Sandwood Mobile Home Park Introduce
For individuals seeking "RV parks near me" that may offer a more permanent living arrangement, Sandwood Mobile Home Park, located at 1515 Busbee Rd, Gaston, SC 29053, USA, presents itself as a residential option to consider. While categorized under platforms that might list short-term RV parks, mobile home parks like Sandwood typically cater to longer-term residents, potentially including those living in mobile homes or RVs on a permanent or extended basis. This introduction aims to provide an objective overview of the park based on the limited customer feedback available online.
The environment of Sandwood Mobile Home Park, based on the sparse review data, offers a mixed perspective. One prospective resident had a highly positive initial interaction, stating that "Jerneal the property manager has been great! She's been so kind and helped me every step of the way. Made the whole process quick and easy. Highly recommend." This suggests that at least one member of the management team is perceived as helpful, kind, and efficient, potentially contributing to a positive initial impression of the community and the administrative processes involved in becoming a resident. This could indicate a well-managed park with staff dedicated to assisting new residents.
However, a contrasting review presents a significantly different experience with the landlord, who is described as "rude and has no hospitality." This individual's attempt to inquire about a mobile home was met with what they perceived as a "smart attitude," leading them to conclude they "Wouldn’t want to deal with her as a landlord for sure." This negative feedback raises concerns about the consistency of management interactions and the overall hospitality experienced by potential residents. It highlights the importance of individual interactions with park management in forming an opinion about the community.
Given the limited nature of the reviews, it is challenging to definitively describe the full range of services and features offered at Sandwood Mobile Home Park. Typically, mobile home parks that also accommodate RVs for long-term stays provide essential utilities and infrastructure. These might include:
- Individual lots for mobile homes and/or RVs.
- Utility hookups such as water, electricity, and sewer connections.
- Roads and pathways within the park for access.
- Basic maintenance of common areas.
Depending on the park, additional amenities could potentially include laundry facilities, communal spaces, or designated parking areas, but there is no information available in the provided reviews to confirm these for Sandwood Mobile Home Park. Prospective residents should directly inquire with the park management about the specific services and amenities offered.
The features of Sandwood Mobile Home Park are also difficult to ascertain definitively based on the conflicting reviews. The positive review emphasizes the helpfulness and efficiency of the property manager, Jerneal, which could be considered a significant feature for those who value smooth administrative processes and a supportive point of contact. This suggests that at least some aspects of the management are geared towards facilitating a positive experience for new residents. The negative review, however, implies a potential lack of hospitality from at least one landlord, which could be a deterrent for individuals prioritizing positive and respectful interactions with park management.
The fact that the park is listed under "RV parks near me" suggests it may accommodate RVs for long-term living in addition to mobile homes. This could be a feature appealing to those who prefer the RV lifestyle but are looking for a more stable and community-oriented setting than a short-term campground. The location in Gaston, South Carolina, might also be considered a feature, offering proximity to local amenities, services, and attractions in the surrounding area, although the specific benefits of this location are not detailed in the reviews.
Currently, there is no information regarding any promotional offers or specific details about the park's environment, such as landscaping, community facilities, or rules and regulations. Individuals interested in potentially residing at Sandwood Mobile Home Park would need to contact the management directly to inquire about lot availability, rental rates, lease terms, and any specific policies of the park. It would also be prudent to ask about the roles and responsibilities of different members of the management team to understand who they would be interacting with on an ongoing basis.
In conclusion, Sandwood Mobile Home Park in Gaston, SC, presents a mixed picture based on the limited online reviews. While one prospective resident reported a positive and helpful experience with the property manager, another had a negative interaction with the landlord, citing rudeness and a lack of hospitality. These contrasting experiences highlight the importance of direct communication with the park management for anyone considering residency. Information regarding the park's environment, specific services, features beyond management interactions, and any promotional offers is currently unavailable in the provided data. Therefore, local users interested in long-term residency options under the category of "RV parks near me" should contact Sandwood Mobile Home Park directly at (803) 302-8847 or +1 803-302-8847 to obtain comprehensive and up-to-date information to make an informed decision.

Mar 25, 2025 · Amber WaltzLandlord is rude and has no hospitality. I called to inquire on a mobile home and tried to ask questions any person would looking to move into a home and she had a smart attitude the whole time . Wouldn’t want to deal with her as a landlord for sure .
Mar 12, 2025 · Ty ScipioLived here 3 years. First year was great. Then new ownership and management took over. We could not keep a landlord or park manager on site. We had a different manager every 3 months it seems. When we do have one, they never, ever in office. We have maintenance problems and would call. No one in office to answer the phone. Leave a message, no returns. Leave emails, no response. The general manager never knew when the park manager would quit until the deposit stop then she shows up. No maintenance guy on site for the longest. My house almost burned down because of bad electrical. There is more but it will take to long. Needless to say worse experience in my life. Then had the nerve to go up on the rent. Not recommending this place to no one. The only reason why i even gave it a star is because it is the only way it can get to comment is to rank it. They don't even deserve one star. In spite of how it went down, I'm glad me and my kids are out.
Jun 26, 2018 · Conrad WilsonProperty manager was extremely nice and helpful. Can't wait to move in. I originally posted this when hopeful to move in . This was in April. A waste of application fees due to maintenance not being able to fix homes for move in. Save your money for application n just don't apply. You will walk away feeling robbed. The fees are non-refundable Even though the park is not adequately staffed
Dec 16, 2021 · Alacia HarleyLooking forward to moving OUT of this property. I was rented a trailer that was not renovated properly , now my home is literally falling apart and I was denied a transfer to another property. I was told nothing was available to me only to see weeks later others were rented to other families. With all the repairs that need to be addressed at once I am simply not happy.I do not recommend moving here . Welcoming all suggestions for places to rent in the area .
