Summit Ridge Introduce
While your search for "RV parks near me" might include various options, if you are considering a long-term residential setting in Converse, Texas, Summit Ridge, located at 7460 Kitty Hawk Rd, presents itself as a mobile home park with notable characteristics. Based on the limited but significant customer reviews available online, Summit Ridge is described as an "upscale trailer park" with a prominent Homeowners Association (HOA). The reviews offer a glimpse into both the potential quality of the community and some concerns regarding security and the strictness of the HOA.
One reviewer explicitly labels Summit Ridge as "an upscale trailer park with a ridiculous HOA." This description immediately sets a tone of a community that aims for a certain standard of living, often associated with higher-end mobile home parks. The term "upscale" suggests that the park may feature well-maintained grounds, attractive landscaping, and potentially higher-quality homes or amenities compared to more basic mobile home parks. However, the strong reaction to the HOA ("ridiculous HOA") indicates that the rules and regulations enforced by the homeowners association might be perceived as overly strict or burdensome by some residents.
The same reviewer further comments that "If the HOA wasn't so harsh, I would literally call this at least a 4 if not a 5 star area." This statement is crucial as it suggests that the underlying quality of Summit Ridge, in terms of its environment and perhaps its residents, is potentially very high. The park might offer a desirable living situation with a pleasant atmosphere and well-kept surroundings. However, the strictness of the HOA appears to be a significant detractor, preventing the community from achieving an even higher rating in this resident's view.
In contrast to the potential for a high-quality living environment, other reviews raise serious concerns about security within Summit Ridge. One series of posts revolves around an alleged incident of someone's door being kicked in. The initial post is not directly visible, but subsequent comments refer to it. One comment states, "They apparently told residents of this area that the social media post was fake about the lady getting her door kicked..." This suggests a potential attempt by management or others to downplay or deny a security incident that was shared on social media, which could raise concerns about transparency and communication regarding safety within the community.
Adding to these security concerns, another reviewer shares a personal experience: "Welllll that's a lie cuz someone is doing something.. They tried to take my mom's car. Between midnight & 9am.🤷🏻♂️ *Edit* Since the person who runs this page responded, I just wanted to let them know, yes.. We made a police report." This is a serious accusation of an attempted vehicle theft within the park. The fact that a police report was filed underscores the gravity of the incident. This review directly contradicts any implication that security incidents are "fake" and suggests that residents may have legitimate safety concerns within Summit Ridge.
Considering these limited reviews, Summit Ridge presents a dichotomy. On one hand, it is described as an "upscale" community with the potential to be a "4 or 5 star area," suggesting a well-maintained and desirable living environment. On the other hand, there are significant concerns raised about the strictness of the HOA and, more alarmingly, about security issues, including an attempted car theft and allegations of downplaying a home security breach.
To provide a more detailed understanding of Summit Ridge for those searching for "RV parks near me" with long-term potential (as mobile home parks often cater to this), we can consider typical aspects of such communities and how the available reviews might inform these:
- Environment: The term "upscale trailer park" suggests a higher standard of physical environment, possibly including well-maintained landscaping, clean streets, and attractive home sites. However, the negative security reviews might detract from the overall sense of well-being and peace of mind within this environment.
- Services and Features: Upscale mobile home parks often offer amenities such as community centers, swimming pools, fitness rooms, playgrounds, and organized activities. The presence and quality of these amenities at Summit Ridge are not mentioned in the reviews but would be expected in a community described as "upscale." The HOA likely plays a role in maintaining these standards.
- Homeowners Association (HOA): The HOA is a central theme in one review, described as "ridiculous" and "harsh." This suggests that residents might face strict rules and regulations regarding property maintenance, modifications, guest policies, or other aspects of living within the community. Potential residents should inquire about the specific rules and fees associated with the HOA.
- Security: The conflicting information regarding security is a major point of concern. While the general "upscale" nature might imply a safer environment, the reported incidents of a door being kicked in and an attempted car theft suggest potential vulnerabilities. Prospective residents should inquire about security measures in place, such as security patrols, surveillance cameras, or gated access.
- Management: The reviews offer indirect insights into management. The alleged attempt to dismiss a security incident as "fake" could indicate a lack of transparency. Conversely, the response from the page administrator to the car theft report suggests some level of engagement with resident concerns. Overall, more information about the responsiveness and effectiveness of the management is needed.
Promotional Information: The description of Summit Ridge as "upscale" and the potential for it to be a "4 or 5 star area" (if not for the HOA) could be seen as promotional aspects, suggesting a higher quality of living. The location in Converse, Texas, part of the San Antonio metropolitan area, also offers access to various city amenities and attractions. However, the serious security concerns and the negative portrayal of the HOA significantly temper any straightforward promotional messaging.
For local users searching for "RV parks near me" with a potential interest in long-term living options, Summit Ridge in Converse, Texas, presents a community with a seemingly upscale environment but also significant considerations regarding the strictness of its HOA and potential security issues. Prospective residents are strongly advised to conduct thorough due diligence, including inquiring about the specific rules and fees of the HOA, understanding the security measures in place, and perhaps speaking with current residents to gain a more comprehensive understanding of the living experience at Summit Ridge before making any decisions.

Dec 18, 2024 · Alexander GauthierI just stumbled upon the reviews and found them an interesting read, generally I couldn’t be bothered with reviews as the negative ones are normally placed in anger rather than rationality! We are owners and have only been in this community for a few months, we absolutely love it here, we have created a lovely comfortable home for ourselves, have lovely neighbors, its quiet, and the place is kept neat. We’d much rather live in this community than an apartment! The staff in the office are polite and helpful.

Apr 28, 2024 · Aaron BrewerMade an appointment to view some houses last Monday. The gentlemen on the phone said we could view all 3 bed 2 bath homes. I asked about rules for pets in the facility and he said “If they are inside pets only and you own the home there is nothing. The only thing we look out for is in rentals and aggressive breed dogs.” I specifically asked because I’m having trouble where I live currently and we have 4 cats.Went out and spent over an hour at the property. They didn’t even have my appointment in the system, then tell us we can only view 3 homes at a time. Due to being given wrong information they let us view 4. So we picked out our top 4. After viewing the second one ask asked if we had any pets. We told her cats and she says “oh okay. Well, we only allow one pet per home and you have to pay $15 a month for the pet.”They limit the amount of animals you can keep inside your own home, as well as charge you $15 month for a pet that never even steps out of your home.Waisted a good part of my Saturday afternoon. If you have no pets and have time to just waist out there looking at 3 homes every trip, go for it. If not, stay away.
