Squaw Creek Village Introduce
For individuals exploring options within the "RV Parks Near Me" category, particularly with an interest in long-term manufactured home living or permanent residency, Squaw Creek Village in Marion, IA, offers a notable community. Located at 6201 Hennessey Pkwy, Marion, IA 52302, USA, Squaw Creek Village is an all-age manufactured home community. For inquiries, you can reach them at (319) 377-7739 or +1 319-377-7739.
Squaw Creek Village presents a complex and evolving environment, as reflected in various resident reviews. Some residents appreciate the efforts of the current management to improve the community's appearance, noting a positive change in the overall look of the place. There's an active push to encourage residents to maintain their yards and homes, indicating a desire to uplift the community's aesthetic. This suggests that the management is actively working towards creating a more pleasant and well-kept living space. When these efforts are successful, the community can offer a more appealing "place to live," as one review states.
However, it is crucial to consider the contrasting perspectives that highlight inconsistencies and challenges within the community. Some residents express concerns about the frequent turnover of management staff, which reportedly leads to a lack of continuity in rules and policies. This can create confusion regarding aspects like parking regulations, quiet hours, animal policies, and outdoor item restrictions. The community environment, therefore, can be characterized by periods of change and adjustment as new management teams implement their approaches. This fluidity in rules and enforcement is a significant aspect of the environment that prospective residents should be aware of. Additionally, some residents have noted a decline in the park's condition in recent years, though current management efforts are reportedly aiming to reverse this trend. The social dynamics are shaped by these factors, with some residents feeling positive about new management efforts and others feeling frustrated by ongoing inconsistencies.
Squaw Creek Village provides essential services inherent to a manufactured home community, primarily focusing on lot leasing and community management. The management team is a critical component of the resident experience, and recent reviews highlight both positive interactions and significant frustrations. The newest manager, Lillian, along with Desiree, has received positive feedback for their approachability and active engagement with residents, including complimenting well-kept yards and introducing themselves. This suggests a more personable and proactive management style compared to previous administrations, with a stated goal of "cleaning up some of the trash that has moved in here" and "forcing people to clean up their yards and homes." This indicates a strong effort to improve community standards and resident adherence to park rules.
However, long-standing concerns exist regarding the consistency of maintenance and promises made by the office. Reviews suggest that maintenance can be "hit and miss," and "promises of the office" may not "stick for long" due to frequent staff changes. A recurring theme in feedback is the annual increase in lot rent, with residents being charged for "everything possible." This indicates a highly fee-based structure, where residents should anticipate incremental costs beyond the base rent. The implied lack of long-term stability in rules and staffing necessitates a high degree of vigilance and adaptability from residents. For those considering Squaw Creek Village, it is essential to have very clear written agreements regarding all costs and policies, given the reported variability in management and rules over time. This also implies that prospective residents should be prepared for potential changes in policies during their tenancy.
Squaw Creek Village offers both new and pre-owned manufactured homes for sale, catering to a range of budgets and preferences. Homes within the community typically feature multiple bedrooms and bathrooms, providing suitable living spaces for individuals and families. While specific internal features like appliances, flooring, or specific models are not universally detailed, manufactured homes generally offer functional layouts. The community also provides leased land for residents who own their mobile homes. The primary feature of these homes is their position within a managed community, offering a potentially more affordable path to homeownership compared to traditional stick-built housing. It's crucial for prospective residents to understand that the purchase price of a manufactured home is separate from the monthly lot rent, which covers the cost of leasing the land and access to community amenities. Residents are also typically responsible for their own utilities. Given the mentions of "trashy trailers" in one negative review, it is especially important for prospective buyers or renters to physically inspect any property they are considering to ensure it meets their living standards. Availability of homes can fluctuate, with listings sometimes found on general real estate sites like Zillow and Trulia, in addition to direct inquiries with the park management.
Squaw Creek Village is situated in Marion, IA, offering residents access to the amenities and services of both Marion and the nearby city of Cedar Rapids. For recreation and outdoor activities, residents have access to local parks such as Bowman Woods Park and the larger Squaw Creek Park, which offers opportunities for hiking, picnicking, and enjoying nature. Shopping centers, dining establishments, and entertainment options are readily available in Marion and the greater Cedar Rapids metropolitan area. The location provides relatively easy access to major roadways, facilitating commutes to work or other destinations within the region. While specific promotional materials for Squaw Creek Village directly from the park are not detailed in the provided information, manufactured home communities typically emphasize affordability, community living, and convenient locations. However, the comprehensive feedback from residents presents a more nuanced picture that prospective individuals must consider. Key takeaways for those searching "RV Parks Near Me" and considering Squaw Creek Village for a long-term stay include:
- Rent Increases: Be prepared for annual rent increases, regardless of your initial lot rent, and budget accordingly.
- Additional Charges: Expect to be charged for various items or services, so clarify all potential fees upfront. "Bring a checkbook" is a stark warning from a resident.
- Rule Consistency: Be aware that community rules and policies, including those related to parking, quiet hours, and animal policies, may change due to staff turnover. Request current written rules and policies.
- Maintenance: Maintenance can be inconsistent; clarify responsibilities for property upkeep and communicate any issues clearly and in writing.
- Community Cleanliness: While new management is reportedly working to improve the park's appearance, be prepared for potential variations in property maintenance standards within the community.
- Direct Communication: Engage directly with the current management team (Lillian and Desiree, as mentioned in reviews) to understand their vision and approach.
Prospective residents should conduct a thorough on-site visit to observe the current conditions and speak with existing residents if possible, to gain firsthand insights. Given the mixed feedback, it is essential to proceed with a clear understanding of the terms and conditions of residency and to be prepared for a dynamic living environment. Squaw Creek Village could be a viable option for those seeking an affordable manufactured home in the Marion area, provided they enter with realistic expectations and a proactive approach to understanding community guidelines and costs.

Squaw Creek Village Reviews
Well, it's a place to live. The newest manager is trying to improve the looks of the place, but maintenance is hit and miss. Don't expect the promises of the office to stick for long, as the staff lasts about a year and changes, then so do the rules. (Parking in empty lots, quiet times begin when, animal policies, outside items, etc) Expect rent to increase every year just the same, even if you started at the top, and you will be charged for everything possible out here. Bring a checkbook.
Apr 29, 2025 · William PuetzI have to say I am pretty impressed with Lillian. Driving through the park she stopped to compliment me on my yard and introduce herself to me. I have lived here for 14 years and no other manager has done that. I have spoken with Desiree a couple of times and she is also very nice. I'm excited to know they are working hard to clean up some of the trash that has moved in here. I'm also happy to see they're forcing people to clean up their yards and homes. This park has gone downhill in the last couple of years. Welcome to the community ladies!
Sep 30, 2024 · Hope HuenefeldWay too demanding for very little quality and care. Got fined for stupid things like leaving cristmas lights in January up. Also discriminated against my service dog constantly. And didnt fine anyone else's dogs in the area for having their NON service dogs off leash. Don't care if its their "policy" they should not pick at a service dog!!! Very irresponsible with paperwork as well!!!! Terrible company and would never recommend.
Mar 28, 2025 · Crystal LandonMoved here a few months ago with my family! New management had taken over in that timeframe and they are truly amazing. Lillian and Desiree really have made me feel comfortable in the transition and are already doing some good changes to the park. Makes me feel great to be apart of this community!
Aug 06, 2024 · Becca MartinsLived here since 93 and the recent change in management has really made me feel good about this park again. Seen a lot of people come and go. Heard a lot of promises but the two new gals in the office have really out done themselves, wish they would’ve been brought in sooner. They are making our trailer park great again!
