The available customer reviews for Shady Park MHC raise significant concerns about the condition and environment of the community. One particularly critical review describes the park as "so run down," noting the presence of "trailers with no one living in them, abandoned if you will, with the windows broken out." This suggests a lack of maintenance and potentially a high number of unoccupied and dilapidated properties within the park, which can negatively impact the overall aesthetic and atmosphere of the community.
The reviewer further states that upon visiting to inquire about a trailer for their daughter, they were so unimpressed that they "wouldn't even put a cockroach inside this place." This strong negative sentiment is a serious indicator of potentially poor living conditions. The reviewer also mentions a pervasive "trashy smell" while walking around the park, even on a cold day with a temperature of 14° Fahrenheit. This observation suggests potential issues with waste management or general cleanliness within the community.
Another review echoes a negative initial impression, describing it as "a Shady looking trailer park." While this reviewer admits they don't know much about it firsthand because they don't live there, they mention having family within the park who "does not complain." This offers a slight contrast to the strongly negative first review, suggesting that the living experience might vary for different residents. The second reviewer also expresses a general assumption that "the people there are nice people," which speaks to the social aspect of the community, although it doesn't address the physical conditions.
Given the information from these limited reviews, the overall picture of Shady Park MHC is concerning, particularly regarding the upkeep of the properties and the general environment. The presence of abandoned and dilapidated trailers, a reported trashy smell, and a "shady looking" initial impression are all significant red flags for potential residents, including those seeking long-term RV accommodations within the "RV parks near me" category.
For individuals considering Shady Park MHC for a long-term stay with an RV, it is crucial to approach with extreme caution and to conduct thorough due diligence. Key questions to ask the management include:
- What is the current occupancy rate of the park? What is being done to address the issue of abandoned and dilapidated trailers?
- What are the maintenance and upkeep standards for the community, including the management of trash and the general cleanliness of the grounds?
- What security measures are in place within the park?
- Are there designated RV lots available? What are the sizes and amenities of these lots (e.g., utility hook-ups)?
- What are the lease terms and monthly rates for RV spaces?
- What amenities are available to residents, such as laundry facilities or recreational areas?
- What are the community rules and regulations, particularly those concerning the maintenance and appearance of individual lots?
Napoleon, Michigan, is a small village, and living at Shady Park MHC would likely offer a more rural setting. However, the potentially poor conditions described in the reviews could significantly detract from any benefits of the location. The stark contrast between the highly negative first-hand account and the more neutral second-hand observation underscores the need for prospective residents to form their own informed opinion based on current information and potentially a visit to the property.
When comparing Shady Park MHC to other options in the "RV parks near me" category, the reported issues with abandoned properties, cleanliness, and overall appearance should be carefully weighed against any potential advantages, such as affordability or location. The strong negative sentiment expressed by one reviewer should not be dismissed lightly and warrants thorough investigation.
In conclusion, Shady Park MHC in Napoleon, MI, appears to be a mobile home park with significant concerns regarding its upkeep and environment, including abandoned properties and potential cleanliness issues. While one reviewer with family in the park does not report complaints, another provides a very negative first-hand account. For individuals searching within the "RV parks near me" category, it is crucial to contact the management at (517) 764-0259 or +1 517-764-0259 to seek detailed information and clarification on the current conditions of the park, as well as to inquire about RV accommodations, lease terms, and community policies. A personal visit to the property is strongly recommended to assess whether Shady Park MHC meets the basic standards for long-term living.

Shady Park MHC Reviews
This place is so run down. You have trailers with no one living in them, abandoned if you will. With the windows broken out. Went in looking to see about a trailer for my daughter. I wouldn't even put a cockroach inside this place. Walking around you can smell nothing but a trashy smell. On a day where it was 14° out. I think not
Jan 15, 2025 · Sarah CarterIt's a Shady looking trailer park. Although, the family we have there does not complain. I don't really know much about it in truth. I am sure the people there are nice people
Jun 16, 2022 · Eric JohnsonI know a family member that lives there and I find it strange that there is no extra parking for guests
