Blue Oaks Community Introduce
Are you searching for "RV parks near me" in the Topeka, Kansas area? Blue Oaks Community, located at 500 SW 57th St, Topeka, KS 66609, USA, is a mobile home park that may offer long-term RV stays depending on their policies and availability. They can be contacted at (785) 220-7960 or +1 785-220-7960 for inquiries.
The online reviews for Blue Oaks Community present significant concerns regarding the property's maintenance and management. One reviewer who visited their daughter at the community highlighted a severe issue with potholes, stating that they were so significant that a vehicle could be damaged or even lost in them. This suggests a potentially unsafe or poorly maintained infrastructure within the community.
Another reviewer, claiming to have lived there for approximately two years, reports not having a lease during that time. They contrast the previous manager, Ashton, who they acknowledge wasn't the best but was understanding and willing to work with residents, with the new property manager, Christina, whom they describe as a "total nightmare," and express a similar negative sentiment towards the owners. This reviewer strongly advises caution when considering living at Blue Oaks Community, alleging that residents may be pursued for bills that are not their responsibility. This raises serious concerns about the billing practices and overall management integrity.
Given these negative reviews focusing on infrastructure and management, it is crucial for anyone considering Blue Oaks Community, whether for a manufactured home or a potential long-term RV stay, to be aware of these issues and conduct thorough due diligence.
Environment: The review mentioning significant potholes directly addresses a critical aspect of the community's physical environment – the roads and infrastructure. Such severe disrepair can create safety hazards for both vehicles and pedestrians. The lack of any positive comments about the environment, coupled with this specific complaint, suggests that the overall upkeep of the community might be lacking. Potential RV residents would need to assess the condition of the roads, the cleanliness of the grounds, and the general appearance of the community to determine if it meets their standards.
Services and Features: The provided reviews do not offer much information about the specific services and features of Blue Oaks Community. However, considering it is a mobile home park, typical offerings that might also be relevant for long-term RV stays could include:
- Lot Availability: The primary purpose is to provide lots for manufactured homes. It would need to be confirmed if long-term RV stays are permitted and if the lots are suitable for RVs.
- Utility Hookups: Mobile home lots typically include connections for water, sewer, and electricity. RVs also require these utilities, so it is important to verify the type and capacity of these hookups (e.g., electrical amperage) and their compatibility with RV systems.
- Trash Removal: Waste management services are usually provided in residential communities like mobile home parks.
- Grounds Maintenance: While one review suggests poor maintenance of the roads, other aspects of grounds maintenance, such as landscaping and upkeep of common areas (if any), are unknown.
- Management: The reviews offer a negative perspective on the current property manager and owners, citing a lack of understanding, potential billing issues, and, by implication, a lack of responsiveness to maintenance needs (as evidenced by the potholes). The contrast with the previous manager suggests a potential decline in management quality.
- Lease Agreements: The fact that a resident of two years claims to have never received a lease is highly unusual and concerning, indicating a potential lack of formal agreements and protections for residents.
It is important to directly inquire with the management about the specific services and features available at Blue Oaks Community and to seek clarification on the issues raised in the reviews, particularly regarding road maintenance and billing practices.
Promotional Information: The provided information does not include any specific promotional offers for Blue Oaks Community. Mobile home parks and RV parks sometimes offer incentives such as discounted rates for long-term stays or move-in specials. However, given the negative feedback regarding the community's condition and management, any potential promotions should be approached with extreme caution. It would be prudent to prioritize verifying the actual living conditions and management practices over any advertised discounts.
Considerations for RV Owners: If you are searching for "RV parks near me" and are considering Blue Oaks Community, it is critical to determine if the community accommodates RVs for long-term stays. Key questions to ask the management include:
- Are long-term RV stays permitted? Are there designated RV lots or specific areas?
- What are the monthly rates for RV lots, and what is included in the rent (e.g., utilities)?
- What type and amperage of electrical hookups are available? Are water and sewer hookups available at each RV lot?
- Are there any restrictions on the size or type of RV allowed?
- What specific amenities are available for RV residents (e.g., laundry facilities, restrooms, showers, if not self-contained in the RV)?
- What are the community rules and regulations for RV residents?
- What is the management's plan to address the significant pothole issue?
- What are the procedures for lease agreements and billing?
Conclusion for Local Users Seeking RV Parks Near Me: Blue Oaks Community in Topeka, KS, presents significant concerns based on the limited online reviews. The reported severe pothole issue indicates a lack of adequate infrastructure maintenance, which could be a safety hazard and cause vehicle damage. The negative feedback regarding the current property manager and owners, including allegations of poor communication, potential billing errors, and a lack of lease agreements, raises serious questions about the management's professionalism and reliability. For local users searching for "RV parks near me," Blue Oaks Community might be an option to consider only after a thorough personal inspection of the property's condition, direct and detailed communication with the management to address the concerns raised in the reviews, and a clear understanding of their policies and procedures. Given the negative feedback, it would be wise to also explore other RV park options in the Topeka area to ensure a safer and more positive living experience.

They really need to work on holes I visited my daughter an the pot hold u could lose or damage a vehicle
Apr 26, 2025 · Natasha CoxIv lived here for about 2 years and still haven’t had a lease. The old manager Ashton wasn’t the best at her job but she was very understanding and willing to work with you. This new property manager Christina however is a total nightmare and the owners aren’t much better. Be very careful getting a place here they will try to come after you for bills that aren’t even yours!
Sep 23, 2022 · Trenton BondI am very pleased with the new management. Everytime I have had a question and/or problem, the manager Ashton has handled it professionally. I moved here 2 and a half years ago. I am so pleased with the upgrades and new homes that are being done/ moved in. I'm looking forward to the finished community.
Mar 17, 2021 · Sharon GeorgeHonestly, I love it here. It’s rare that you find someone that’s willing to give you a chance because of that. As for the homes themselves, most are fairly new, or newish. Management takes care of the yards, when they’re not covered in snow. They have a contractor that comes out to clear the roads in here. You can rent, or possibly even purchase your home. I’m currently renting. I’ve been living here since Julyish, and I have really no complaints. It’s positioned with two courts, one in SOTO, and one a few miles away towards Topeka itsself. The SOTO location provides easy access to entertainment venues, a minor grocery store, Walmart is 3 miles away, and things flow together smoothly. This area is also trucker friendly. Several truckers live inside of this area, which has ample space for their rigs. Maintenance takes care of any issues you’ll come across fairly quickly, and I’m sure that depends on the severity of the issue. Management, or Ashton, is very courteous, and responds almost immediately to anything, even if you’re just calling her to say hi. This is the first landlord I’ve had that actually worries about her tenants. Whenever a resident accidentally caught their trailer on fire a few months back, Ashton was here to make sure that they were okay, and that’s way above the call for her job. If you have any doubts about this location, give it a shot. It’s quiet, people don’t mess with you, school buses come in to pick up your kiddos, and you can get in or out fairly easily. I’m not entirely sure what some of the bad reviews are about, but I speculate they’re from tenants who don’t live here. Give it a shot, I promise you won’t regret it.
Feb 10, 2021 · Redleg GamingQuiet community, friendly people and great landlord (Ashton).Matenince for property is great and communication is direct. Any issues with anything or concerns both Matenince and landlord will answer the same day and get things worked out. The trailer homes are brand new and not bad at all for the price.!! Thank you!!
