Southern Pointe Introduce
For local users in Lake Charles, Louisiana, who are exploring long-term residential options and searching under the category of "RV parks near me" (which sometimes includes mobile home parks), Southern Pointe, located at 6735 US-90, Lake Charles, LA 70615, is a mobile home park that has received overwhelmingly negative feedback in recent customer reviews. These reviews raise serious concerns about the management, maintenance, safety, and billing practices at Southern Pointe, which potential residents should carefully consider before making any decisions.
One of the most alarming issues highlighted by a recent resident involves a complete water shut-off affecting the entire park. According to the review, the water district had issued a warning about a potential shut-off, but Southern Pointe management allegedly assured residents that it would not occur. Despite these assurances, the water was indeed cut off, leaving numerous families, including one with a two-week-old baby and a three-year-old child, in a "dire situation." The reviewer claims that management collects utility payments from residents but seemingly failed to pay the water bill, leading to the shut-off. Furthermore, they allege that management became unresponsive to calls and messages following this incident, describing their behavior as "ghosting" and labeling the situation as not just negligence but a "betrayal of trust and a health risk." This paints a picture of severe mismanagement and a disregard for the well-being of the residents.
Another extensive review details a litany of negative experiences from the very first day of move-in. The new residents reportedly had to return because the home was not cleaned as expected. Upon their return, the cleaning was still in progress, during which they discovered "literally busted" water pipes. The cleaning lady had to resort to getting water from neighbors, which the reviewer deemed "unprofessional." Even after the cleaning was supposedly completed, the new residents found the home to be "still filthy," with specific examples including "urine all over the toilet," "roach eggs in the cabinet," and general dust and dirt. This indicates a significant lack of attention to basic cleanliness and preparation of the homes for new occupants.
The issues did not end with the initial move-in. The same reviewer reported not having a working oven for the entire 12-month duration of their lease, despite multiple communications with management and repeated promises of replacement that were never fulfilled. This demonstrates a lack of responsiveness to essential maintenance needs within the homes.
Furthermore, the billing practices at Southern Pointe appear to be inconsistent and opaque. The reviewer stated that "the rent was never the same throughout the ENTIRE duration of our lease," with one instance of an unexplained $1,300 charge, a substantial increase from their base rent of $945. The management reportedly could not provide a clear explanation for this significant fluctuation in cost, raising serious concerns about the transparency and reliability of the billing.
Safety and general upkeep of the park also seem to be problematic. The reviewer noted that "the streets lights didn’t work half the time," creating potentially hazardous conditions for driving and walking within the community, especially at night. Additionally, they mentioned having to be "very mindful of the children running around unattended," which could suggest a lack of supervision or designated safe play areas within the park.
A particularly distressing issue involved a rodent infestation. What initially seemed like one mouse escalated to a problem with two rats and four mice, which caused damage to the residents' belongings. When this was brought to the attention of management, the response was reportedly rude and unhelpful, with the manager allegedly stating that cleanliness was irrelevant and that she "couldn’t do anything" about the problem. This lack of support in addressing a significant pest issue is deeply concerning.
Even the process of moving out was fraught with difficulties. The office was often unattended, and the property manager allegedly ignored multiple attempts to contact her regarding the return of the keys. This resulted in an unauthorized $321 deduction from the former residents' account, which they are still trying to resolve due to continued unresponsiveness from the management. The account of the final interaction with the property manager at the office further underscores the unprofessionalism and lack of accountability reported by this former resident.
The overall picture painted by these reviews is one of severely deficient management, neglected maintenance, questionable billing practices, and a lack of concern for the well-being and safety of the residents. The strong and explicit advice from one former resident to "RUN" from Southern Pointe should be taken very seriously by anyone considering this mobile home park as a potential living option.
Given the gravity of the issues raised, it is impossible to provide a positive description of the environment, services, or features of Southern Pointe based on this recent feedback. The available information strongly suggests a poorly managed and maintained property that may not provide a safe or comfortable living environment for its residents. Potential local users searching for "RV parks near me" who might come across Southern Pointe as a long-term option should be acutely aware of these significant concerns.
In light of these overwhelmingly negative experiences, it is strongly recommended that prospective residents exercise extreme caution and thoroughly investigate the current conditions and management practices at Southern Pointe before considering it as a place to live. Seeking additional, more recent feedback from current residents, if possible, and perhaps even visiting the property to assess its condition firsthand would be prudent steps. The issues reported are serious and could have significant negative impacts on the quality of life and well-being of anyone residing at Southern Pointe.
