South Park Manufactured Home Community Introduce
For those searching for "RV parks near me" in the Finleyville, Pennsylvania area, South Park Manufactured Home Community, located at 120 Hidden Valley Dr, Finleyville, PA 15332, USA, warrants careful consideration. While traditionally a manufactured home community, it may offer options for long-term RV parking. However, recent customer reviews paint a concerning picture of the community environment and management practices following its acquisition by a large corporation. This introduction aims to provide local users with an objective overview based on the available online feedback, highlighting potential issues that RV owners should be aware of before considering this location.
Several reviewers express significant dissatisfaction with the current management of South Park Manufactured Home Community. A primary concern revolves around a severe hoarding situation that was allegedly ignored by management for years, culminating in a house fire. This incident reportedly put neighboring homes and residents' health at risk due to smoke and debris. Following the fire, the same management purportedly issued mass write-ups to homeowners for needing to clean the exteriors of their homes, which had been affected by the fire itself. This sequence of events has led to accusations of negligence and a lack of accountability on the part of the management.
The sentiment expressed by one reviewer, "I wish I lived here before the place went corporate," suggests a significant decline in the quality of life and management since the park was sold to a large corporation. This individual mentions hearing from other long-term residents that "things were much better before someone thought gentrifying a trailer park was a million-dollar idea." This implies that the corporate acquisition may have led to changes that are not viewed favorably by some residents, potentially impacting the overall community atmosphere and management responsiveness.
Another particularly concerning issue raised by a resident is related to the park's policies regarding stray animals. The lease reportedly contains a clause threatening eviction for residents who feed stray cats, despite an acknowledged "stray cat problem" within the community. This policy is contrasted sharply with the alleged inaction regarding the hoarding situation that led to a fire, highlighting what some residents perceive as a misprioritization of concerns by the management. This discrepancy raises questions about the overall management priorities and their approach to resident well-being and safety.
A significant point of contention among residents is the increasing lot rent. One reviewer states that they are paying "nearly twice the lot rent that the woman I bought my home from paid." This indicates a substantial increase in fees over time, particularly since the corporate takeover. Another update from a reviewer in 2025 mentions that the rent for new residents is around $700 per month, which is considered high for the area, with fears of further increases. Additionally, residents are reportedly paying a flat rate for sewer, which is believed to be set by the township and is also considered high. This escalating cost of living within the community is a major concern for many residents and could be a significant factor for RV owners considering long-term stays.
The strong recommendation from one long-term resident to "Just buy your own land. I wish I had" serves as a stark warning. This individual's regret underscores the level of dissatisfaction and the perceived negative changes within the community since the corporate acquisition. It suggests that the benefits of living in South Park Manufactured Home Community may no longer outweigh the drawbacks for some residents.
It is crucial to note that one reviewer explicitly mentions that "most of the glowing reviews are before the park was sold to a large corporation." This highlights a potential disconnect between older, positive feedback and the current experiences of residents under the new management. Therefore, any older positive reviews should be viewed with caution, as they may not accurately reflect the present conditions at South Park Manufactured Home Community.
Considering these numerous negative reviews focusing on management issues, safety concerns related to neglected property conditions, restrictive policies regarding stray animals, and significant increases in lot rent following a corporate acquisition, potential RV owners seeking "RV parks near me" in Finleyville, PA, should approach South Park Manufactured Home Community with extreme caution. While it is located in a seemingly pleasant area, the reported issues raise serious questions about the quality of management, the community environment, and the overall value proposition.
Due to the overwhelmingly negative recent feedback, it is strongly recommended that anyone considering South Park Manufactured Home Community for RV parking contact the management at (724) 348-7837 or +1 724-348-7837 with a comprehensive list of questions and concerns based on the issues raised in these reviews. Inquiring about current RV lot rental rates, policies regarding lot maintenance and safety, pet policies (especially concerning stray animals), and any planned future rent increases would be essential. Furthermore, a visit to the property at 120 Hidden Valley Dr, Finleyville, PA 15332, USA, for a thorough inspection of the grounds and facilities is highly advised. If possible, attempting to speak with current residents (perhaps those encountered outside the management's presence) could provide a more unbiased perspective on the current living conditions and management practices within the community.
