Southland Mobile Home Introduce
When searching for "RV parks near me," local users in Manteca, California, might also be exploring various residential options available in the area. Southland Mobile Home Park, located at 1624 CA-99, Manteca, CA 95336, presents itself as a residential community offering mobile home living. While distinct from an RV park, mobile home parks provide a long-term housing solution that could be of interest to individuals and families seeking a different type of living arrangement. This introduction aims to provide a detailed overview of the potential environment, services, and features of Southland Mobile Home Park based on the limited information available, keeping in mind the context of a local user exploring residential options alongside RV parks.
It's crucial to understand the fundamental difference between RV parks and mobile home parks. RV parks primarily cater to temporary stays for recreational vehicles, offering short-term or seasonal accommodations with amenities tailored for travelers. Mobile home parks, conversely, are designed as long-term residential communities where residents typically own their manufactured homes but lease the land they occupy within the park. These communities often have more established infrastructure and a focus on creating a stable living environment.
Given the limited number of online reviews specifically for Southland Mobile Home Park, our introduction will be based on the content of these reviews and general expectations for a mobile home park in the Manteca area. We will address the environment, potential services, features, and any implicit information that can be gleaned from the customer feedback.
Location and Environment:
Southland Mobile Home Park's location on CA-99 in Manteca places it along a major highway. This could offer both advantages and disadvantages. Proximity to CA-99 might provide easy access to transportation and potentially nearby commercial areas, services, and employment opportunities in Manteca and the surrounding region. Manteca is situated in the northern San Joaquin Valley, a significant agricultural and transportation hub in California.
However, living adjacent to a major highway could also mean potential noise from traffic. The immediate environment of the mobile home park itself would be crucial in mitigating any negative impacts of its location. Well-maintained landscaping, thoughtful layout, and any internal roadways within the park would contribute to the overall living experience.
One of the customer reviews mentions "high and big speed bumps" within the park, to the extent that a car with factory-set low ride height could bottom out. This suggests that the park has implemented measures to control vehicle speed within the community. While intended for safety, the severity of these speed bumps could be a consideration for residents with certain types of vehicles.
Another reviewer, who has been living in the park for about seven months, describes their experience as "great" with "zero complaints." This positive feedback suggests that, for at least some residents, the overall environment and living conditions are satisfactory. The reviewer also notes that the management is "polite" and a "pleasure to deal with," indicating a positive aspect of the community's management.
The same long-term resident also mentions that the park is "making lots of changes and upgrades," which suggests an ongoing effort to improve the community and its facilities. This could be a significant positive factor for current and potential future residents, indicating a commitment to enhancing the living environment.
Services and Amenities:
Based on the limited review information, we can infer some potential services and amenities at Southland Mobile Home Park:
- On-Site Management: The positive interaction with "Management" mentioned in one review indicates that there is on-site management available to address residents' questions and concerns. This is a common and important service in mobile home parks, providing a point of contact for community-related issues.
- Infrastructure for Mobile Homes: As a mobile home park, it would be expected to have the necessary infrastructure to support manufactured homes, including connections for utilities such as water, sewer, electricity, and possibly gas.
- Internal Roadways: The mention of speed bumps implies the existence of internal roadways within the park for residents to navigate.
- Ongoing Upgrades: The fact that the park is "making lots of changes and upgrades" suggests a proactive approach to maintaining and improving the community's infrastructure and potentially its amenities. The specific nature of these upgrades is not detailed but could include improvements to common areas, utilities, or other facilities.
Typically, mobile home parks might also offer other services and amenities such as:
- Common area maintenance (landscaping, upkeep of roadways).
- Trash and recycling services.
- Potentially shared facilities like a clubhouse, laundry room, recreational areas (e.g., swimming pool, playground), or community center, although these are not specifically mentioned in the reviews.
Without further information, it is difficult to confirm the full range of services and amenities offered at Southland Mobile Home Park.
Features:
The features of living in Southland Mobile Home Park, based on the available reviews, could include:
- Positive Management: The positive feedback regarding the politeness and helpfulness of the management suggests a well-run community.
- Sense of Community (Implied): The fact that a resident has lived there for seven months and is happy with their experience implies a potentially positive sense of community, although this is not explicitly stated.
- Ongoing Improvements: The active upgrades to the park suggest a commitment to enhancing the living experience for residents.
- Location on CA-99: The location offers accessibility to transportation and potentially nearby amenities in Manteca.
