAC systems while they were tasked with inspecting homes. This raises serious concerns about the security and safety of the residents and the property within Sand Creek Mobile Home Park. The feeling of unsafety among elderly residents in the 55+ community is also highlighted, indicating a vulnerable population living in potentially precarious conditions.
Adding to the negative assessment, the review mentions the difficulty of selling homes within the park due to the high lot rent, reportedly near $1,000. This high cost of living, coupled with the described issues, makes it an unattractive prospect for potential buyers. The reviewer also points out alleged mismanagement by the company, stating that they lacked the proper license for sales for five months, hindering their ability to do their job. Furthermore, they claim that the company's financial strategy involves raising prices to cover penalties for unsold homes, rather than focusing on sound financial management. This paints a picture of a company more concerned with recouping losses through increased fees on residents than addressing the underlying problems within the community.
Another extensive review from a resident of five years corroborates many of these issues and provides further distressing details. This resident recounts a substantial increase in space rent, from $540 to $940 per month, in addition to rises in water and garbage fees. As seniors expecting a senior living environment, they express significant disappointment and frustration with the numerous problems they have encountered.
The resident echoes the concerns about homelessness and crime, reporting instances of homeless individuals within the park, package theft, and break-ins. They also describe frequent disruptions in essential utilities, with water and power often being shut off, sometimes without prior or accurate notification. A particularly concerning anecdote involves a neighbor ill with cancer who was without water, requiring assistance from the reviewing resident.
The review also touches on the park's amenities, such as a "golf course" which is described sarcastically, with sand from under artificial turf running into the streets. The "courts" (likely for recreational activities) are deemed not useful for the seniors. Furthermore, the resident reports issues with speeding drivers, allegedly younger individuals who have moved into the community, turning the streets into a "raceway" with loud vehicles. They recount near-misses with speeding drivers while walking and even an incident of a vehicle driving on the wrong side of the road.
The resident also alleges that the park is renting out new, unfilled homes to multiple families in single units, potentially contributing to overcrowding and parking problems, with cars parked along the streets despite it being disallowed. The overarching sentiment of this review is that the management, driven by corporate greed, is pushing out long-term senior residents through unsustainable rent increases, forcing them to seek side jobs to afford to stay. The resident believes that the high lot rent is not justified by the quality of the community and its numerous problems.
Both reviews, while from different perspectives (former employee/associate and current resident), converge on several critical issues: mismanagement, safety concerns (including homelessness and crime), a deteriorating environment, and significant financial strain on residents due to rising lot rents. These are not isolated incidents but rather consistent themes of dissatisfaction and concern.
Considering the category of 'RV parks near me,' Sand Creek Mobile Home Park, based on this information, would likely not be a desirable option for RVers seeking a safe, well-maintained, and stable environment, especially for any longer-term stays. The reported issues with safety, management, and the overall community environment suggest a problematic living situation.
The address on South Lamb Boulevard places the park within Las Vegas, but the internal environment and the immediate surroundings as described by the reviewers indicate significant challenges that outweigh any potential locational advantages. The lack of positive feedback and the detailed accounts of negative experiences should serve as serious warnings.
Information regarding typical RV park amenities (hookups, facilities) is not the focus of these reviews, but the overall negative portrayal of the park suggests that even basic amenities might be compromised or overshadowed by the larger issues of safety and management.
There is no promotional information available, which is unsurprising given the overwhelmingly negative feedback. It is highly unlikely that the park would be actively promoting itself in light of these resident experiences.
In conclusion, Sand Creek Mobile Home Park in Las Vegas appears to be facing severe challenges related to management, safety, maintenance, and affordability. The consistent negative feedback from both a former insider and a long-term resident paints a concerning picture of the community. For local users searching for 'RV parks near me' or long-term living options, Sand Creek Mobile Home Park, based on the available information, is not recommended and warrants extreme caution. Prospective individuals should look elsewhere for a more stable and secure living environment.

Sand Creek Reviews
This company is a mess. The community needs serious work—pigeons live in the roof and clubhouse chimney, and the place office smells awful majority of the time. I was tasked with inspecting homes, only to find homeless people causing damage and stealing HVAC systems. Elderly residents in the 55+ community feel unsafe, and sales are impossible with lot rent near $1,000. I couldn't sell for five months because the company lacked the proper license. Despite decent commission, the company focuses on raising prices to cover penalties for unsold homes instead of managing their finances. It's laughable.
Apr 07, 2025 · E QWe Bought this place five years ago and the space rent went from $540 a month to $940 + water that was also raised up and garbage was raised up. We are seniors and expected a senior living. Nothing but issues here. Homeless, stealing packages, breaking in.... water and power is always turning off all the time I am getting that text your water will be shut off after it’s been shut off .. I had to come home from work to help a neighbor as they are ill with cancer that needed water as I gave them my five gallon. Oh there golf course lol the sand they put under the fake is running into the streets. The courts are not useful for the seniors. All The new stop signs were run over probably by All the young people that moved in as they speed threw the streets with their race cars and motorbikes like it’s a raceway. Always revving the engines you could hear him from around the corner… My timer calculated and recorded one going down the street going 60over the bumps. We were driven one time making a right hand turn leaving the community and was almost hit head on with someone driven on the wrong side of the road in the turn. Also we are afraid to walk as three times we almost gotten ran over from speeding drivers. They can not afford to fill the new homes so they rent them out with multiple families in one home . People park their cars all along the streets Which parking and street is not allowed. We feel they are pushing all the seniors out of this community, forcing them to move by the race of these prices as Social Security is less than their income And most of us have to get a side job Just to make rent and put food on our tables. I know it has nothing to do with the new Management as that is always Rotating people leaving their jobs and quitting .. As we all know, this is all corporate way And not caring about the people that live here. All they Want is their money because they are greedy. The homes here are not worth the lot rent.. I can see if they made security gates in and out and made this upper class and made it a lot nicer raised the rent, but this is not worth a lot rent price with all the problems we have here. This is all about greed with corporation and all the people in this area need to come together and fight this raise in rent of greed. But most of the people here the seniors are too old and weak or sick to do this. Hopefully someone out there sees this message and will come here and help the seniors here and be a voice and stand up to this greedy corporation.

Dec 27, 2024 · Hippy HollyLot rent is crazy.homeless and drug addicts are constant.break ins are a constant.how are seniors spose to defend themselves.no security or security gates.with the high lot rent gates should be a must for everyone's safety.residents have been super friendly for the most part.i would love to walk my dogs but don't feel like it's safe.i moved here cuz a friends grandmother passed and got a great price on my home.i have to have a roommate to be able to afford to live here.i now feel a apt would have been cheaper.there should be stricter laws about what lot rent should be and have to provide proof of what each lot cost to run ECT.same with hoas.you see more and more seniors homeless.