In conclusion, while South Park Manufactured Home Community may be listed as a potential option for "RV parks near me" in Finleyville, PA, the recent online reviews present a concerning picture of mismanagement, safety issues, restrictive policies, and escalating costs following a corporate takeover. Potential RV residents are strongly urged to conduct thorough due diligence, ask pointed questions of the management, and ideally speak with current residents before making any decisions about residing in this community. The feedback suggests that there may be significant drawbacks that outweigh any potential benefits of this location.

South Park Manufactured Home Community Reviews
Enough is enough. I've been very patient and understanding up til now, but I am officially furious beyond belief.Management ignored a severe hoarding situation for years, and that home finally caught fire, putting other residents homes - and health (due to the smoke) - at risk. Then they had the nerve to send someone down to issue a mass write-up to many homeowners for needing to clean the exteriors of their homes. You know, the same homes that had just recently been doused in smoke/soot/debris as a direct result of this fire. Which could have been AVOIDED if something was done sooner to address the unsafe home.I wish I lived here before the place went corporate; I hear from others living here that things were much better before someone thought gentrifying a trailer park was a million-dollar idea.Residents are threatened with eviction in the park lease if they so much as feed a stray cat (if you didn't know, there's a stray cat problem here - no points for guessing why). But you can turn your home into a biohazard tinderbox, and I guess nothing will be done. Remind me again why I'm paying nearly twice the lot rent that the woman I bought my home from paid?Just buy your own land. I wish I had.
Aug 27, 2024 · E. CharlesFirst, let me mention that most of the glowing reviews are before the park was sold to a large corporation. It is a nice park and it was affordable then. Yes the rent is going up and in fact for this area it is high and I am afraid it is going up again soon. I am at my limit now so don't know what I can do. Part of it is also that we are paying a flat rate for sewer, which I believe is the township and it is high. .UPDATE: rent when coming in is like $700 month. 2025
Mar 17, 2025 · Nancy GoodenowRaised my rent in the middle of my rental term (it started in JUNE) on New Year’s Day, with no notice or warning. They made no attempt to contact me. This is happening after they had already DOUBLED the lot rent for our home right when we purchased the house, so we pay twice what the previous owner paid in the same year. Do NOT move here. Needless to say I will be seeking legal counsel. (Did you know there’s a class action suit in progress against RHP properties for precisely this reason? Might wanna look into it if you live here.)
Jan 01, 2025 · VI don't know what is wrong with the management @ this place exactly. I have left messages & have emailed multiple times. They have ignored my interest in purchasing there & I don't understand this. If they have a personal issue with me, I wish I knew what it could possibly be. I have never quite dealt with anything like this not ever. I am a Retired Nurse & have sufficient Income & Down Payment so I can't for the Life of me imagine what their problem is with me & it's frustrating. I do know that South Park Manufactured Home Community was Sold in the past couple of years to new owners & they don't seem to want to be bothered. After reading this review "Barb" from South Park Manufactured Home Community reached out to me with a phone call & while talking to her she disclosed that the Lot Rent for ALL Homes is $481 per month which only includes Trash. This is just more of the same from these people! I don't believe Lot Rent is $481 per month & if it is then it's pure Insanity!! Go anywhere else!!! I can't imagine what they are trying to do here, but for the cost of a Home, Plus ALL Utilities & on top of that $481 per month for Lot Rent I can live almost anywhere else, but Washington County!!!! Short of a Crime, this is ABSOLUTELY RIDICULOUS!!!!!
Apr 11, 2022 · Marilyn S.I have lived in the park for almost 9 years, love it! Thw owners Ron & Cheryl are awesome people. Quiet neighborhood, beautiful grounds & the park is very well kept!
