Sun Valley Estates Manufactured Housing Community Introduce
Located in Hemet, California, Sun Valley Estates Manufactured Housing Community at 1445 W Florida Ave Office offers a residential setting for manufactured homes. While specific details about the park's environment, services, and features are not readily available, recent customer reviews provide significant insights into the living experience there. These reviews raise concerns regarding management practices, visitor parking limitations, strict towing policies, reported crime issues, and increasing space rent. For individuals searching within the category of "RV parks near me," Sun Valley Estates might present a long-term option to consider; however, it is crucial to be aware of the serious concerns raised by current residents before making any decisions. Interested parties with RVs should contact the management at (951) 658-8266 or +1 951-658-8266 to inquire about their policies on RV stays, while keeping in mind the overall feedback about the community.
The city of Hemet, where Sun Valley Estates is located, is situated in the San Jacinto Valley of Riverside County. The area is known for its warmer climate, particularly during the summer months, and its proximity to the San Jacinto Mountains, offering some scenic views. Hemet provides a range of essential services and amenities for its residents, including shopping centers, medical facilities, and recreational opportunities. However, one of the reviews for Sun Valley Estates mentions "very bad" crime in the area, which is a significant environmental factor that prospective residents should investigate further and consider seriously. The review also notes that the space rent at Sun Valley Estates is continually increasing, impacting the affordability of living in the community.
Details regarding the specific services and amenities offered within Sun Valley Estates Manufactured Housing Community are not provided in the customer reviews. Typically, manufactured housing communities offer essential infrastructure such as paved roads, individual utility hookups for each home site (including water, electricity, and sewer), and trash disposal services. Some communities may also offer additional amenities like laundry facilities, a clubhouse or community center, swimming pools, recreational courts, or organized social activities. However, given the negative feedback regarding management and visitor policies, the quality and accessibility of these potential services and amenities might be a concern. One review explicitly mentions the limited visitor parking, with only two spaces that are often occupied, and the management's decision to rent out the few visitor spaces that exist. This suggests that visitor convenience is not a priority and could be a significant drawback for those who frequently have guests.
The features of living in Sun Valley Estates, based on the recent customer reviews, raise several red flags. A primary concern is the management, described as "out of control" by one long-term resident who has lived there since 2013. This resident also cautions potential buyers about new rules and the strict towing policy, stating that parking in front of one's own house can lead to towing. The severe limitation on visitor parking, with only two spaces often taken and the management renting out these limited spots, is another significant negative feature. The explicit mention of "very bad" crime in the area is a serious safety concern that prospective residents must consider. Additionally, the continuous increase in space rent adds to the financial burden of living in the community. The overall sentiment from the reviews is negative, with one reviewer explicitly recommending to "look elsewhere" and another advising to "stay away" due to the visitor parking issues.
For individuals considering Sun Valley Estates Manufactured Housing Community as a potential long-term residence, it is crucial to carefully weigh the significant negative feedback provided by current residents. The issues related to management, strict and seemingly unreasonable parking and towing policies, reported crime, and increasing space rent are serious concerns that could significantly impact the quality of life. The typical structure of manufactured housing communities involves owning the home but leasing the land. While this can sometimes be a more affordable option, the increasing space rent mentioned in the reviews could erode this benefit over time. Prospective residents should thoroughly investigate these issues, speak with current residents if possible, and carefully consider whether the potential cost savings outweigh the reported negative aspects of living in this community.
In the context of individuals searching for "RV parks near me," Sun Valley Estates Manufactured Housing Community might technically offer long-term RV spaces, as some manufactured housing communities do. However, given the overwhelmingly negative feedback regarding management and community policies, particularly concerning parking and towing, it would be prudent for RV owners to exercise extreme caution. The very limited visitor parking and the strict towing rules could pose significant challenges for RV owners who might have guests or need temporary parking for maintenance or other reasons. Furthermore, the reported high crime rate in the area is a serious safety concern for any potential resident, including those in RVs. Before considering Sun Valley Estates for long-term RV living, it is strongly recommended to contact the management directly to inquire about their specific policies for RVs, to seek clarification on the parking and towing rules, and to thoroughly investigate the reported crime situation. The negative reviews suggest that this community may not be a welcoming or convenient option for RV owners.
Given the strong negative sentiment and specific concerns raised in the customer reviews, any promotional information for Sun Valley Estates Manufactured Housing Community should be viewed with skepticism. While the park might highlight its location in Hemet or any amenities it may offer, prospective residents should prioritize the recent feedback from those who currently live there. The issues of management practices, parking limitations, towing policies, crime, and increasing rent are significant deterrents that should not be overlooked. It is unlikely that current promotional materials would openly address these serious concerns. Therefore, potential residents should conduct their own thorough investigation, including visiting the property, speaking with current residents (if possible), and carefully evaluating whether the potential benefits outweigh the significant risks and negative experiences reported by others.
In conclusion, Sun Valley Estates Manufactured Housing Community in Hemet, CA, has received concerning feedback from its residents. The reviews highlight significant issues with management, extremely limited visitor parking and strict towing policies, reported high crime rates, and increasing space rent. For individuals searching within the "RV parks near me" category for a long-term stay, while it may be worth a preliminary inquiry about RV accommodations, the serious negative aspects reported by current residents should be a major consideration. Prospective residents of manufactured homes or RVs are strongly advised to proceed with extreme caution, conduct thorough due diligence, and carefully weigh the potential risks against any perceived benefits before considering living in Sun Valley Estates.

Sun Valley Estates Manufactured Housing Community Reviews
I’ve lived here since 2013 every month. There’s new rules buyers please beware. The management here is out of control. We are limited on visitors parking so management took it upon their self to rent out by the month. What little visitor spaces we have. If you park in front of your house, she will have you towed thank before you buy here. The grass is always not greener on the other side. and don’t forget about all the crime here very bad. and the space rent keeps going up all the time. This is just my opinion I would look elsewhere.👎🤷♂️
Feb 15, 2025 · Gary RainwaterNot Visitor friendly. Can't Visit loved ones for 10 minutes cause the Tow Truck is already trying to take your car. There's 2 visitor parking spaces which happen to always be taken. NOT RECOMMENDED stay away
Mar 26, 2025 · Blanca Contreras•Rents cheap, parks mostly clean, but they have drug addicts and loud cars running through the streets at all hours of the night.•Management plays favorites to certain households, and warns and fines other households for ticky tack violations. •Utilities have increased by nearly 75% in the last year.•If you have small children, you wouldn't want then playing outside.•If you attempted to rent you mobile home to someone good luck getting Management to approve it, they select their tenants and make it difficult to approve new renters in your mobile home.•Unfortunately I can go on and on about complaints and negativity, and give little positive feedback. If you're gonna live in a mobile home park look else where.
Jan 19, 2018 · Robby DodsonMy son stays here it looks like they're trying to clean the place up and they're doing a good job and they've got parking control now and I don't think they're going to allow people to stay in travel trailers there any longer just permanent mobile homes so that should make it a lot better there
Jul 29, 2022 · d.s. “Smitty”When I purchased a house the space rent was set at twice that of all the neighbors and kept going up each.I sold my house and the people that I sold it to got a space rent one third of the rate I was paying. The manager protects her friends who were stealing the registration tags off vehicles and protected a friend that managed to run into someone home causing damage. If a child of the managers friend is caught causing damage to someone's property nothing is done while the manager sends letters out threatening every other tenant saying that if their children cause damage or steal from other tenants the parents will be held accountable and told to sell their home and leave the park.Oh and the manager is mentally low IQ, possibly the stupidest person that I have ever had the displeasure of interacting with.
