Spring City RV & Mobile Home Prk Introduce
Local users in Johnson City, Tennessee, searching for "RV Parks Near Me" or considering mobile home parks for long-term residency might come across Spring City RV & Mobile Home Prk, located at 116 Spring City Dr, Johnson City, TN 37601, USA. While the name suggests a dual-purpose park catering to both recreational vehicles and mobile homes, the publicly available reviews paint a concerning picture of the living environment and management practices that potential residents should carefully consider.
Unlike well-regarded RV parks offering temporary and enjoyable stays, or stable mobile home parks fostering positive long-term communities, the feedback for Spring City RV & Mobile Home Prk raises serious red flags across multiple aspects of park living. The two available reviews express significant dissatisfaction and paint a picture of a poorly managed environment with restrictive and inconsistently enforced rules, noise issues, inadequate infrastructure, and even potential legal problems.
One lengthy review details a multitude of negative experiences. The reviewer likens living in this park to living under a virtual Homeowners Association (HOA), implying a high degree of regulation and potential overreach by management. Despite acknowledging that the rent was initially reasonable, the reviewer states they would "never recommend living there at all." A key complaint revolves around a lack of transparency and communication from management. The reviewer states that despite multiple requests for a list of the park's rules and regulations, they never received one. This lack of clear guidelines can create uncertainty and potential conflict for residents.
Furthermore, this reviewer highlights issues with noise and its inconsistent enforcement. They describe being able to clearly hear a neighbor's surround sound system from 80 feet away inside their own camper, yet no action was taken. Conversely, making "any sort of noise" reportedly resulted in neighbor complaints and potential repercussions. This inconsistency in noise enforcement suggests a biased or ineffective management approach.
The same reviewer uses strong and negative language to describe the park, referring to it as a "s*** hole" with severe space limitations. They state there is "no room at all" and "no parking of any kind," which would be significant drawbacks for both RV and mobile home residents who typically require parking for their vehicles and potentially guest vehicles. For those in campers, the reviewer specifically mentions that "the hookups for the sewer need improvement dramatically," indicating potential issues with essential utility infrastructure.
The most damning part of this review is the accusation that management "pick and choose with who gets away with what," further reinforcing the perception of unfair and inconsistent rule enforcement. The reviewer concludes with a strong recommendation to "not ever running from this place again," indicating a deeply negative overall experience.
The second review, while shorter, raises even more alarming concerns. It directly addresses someone named "Rusty" (presumably a member of the park's management) and mentions the involvement of lawyers and a potential lawsuit against both Rusty and the corporate office. The accusations include "harass a woman when her husbands away at work" and "harraing our child as well." These are extremely serious allegations that suggest a potentially hostile and unprofessional management environment. The reviewer explicitly states that Rusty does not "deserve the job nor the power" entrusted to him, further emphasizing the severe dissatisfaction and the gravity of the alleged misconduct.
Based on these two highly negative reviews, local users considering Spring City RV & Mobile Home Prk should be aware of the following significant potential issues:
- **Overly Restrictive and Unclear Rules:** Residents may feel they are living under excessive and potentially arbitrary regulations, without clear communication from management regarding these rules.
- **Inconsistent Rule Enforcement:** Management may apply rules unfairly, allowing some residents to violate them while строго enforcing them against others.
- **Noise Problems:** Significant noise from neighbors may be tolerated by management, while even minor noise from other residents could lead to complaints.
- **Severe Lack of Space and Parking:** The park may suffer from overcrowding and inadequate parking for residents and their vehicles.
- **Substandard Infrastructure:** At least the sewer hookups for campers are reported to be in need of significant improvement. Other infrastructure issues may also exist.
- **Potentially Hostile Management:** There are serious allegations of harassment and unprofessional behavior by park management, potentially leading to a negative and uncomfortable living environment.
- **Potential Legal Issues:** The mention of lawyers and a lawsuit suggests significant unresolved conflicts and a potentially unstable management situation.