- Long-Term Residential Living: As a mobile home park, it provides a long-term housing option in the Manteca area.
Potential drawbacks, as indicated by one review, could be the presence of "high and big speed bumps" that might pose an issue for vehicles with low ride heights.
Promotional Information:
The provided customer reviews do not contain any explicit promotional information for Southland Mobile Home Park. Typically, mobile home parks might promote themselves by highlighting:
- Availability of lots for rent or homes for sale within the park.
- The affordability of mobile home living compared to traditional housing in the area.
- Community amenities and activities.
- The park's location and proximity to local attractions and services.
- Any special offers or incentives for new residents.
- The stability and long-term nature of the community.
Local users interested in Southland Mobile Home Park would need to contact the park directly to inquire about current availability, pricing (lot rent, home prices if applicable), and any promotional offers. Information about the ongoing upgrades and the overall community atmosphere could also be obtained by contacting the management.
The positive testimonial from a long-term resident serves as a form of implicit positive promotion, suggesting a satisfactory living experience for at least some members of the community.
Objective Summary of Customer Experiences:
The customer reviews for Southland Mobile Home Park present a somewhat mixed but generally positive initial impression:
- Positive Long-Term Experience: A resident of seven months reports a "great" experience with "zero complaints" and praises the management.
- Ongoing Improvements: The park is actively undergoing changes and upgrades, which is seen as a positive sign by a resident.
- Potential Vehicle Issues: One reviewer noted that the speed bumps within the park are very high and can cause low-riding vehicles to scrape.
- Positive Management Interaction: The management is described as polite and a pleasure to deal with.
The limited number of reviews makes it challenging to form a comprehensive picture of the overall resident experience. However, the available feedback provides some insights into the management and ongoing development of the park, as well as a potential physical characteristic (speed bumps) that could be a concern for some.
Conclusion for Local Users:
For local users in Manteca, California, who are exploring housing options beyond "RV parks near me," Southland Mobile Home Park offers a long-term residential community with on-site management and ongoing upgrades. The positive experience reported by a long-term resident and the praise for the management suggest a potentially well-run and improving community.
However, potential residents should be aware of the reported issue with high speed bumps within the park, which could affect vehicles with low ride heights. It would be advisable to inquire about this and other park regulations before making a decision.
To gain a comprehensive understanding of Southland Mobile Home Park, local users should contact the park management directly to inquire about lot availability, pricing, amenities, the nature of the ongoing upgrades, and any specific rules or regulations of the community. Visiting the park in person, if possible, could also provide valuable insight into the environment and overall atmosphere. While the limited online information offers a starting point, direct engagement with the park management is crucial for making an informed decision about whether Southland Mobile Home Park is a suitable long-term housing option in the Manteca area.

May 01, 2019 · Vani FelixWe have been here awhile, the park as a whole has had its growing pains through the years, but the neighbors are all pretty friendly. We have a Facebook Neighborhood Watch type group for residents only, we host a National Night Out event in August. We have a pool and coin OP laundry available, the management is much better then it's been in the past she is on top of her game and always looking to improve the park. (It's come a long way since the new management took over. Before she came, the park looked ghetto and run down, many lots were empty, the fences were all broke... now its flourishing. Take what you can get is my motto, play by the rules and she will leave you alone)We have a mix of young families and elderly residents. Most of the kids play all together riding bikes through the park, speeding isn't tolerated (hence all the signs and speed bumps)Drugs and loud obnoxious parties aren't tolerated by management or residents alike. After 10pm most of us are ready for you to shut it down and some will go as far as calling PD, due to past years issues. (There used to be like 5-7yrs ago, some gang rivalry residents, they are both gone and out of the park)The bird feeder thing is unfortunate, but has been a real issue as our park is backed right up to an open field where crops are done yearly. Rodents (mice/rats) and Marsupials (Opposums) are attracted to bird food, compost piles, trash bags left out among other things... we no longer have the cat population we once had so the rodents were an issue for a short time during the crop season. I haven't seen them in a year or 2 now.
Jun 11, 2019 · Sara HenryI've lived here for about 8 years. Out of the blue manager Crystal began charging us to park in front of our trailer. I eventually called housing authority and she had to pay it all back. Many other people in the park told me she was charging them also. If she charges you anything get it in writing.
Jul 20, 2020 · Sonya RicoThis place is crazy. They put those obnoxious stickers on your windshield if you park in open spaces. Borderline vandalism by staff.
