Simmeron Park Introduce
Simmeron Park, located at 2225 Harry Arnold Rd, Monroe, GA 30655, USA, is a mobile home park that caters to long-term residential living. For individuals searching within the 'RV parks near me' category who are considering a manufactured home community, Simmeron Park presents a mixed picture based on available online reviews. It's crucial for prospective residents to carefully consider these experiences to make an informed decision.
One resident shared a highly positive experience, stating, "Beautiful, clean, great people...they have made sure that I felt at home since day 1...Larry is a wonderful, sweet, helpful, positive man! I will be here for a long while!" This review paints a picture of a welcoming community with a positive atmosphere, highlighting the helpfulness and kindness of an individual named Larry, possibly the owner or a staff member. The mention of "beautiful" and "clean" suggests that some residents find the environment aesthetically pleasing and well-maintained.
However, another detailed and critical review presents significant concerns about living conditions and management practices at Simmeron Park. This resident described the community as "roach infested" and strongly advised future tenants to "KEEP EVERY SINGLE RECEIPT TO PROVE THAT YOU PAID!!!" due to alleged issues with rent payment tracking and accusations of late payments. The reviewer claimed that receipts were not consistently provided, leading to disputes about payment history.
Furthermore, this review highlighted a "constantly having to treat for roaches," indicating a persistent pest problem within the park. The resident also mentioned a strict policy against motorcycles, even for transportation to and from work, while alleging that management members were exempt from this rule. This perceived inconsistency in rule enforcement raises concerns about fairness and equity within the community.
The negative review also described unpleasant environmental conditions, stating, "Have to smell sewage every time you step outside." This is a serious concern that could significantly impact the quality of life for residents. Additionally, the reviewer alleged harassment regarding visitors and cookouts, suggesting restrictive and potentially unreasonable community rules.
Another point of contention was related to property modifications. The resident reported being told they could not have plants or decorations on a porch they personally built for their camper at a cost of $600. Subsequently, they were allegedly informed that this porch would have to remain if they moved, which the reviewer found unacceptable.
The critical review did note a positive interaction with the owner ("Never had a problem with the owner himself"), but heavily criticized the management, describing them as "ridiculous and clueless." This suggests a potential disconnect between the owner's intentions and the actions of those managing the day-to-day operations of Simmeron Park.
Considering these contrasting reviews, it is challenging to form a definitive picture of Simmeron Park. The positive review indicates a welcoming atmosphere and a helpful individual, while the negative review raises serious concerns about pest control, management practices, rule enforcement, environmental issues, and restrictions on personal property. It is possible that the experiences of residents vary, or that changes in management or park conditions have occurred over time.
For individuals within the 'RV parks near me' search who are considering Simmeron Park for long-term living, it is strongly recommended to conduct thorough due diligence. This should include:
- Contacting the park management directly at (770) 267-5814 or +1 770-267-5814 to inquire about current conditions, pest control measures, rent payment procedures, community rules (including pet and vehicle policies), and any restrictions on property modifications or visitors.
- Visiting the park in person to assess the cleanliness, maintenance, and overall environment. Pay attention to any noticeable odors or signs of pest issues.
- If possible, speaking with current residents to gain a broader understanding of their experiences and perspectives on living in Simmeron Park.
Given the serious allegations in the negative review, prospective residents should be particularly diligent in seeking clarification and assurances regarding these issues. Questions about pest control protocols, rent payment and receipt procedures, community rules and their consistent enforcement, and policies regarding property modifications should be addressed directly with the management.
It is important to note that online reviews can be subjective and may not always reflect the current state of a community. However, the significant concerns raised in the detailed negative review warrant careful consideration and thorough investigation by anyone considering residing at Simmeron Park.
In conclusion, Simmeron Park in Monroe, GA, has received both positive feedback regarding its welcoming atmosphere and helpfulness, as well as significant criticism concerning pest issues, management practices, and community rules. For those searching within the 'RV parks near me' category for a long-term residential option, Simmeron Park requires careful evaluation, direct communication with management, and ideally, a personal visit to assess whether it meets their individual needs and expectations. The contrasting experiences highlight the importance of thorough research before making a decision about living in this community.

Feb 15, 2022 · Katrina BoundsOh where do I begin?? If you decide to move in this roach infested place be aware of a few things. Make sure that when you pay your rent..KEEP EVERY SINGLE RECEIPT TO PROVE THAT YOU PAID!!!They will constantly harass you saying that you are late on your rent. They do not give receipts for months at a time and then come up saying you never paid!!! Constantly having to treat for roaches…losing battle!! Also was told No Motorcycles or you will be asked to move…no matter what! Cannot even have it if it is transportation to and from work, however supposedly management can have them to ride around the park although they live here as well. Should have to follow the same rules!! Have to smell sewage every time you step outside. Cannot have any visitors or cookout without being harassed. Also allow a drunk resident to constantly drive through the park multiple times a day. Told that we could not have any plants or decorations on OUR porch, which we bought material and built for our camper. Then was told that if we moved, the porch that we paid $600 for and built ourselves had to stay here…WTF? Not happening!! Never had a problem with the owner himself, but the people managing this place are ridiculous and clueless. So glad to be out of this place!!!

Aug 23, 2023 · Samuel EganWhat a joke this place is. Hired my boyfriend to paint a trailer and he worked on it for a week maybe till Mr. Sims maintenance guy came back from vacation. Then the owner came and took him off the job. No explanation as to why. The management there is worthless like Larry sweet at first but lies and is sneaky and his wife is a bulldog so don't go to fast right out the driveway she'll throw her weight around to impress the manager wanna be. I wouldn't tell anyone to stay in this rv park. You'll be watched like a hawk and given a note from the secretary to not disrespect the employees but they can disrespect the tenants. If it's dark you must stay inside. Mr. Sims you need to get rid of the management you have working for you. They are seriously job scared.
Feb 03, 2023 · trisha tuggleThe mobile homes are very nice and have been very well up kept. No pets.😖 Unfortunately. It's a mobile home/RV park. It has a basketball court for kids. A pond to walk around. NO FISHING in Pond. No kids allowed in RV lots. Trash and Water is included with you're rent. But you get charged by how many 1000 gallons you use. No drama. Nice friendly neighbors. No Loud Music. No Dirt bikes, 4 Wheelers, or Go-Karts. Rents due the 1st of every month. And you're Water is due on the 5th. After either one is a late fee. So make sure you're not late!