Given the severity and consistency of the negative feedback in the provided reviews, it is impossible to objectively present Spring City RV & Mobile Home Prk as a desirable or recommended residential option for local users at this time, based solely on this information. The accusations of harassment and inconsistent rule enforcement, coupled with complaints about noise, lack of space, and poor infrastructure, paint a picture of a potentially problematic living environment.
It is crucial to acknowledge that these reviews represent individual experiences and opinions, and there might be other perspectives or changes in management that are not reflected in this limited data. However, the nature and seriousness of the allegations warrant extreme caution for any potential residents.
For local users who might still be considering Spring City RV & Mobile Home Prk despite these significant concerns, it is strongly recommended to proceed with extreme caution and take the following steps:
- **Contact the Management Directly:** Attempt to reach the park management at the provided phone numbers ((423) 202-7746 or +1 423-202-7746) to inquire about current rates, rules and regulations (and insist on receiving a written copy), parking availability, infrastructure conditions, and their response to the serious allegations raised in the reviews. Pay close attention to the professionalism and transparency of the management during these interactions.
- **Visit the Park in Person:** Conduct a thorough site visit to assess the overall environment firsthand. Observe the layout, the condition of the lots and infrastructure, and the general atmosphere of the community. Pay attention to noise levels and parking situations.
- **Speak with Current Residents (If Possible):** If you have the opportunity, try to speak with current residents of Spring City RV & Mobile Home Prk to get their unbiased perspectives on living in the park, their experiences with management, and the enforcement of rules.
- **Inquire About Legal Issues:** If possible, without being intrusive, try to ascertain if there are any ongoing legal disputes involving the park or its management that could affect residents.
- **Thoroughly Review Lease Agreements:** If you decide to proceed further, meticulously review all lease agreements and park rules before signing anything to ensure a clear understanding of your rights and obligations, as well as the park's policies on rent, utilities, rules, and dispute resolution.
In conclusion, based on the severely negative information available from online reviews, local users searching for "RV Parks Near Me" or mobile home parks for long-term residency should exercise extreme caution when considering Spring City RV & Mobile Home Prk in Johnson City, TN. The serious concerns regarding management practices, inconsistent rule enforcement, noise issues, lack of parking, substandard infrastructure, and potential legal problems suggest a potentially problematic living environment that warrants thorough investigation and careful consideration before making any decisions. Prospective residents are strongly advised to conduct extensive due diligence and seek information beyond these reviews before considering this park as their place of residence.

Living in this trailer park is equivalent to living under an HOA virtually would never recommend living there at all yes rent was reasonable at the time but knowing it was getting ready to go up again in January when asked how much they wanted to say when asked for a list of rules and regulations of the park and what you can and cannot do multiple times I've asked for it never once received it not to mention the fact of hearing the neighbors surround sound which is good approximately 80 ft from my camper I could hear their surround sound inside of mine but yet nothing was said to them if you make any sort of noise do you have your neighbors calling and complaining Holly don't recommend living here the place is a s*** hole do you have no room at all there's no parking of any kind if you're in a camper same the hookups for the sewer need improvement dramatically they pick and choose with who gets away with what in there very highly recommend not ever running from this place again
Sep 24, 2024 · southern autoAs for Rusty, you need to get a lawyer. We already have ours. Tell the corporate office that not only you, but the park is getting a lawsuit on it as well. You know it's not right to harass a woman when her husbands away at work. And harraing our child as well. You don't deserve the job nor the power that the people who hired you gave to you.
Jan 02, 2024 · Cosey ButlerCame for the wifi and it doesn't work. Spots are tight not much yard at all. Trees overgrown rubbing on camper to get it in a spot and can't use awning because of more trees. Lots of dog poop not cleaned up should be a $20 night stay not pleased at all.
Aug 16, 2023 · mike krappA nice, safe, peaceful place to live. Chris and Rusty do so much to maintain the park. Couldn’t ask for a better, affordable, neighborhood for my family
Feb 04, 2024 · Rae TaylorQuiet little gem in the middle of everything. Easy on/off the interstate. 25 minutes to Eastman. 25 minutes to the Nuclear fuels.. Full rv hookups if they have one available. Would definitely stay again.
