Washington Estates Manufactured Home Community Introduce
Are you searching for "RV parks near me" in the Washington, Pennsylvania area? Washington Estates Manufactured Home Community, located at 1000 Henderson Ave, Washington, PA 15301, is primarily a manufactured home community but may also offer opportunities for long-term RV living. You can contact them at (724) 229-1400 or +1 724-229-1400 to inquire about their policies and availability for RVs.
Based on the available customer reviews, Washington Estates Manufactured Home Community presents a mixed but potentially appealing environment for those seeking a long-term community setting. Several reviewers highlight the positive aspects of the community and its residents. One review mentions "Wonderful people and a great community," suggesting a friendly and supportive atmosphere among the residents. This can be a significant draw for individuals or families looking for a sense of belonging in their long-term living situation, whether in a manufactured home or an RV.
Another reviewer echoes this sentiment, stating that it's "Perfect for a starting home!" This implies that the community is welcoming to newcomers and provides a stable and suitable environment for establishing a long-term residence. While this comment is specifically about manufactured homes, the underlying positive community aspect could extend to RV residents as well.
Regarding housing options, one reviewer provides insights into the availability of trailers within the community. They note that trailers available for rent are typically "somewhat new," which could be an attractive option for those not looking to purchase immediately. For those interested in buying, the reviewer mentions that for-sale trailers are generally "2+ years old," but a notable advantage is the opportunity to make the first offer. This suggests a transparent process for purchasing homes within the community, which could be relevant if you are considering transitioning from RV living to purchasing a manufactured home in the future.
However, it's important to consider potential drawbacks mentioned in the reviews. One reviewer points out that "Lots of residents do have loud motorcycles," which could be a concern for individuals sensitive to noise. While they otherwise state "not much to complain about," the motorcycle noise is a factor to be aware of, especially if you value a quiet living environment.
Another reviewer highlights a potential challenge related to the financial aspect of purchasing a home within the community, mentioning that "Hardest part to the process is the Triade application for the mortgage. Depending on your underwriter." This suggests that the financing process for purchasing a manufactured home in Washington Estates might involve a specific company (Triade) and could be subject to the complexities of mortgage underwriting.
On a more serious note, one highly critical review expresses extreme dissatisfaction with the company and management. This reviewer details a year-long unresolved drainage issue outside their home on Castle Road, which they claim has led to stagnant water, foundation sinking, and subsequent home damage. They also allege a complete lack of communication from management, with phone calls and emails being ignored. This reviewer strongly recommends looking elsewhere to live, citing concerns about being "surrounded by junkies and standing water."
This starkly negative account raises significant concerns about the responsiveness and effectiveness of the community's management in addressing maintenance issues and ensuring a safe and habitable environment. The allegations of ignored communication and unresolved problems over an extended period are serious and should be carefully considered by anyone contemplating living in Washington Estates, including long-term RV residents.
For local users searching for "RV parks near me" and considering Washington Estates Manufactured Home Community for a long-term stay, it is crucial to weigh the positive feedback about the community against the potential negatives regarding noise and, more importantly, the serious allegations of mismanagement and neglect. While the community might offer a welcoming social environment, the unresolved drainage issues and lack of communication reported by one resident are significant red flags.
Given the mixed reviews and the lack of specific information about RV accommodations, it is strongly recommended that anyone considering Washington Estates for long-term RV living take the following steps:
- Contact the park management directly: Inquire specifically about their policies and provisions for long-term RV stays. Ask detailed questions about the availability of RV lots, utility hookups (water, sewer, electricity), lease terms, and any specific rules or regulations for RV residents.
- Inquire about amenities for RV campers: Determine if there are any specific amenities provided for RV guests, such as laundry facilities, restrooms, or common areas.
- Ask about maintenance procedures: Understand how maintenance requests are handled for RV lots and common areas, and what responsibilities fall to the residents. Specifically inquire about drainage and infrastructure maintenance.
- Visit the park in person: Schedule a visit to inspect the community and any potential RV lots. Pay attention to the overall upkeep of the grounds and infrastructure. If possible, observe the noise levels at different times of day.
- Attempt to speak with current residents: If you have the opportunity, try to have informal conversations with residents to get their unbiased perspectives on the management, maintenance, and community environment. Be mindful that experiences can vary.
- Inquire about security measures: Given the negative comment about the surrounding environment, it would be prudent to ask about security protocols within the community.
In conclusion, Washington Estates Manufactured Home Community in Washington, Pennsylvania, appears to offer a welcoming community with potentially newer rental options and a transparent process for purchasing used manufactured homes. However, potential noise from motorcycles and, more seriously, allegations of significant mismanagement and unresolved maintenance issues need to be carefully considered. For local users searching for "RV parks near me," thorough due diligence, including direct contact with the park, a site visit, and attempts to gather firsthand accounts from residents, is crucial before making any decisions about a long-term stay at this property.

Mar 21, 2025 · GreenGo-Z Lawn CareI literally can't say enough bad about this company and management! Starting 8/18 I began mentioning drainage issues outside of my home on Castle Road, they promised to jet the drain and have repairs done, it's A YEAR LATER and repairs still aren't done, stagnent water sits in front of homes and the constant water has caused my homes foundation to sink resulting in damages to my home. No phone calls are ever answered or returned, email communication is ignored. I highly recommend looking anywhere else to live, unless of course you enjoy being surrounded by junkies and standing water.
Aug 28, 2019 · K SechI think Mrs. Moore is a awesome lady, We are relocating there because my wife has cancer. And the doctors there are better there then they are where I live. . I would like everyone to know the ladies in the office are very nice and we look forward to making this place our home.
Dec 31, 2021 · LizaBeta MurphyDon't even waste your time. This "community" not only takes their time processing applications; they also lie to departing/future tenants. They try to deceive new buyers and the people working down there are so unprofessional. Don't waste your time. Maybe try town and country or another local trailer community.
Jan 23, 2023 · Shae ShriverThey just keeping putting more trailers in that people can't afford and taking away yard space from the people that lived here for years.... It used to be a very nice park and a decent place to live, that's all going down hill over the last few years and different owners that are just money hungry people... it's a shame what they give you for the price they want... shame on them.
