For individuals considering this community in the context of "RV parks near me," it is crucial to ascertain whether services relevant to RVs, such as electrical, water, and sewage hookups, are available. These are standard in dedicated RV parks but not always offered in manufactured home communities. Additionally, the concerns raised about maintenance and management responsiveness could be relevant for RV residents as well.
Features and Significant Concerns:
The provided reviews from residents of South Village raise significant concerns that prospective residents should carefully consider:
Inadequate Snow Removal: Multiple residents reported severe issues with snow removal following a blizzard. As of January 16th, eleven days after the snowfall, roads within the cul-de-sac remained dangerously icy and slushy, preventing mail delivery and causing vehicles to get stuck and damaged. Residents expressed frustration that while plowing and salting attempts were made, the results were insufficient to ensure safety and accessibility.
Lack of Communication and Accountability: Residents complained about a lack of communication and accountability from the park management when concerns were raised. They reported feeling treated as "problems" or "annoyances" for voicing safety concerns and expressed dissatisfaction with management's verbal or email assurances that their job had been done adequately.
Safety Concerns: The persistent icy road conditions were highlighted as a significant safety concern for residents, leading to cars sliding and getting damaged.
Predatory Practices and Rent Hikes: One reviewer described the park as "predatory," alleging constant rent increases and a tendency to issue fines while neglecting overall maintenance of the property.
Payment Issues and Management Inflexibility: This same reviewer recounted an incident where a payment processing issue led to the online portal being shut down, requiring a resident to take time off work to deliver a money order in person, indicating a lack of flexibility and potentially poor communication regarding payment matters.
Negative Interactions with Office Manager: The office manager was described as an "absolute nightmare to deal with" by one reviewer, further highlighting potential issues with management and resident relations.
These reviews collectively paint a concerning picture of South Village, particularly regarding winter maintenance, management responsiveness, communication, and overall treatment of residents. The allegations of predatory practices and inflexible payment policies are also serious considerations for prospective residents.
For those searching for "RV parks near me," these reviews, while not specifically about RV living, raise red flags about the management's responsiveness to resident needs and the overall maintenance of the community. These are crucial factors to consider regardless of the type of housing being sought.
Promotional Information:
No promotional information or special offers are included in the provided data. Given the significant concerns raised in the resident reviews, prospective residents are strongly advised to conduct thorough due diligence before considering South Village. This should include contacting the management to address the issues raised in the reviews, visiting the property to assess the conditions firsthand (especially during winter if applicable), and potentially speaking with current residents to gain a more comprehensive understanding of the community environment and management practices.
It would be prudent to inquire specifically about the park's snow removal policies and procedures, their communication protocols for addressing resident concerns, and their policies regarding rent increases and fines. Understanding the terms of the lease agreement and the management's responsiveness to maintenance requests will also be crucial.
Conclusion:
South Village in Topeka, Kansas, is a mobile home park that has received concerning feedback from its residents. Multiple reviews highlight significant issues with snow removal, leading to hazardous conditions and restricted mail delivery. Residents also reported a lack of communication and accountability from the management when these safety concerns were raised. Furthermore, allegations of predatory practices, constant rent hikes, neglect of property maintenance coupled with strict fining policies, and negative interactions with the office manager paint a troubling picture of the community's management and living conditions. For local users seeking housing, including those who might be considering this under the category of "RV parks near me," it is crucial to approach South Village with extreme caution. Thorough investigation, direct communication with the management to address the serious concerns raised, and ideally, speaking with current residents are strongly recommended before making any decisions regarding residency. The negative feedback suggests potential challenges that could significantly impact the living experience at South Village.

South Village Reviews
I am not someone that leaves reviews -especially negative reviews. But I am not sure how else to communicate to get my point across when nearly every member our of cul-de-sac has complained via phone/in person. There was a blizzard on Jan. 5th/6th. These photos are the current status of our neighborhood as of Jan.16th. Before today with 40 degree weather, it was insanely worse. Our mail man has been unable to deliver mail to us this entire time. It is not an issue of residents not shoveling around the box as you can see per my last photo. I personally paid someone $50 to clear him a path because I understand how important the safety of my mail man is. But what good is that when the road is complete slush/ice. Mine and my neighbors' complaint isn't that our road wasn't plowed. We have eyes. We have cameras. We can see the plow came through last week. And again this week to salt.. We can see an attempt was made, the issue is that it is not GOOD ENOUGH.I am not here to argue when/if the trash came. When/if the mail will ever come. I am tired of the lack of communication and accountability that seems to arise when concerns are made. We should not be treated as "problems" and as "annoyances" to the park when we voice concerns about the SAFETY of our neighborhood. Saying verbally or via email that you all have done your job isn't going to change the situation or our opinion. We as residents, would not be complaining, if there was not something to complain about. It has been over a week and cars are still getting stuck and having to be pushed out. Cars are getting damaged from sliding. And on top of that we are not getting mail. This is not the first concern I have had regarding the safety of my home and my neighbors. But I would like this to be the last one that does not get taken seriously.