Due to the severely negative nature of the available information, this introduction cannot offer any promotional information or highlight any positive features of Southern Pointe Mobile Home Park. The objective assessment based on recent customer reviews necessitates a clear and direct communication of the significant problems reported. Local users are advised to proceed with extreme caution and consider alternative mobile home parks in the Lake Charles area that have a more positive track record and reputation.

Southern Pointe Reviews
Completely deplorable management. The water district warned us about a shut-off, but Southern Pointe management promised it wouldn’t happen. Yesterday, our water was cut off anyway, leaving us with a 2-week-old baby and a 3-year-old girl in a dire situation. It wasnt just our family impacted, it was the ENTIRE park, countless families. They collect utility payments from us but clearly didn’t pay the bill, and now they’re ghosting us—no response to calls or messages. This isn’t just negligence; it’s a betrayal of trust and a health risk for our family. Stay far away from this place.
Mar 26, 2025 · Weston ClarkAt first we were very happy about our new home things quickly took a turn for the worst.the first day upon move in we had to come back because they needed to clean? we came back an hour later like they asked and the lady still wasn’t there to clean so we ended being in the house while she was cleaning which is how we discovered our water pipes were literally busted. so the cleaning lady had to grab water from the neighbors ( unprofessional).after the lady was done cleaning i went to check behind her and the home was still filthy, i was very disgusted. urine all over the toilet , roach eggs in the cabinet, dust, dirty , you name it.we didn’t have a working oven for the entire duration of our lease (12 months). we’ve communicated multiple times about the stove being broken but we never got a new one even after they promised us more times than i can count.the rent was never the same throughout the ENTIRE duration of our lease, one time we had to come out of pocket of $1,300 no one could tell us what caused our rent to go from $945 to $1,300.the streets lights didn’t work half the time so you had to be really driving through. you also had to be very mindful of the children running around unattended.around winter time we discovered we had a rodent problem. what we thought was one mice ended up being two rats and four mice. the rodents destroyed a few of our belongings that we ended up having to let go. when we addressed the problem with management she rudely told us it doesn’t matter how clean we are they’re going to enter the home anyway. then proceeded to tell us that she couldn’t do anything. no one is ever in the office, our lease ended on a weekend so we didn’t feel completely comfortable leaving the key in the drop box considering how unprofessional these people are. i emailed and called the property manager multiple times about the key but she didn’t reply. $321 was taken out of our account so called/texted the property manager multiple times to see what’s going on but again..no response. so we had to leave the comfort of our new home to rush to southern. when we got there the same property manager we were trying to contact was just sitting at her desk. we give her the keys and address the issue with the money. she proceeds to say why didn’t you guys turn in the key. we explained it was the weekend and the office was closed. she told us we could’ve left it in the drop box not addressing the fact that she ignored our attempts to contact her about the key. we still haven’t gotten the money back but we’re working on it.i could honestly go on and on about the horrors of Southern pointe but im sure you guys get the point, RUN.
Sep 04, 2024 · makinzie Gthis is the worst place I have ever stayed. office staff is very unprofessional. just found out that the $400 deposit is a “home hold fee” that is non refundable. there is a horrible ant problem. they claim they have emergency maintenance & nobody even answers the phone or responds. no wonder they have so many vacant trailers at this place. if I could give them negative stars I would 🙄
Sep 30, 2024 · shkera guythis place is an absolute joke to be honest. work orders take months to even be acknowledged. raised our rent in the middle of lease which shouldn’t be allowed. changed water companies and now charge a flat fee of ~$40 when we only use around $20 in water every month. they expect you to fix and pay for your own blinds even though they were broke when we moved in here 11 months ago. people drive insanely fast and children run out in front of cars. disgusting dumpster area that is never clean. creepy maintenance man who came to fix our toilet, walked out without doing anything and never came back. claims a/c units are not supposed to blow hard but trailer consistently stays at 75+ in summer time. and good luck trying to speak to an office worker without being belittled and disrespected. if i could give this place negative stars i would. DO NOT RECOMMEND
May 16, 2023 · Isabelle ShaferI have been calling for three days now because the website is not letting me log in to pay rent and nobody answers the phone, and there is nobody in the office either. Sure they are quick to charge late fees but not to help fix the problems so you can pay the damn rent.