Jan 17, 2025 · Stephanie NelsonThis place is predatory, constant rent hikes, they don't take care of the place but will fine you for anything they can, they absolutely fail at snow removal leaving tenants trapped for days. Had a problem with a payment going through and these people actually shut the portal down so we couldn't pay online leaving one of us to have to take a day off work to get a money order to take to these morons in person. Horrible people to deal with, the office manager is an absolute nightmare to deal with. Stay away from this place, it's not worth it.
Mar 06, 2025 · cory dillonI've read thru the comments of residents being concerned about all the price increases in lot rent & not one response from SV an answer was giving. I'm asking"WHY has rent increased over 200 dollars since your corporation took over just a few years ago ??? Is it taxes ? Is it maintenance? Or is it just GREED ? Another increase to $525.00 + trash & water. My God, it's almost 20 bucks a DAY ! It's just a little piece of land, for God's sake. Is there any end to increases ??? $525 @ month from approximately 200 + trailers that's $105,000 @ month for your corporation. That's over a MILLION dollars a YEAR !!I'm still waiting for a reason. My suggestion is DO NOT RENT AT SOUTH VILLAGE !!Re: to your reply. You sound like a politician. I say " Don't piss down my back and tell me it's raining."And to add to it, with such outrageously HIGH lot rent, your corporation makes it almost impossible to sell a trailer & move, which alot of people are.
Apr 26, 2025 · BartWe've moved in just over two years ago now, so many changes. Different management and different corporations. Rent has been raised an awful lot since my short time here. They own the property but act like you are renting to buy.I'm disabled and they still haven't fixed my walkway. I've seen them fix other's, my large tree is about to fall over, they are Not fixing that either. Even though I've seen them come through and fix up other tree's.I Don't recommend you moving in here at all. Especially if you are on limited income!!!We have had Nuthin But Trouble since we very 1st arrived here. Lies after lies from all management here. Very sad Especially since rent just keeps going up and no one here to fix any problems
Apr 07, 2025 · Barbara LeaperAs someone who helps others that can't be out shoveling their walkways/ driveways, the way the snow/ ice has been handled in South Village is ridiculous. I have had to clear the same driveway 3 different times due to the incompetence of the maintenance crew. The storm drain which is located in front of this property, they completely packed, causing water/ice buildup, it has to be cleared to work properly. So these fools not only don't comprehend how runoff works but have caused these residents days of headaches. Who wants to come home from a full day of labor just to have to dig their driveway out over and over due to the large chunks of ice? This is a community that has quite a few elderly residents, are they expecting these residents to shovel ice or having to pay someone else to do it on a fixed income? Has the maintenance crew offered to dig out these residents free of charge, I think not. So I desire to add more to my post to address the idiots that are supposed to be clearing the streets. How do you expect the water to run off from the passing cars when you guys have trapped it in the middle of the street? With the temps going up during the day and down at night all it has done has made a big sheet of ice where we pull in and out of. You guys keep pushing the snow and ice over to the edge trapping the water but not letting it drain. I myself have hand shoveled the snow and ice you keep pushing over so the the water to drain and we can safely pull in and out. I have stop the guy playing in the plow truck and explained what he is doing wrong but his reply was that they were trying. Trying is another word for not doing. Your play time is screwing me and others people over. Like the night after the big snow storm we had, it was done snowing and all night the plow truck set parked in front of the maintenance guys house parked and never to be seen again for 2 days. If you guys don't know what your doing then ask some pros. that know what they are doing. Getting the plow truck and skid loader out on the 2 nice days we had isn't doing your job. Next time you guys decide to screw up what I had cleared by hand so that the snow melt could run off I'll have you guys down here digging it out with your cereal spoons. Your jobs are to maintain this place not screw everyone over.
