BEWARE OF THIS COMPANY! THEY ARE LITERALLY THE WORST I HAVE EVER ENCOUNTERED.If this could be less than one star it would be!! The Company is beyond horrible and unprofessionally run. They go through employees at an unbelievable turnover rate. 3 managers there in a year. That says a lot. No one is ever in the office at Sunnyland either.First, they advertise a home on their site for an amount and then charge you 1200 plus tax more because their computer in NC has a different amount. I was in such a hurry to get this done because I had to fly to LA to get a disabled person who would move in, I didn't notice it on the contract until I was selling the home. I wasn't expecting to be cheated. They refused to do the right thing and refund me with all the proof I provided because it had been a year since I signed it. okay...my fault, but being in the property management business for over two decades, I know most companies would, I certainly would have. I did not get the title for going on a year either so it could be registered with the county. The LOT rent went up from 400 to 450 to now, $500 all within a year and a half. The people that live there can't afford those increases. They are money-hungry. The letters that get sent to the homes are rude and negative, which I told them. Always threatening the tenants. I requested the fence going into another neighborhood be fixed so animals and all the riff-raff couldn't go through and the maintenance guy actually told some tenants to tell me to leave it alone or he would make me remove the fence that I was given permission for at the purchase. Oh, and I had a bait and switch on the refrigerator that was in the home. The rusted-up one in the trailer didn't freeze and I had to tell them it was not the one in the picture and call corporate to get it replaced. Knowing everything I know now, I definitely wouldn't have had anyone move there. All the areas surrounding this park are full of drug addicts, thieves, animal abusers, and low lives. They will break in and live in or steal anything if a place looks abandoned. Gunshots at any given time. One girl had her camper on Sudan Rd outside the entrance to the park shot up. There are a lot of people living around there with no water or power. I sold the home in April and it was empty and paid from the 15th to the 30th to give the owners 2 weeks to move it. Due to problems they had with movers, it wasn't until the 11th of June that it got moved. In all that time, I had to make sure the grass was cut and the lot was maintained free of any trash, etc. The new owners paid the rent for May and a portion of June when they had it scheduled to be moved. It was going to have to be pushed a few days longer and the manager and corporate were notified. April, the new manager was understanding and said she wouldn't charge for the few days. Great! Then on Monday, I received an email from Mariana at Corporate that said if not moved by the end of the day, rent would start accruing. I immediately wrote back they couldn't finish until the next morning. She didn't say I would be charged for that day, which she should have so I could get it from the new owners. Once moved, I drove the thirty minutes AGAIN to ensure everything was perfect so I could get my long-awaited depositback. Well, today I received "my deposit" less $60! For what did they take the money out of my deposit? It adds up to 4 days of rent at $15/day, but it couldn't be that, right? I could see 15.00 for the extra day to move the trailer that she didn't tell me we would owe. No explanation, whatsoever. Was it not enough to overcharge me $1200 plus tax? Now, they are taking from my deposit only God knows what. I have the emails and I know there should only be one day of lot rent if they are that desperate. I have emailed and called and texted and am awaiting an excuse, but have had it! WHATEVER YOU DO, DO NOT MOVE HERE OR TO THE ONE IN CENTERVILLE. They are owned by MobileHome Rentals out of NC. - Pamela Roberts

Sunnyland MHP is situated in Byron, Georgia. For those seeking RV parks in this region, the address provides a specific geographical context. You can use online mapping services to understand its proximity to local amenities, attractions, and essential services. Having these contact details allows potential residents to inquire directly about availability, lot sizes, rental fees, and specific park regulations.

When searching for "RV parks near me," one of the most valuable resources for gaining insight into a community is often the feedback from current or former residents. Several reviews available online provide firsthand accounts of experiences at Sunnyland MHP. It's crucial to consider these perspectives as they can offer a glimpse into the management, services, and overall living environment.

One review expresses significant dissatisfaction, using strong language to describe the company as "the worst ever encountered" and "beyond horrible and unprofessionally run." This reviewer highlights a high turnover rate of managers, with three changes occurring within a single year. The review also mentions difficulties in contacting the office at Sunnyland. These points suggest potential challenges in communication and consistent management.

The same reviewer details a specific issue regarding advertised home prices versus the actual charges, claiming an unexpected increase of $1200 plus tax due to a discrepancy with a computer system in North Carolina. The reviewer, who was under time pressure, states they did not notice this discrepancy until later and alleges that the company refused a refund despite provided proof, citing the time elapsed since signing the contract. This raises concerns about transparency in pricing and customer service responsiveness to billing errors.

Further issues raised include a delay in receiving the property title, hindering county registration. The reviewer also reports multiple increases in lot rent within a short period, escalating from $400 to $500 in approximately a year and a half, which they suggest is unaffordable for some residents. The communication style from the management is described as "rude and negative," with letters allegedly containing threats to tenants. These comments point to potential issues with tenant relations and the overall community atmosphere.

Maintenance concerns are also mentioned, specifically regarding a fence between the park and a neighboring area. The reviewer claims a maintenance worker instructed other tenants to tell them to leave the fence alone or face its removal, despite prior permission for its installation. Additionally, a "bait and switch" incident involving a refrigerator is described, where the appliance in the home was different and of lower quality than what was pictured. This suggests potential discrepancies between advertised and actual property conditions.

The reviewer also expresses concerns about the surrounding area, describing it as being populated by individuals involved in drug use, theft, animal abuse, and general "low lives." They mention instances of break-ins, theft, and even gunshots. The reviewer recounts an incident of a camper outside the park entrance being shot up and notes the presence of people living nearby without essential utilities. These observations paint a potentially challenging picture of the neighborhood surrounding Sunnyland MHP.

The process of selling and moving a mobile home from the park is also detailed, highlighting further difficulties. The reviewer states they continued to maintain the empty lot after the sale and paid rent to cover a move-out period. A discrepancy arose regarding additional rent charges due to mover delays, with conflicting communication from the on-site manager and corporate office leading to an unexpected deduction from the security deposit. The lack of clear explanation for this deduction adds to the negative experience described.

Another review echoes negative sentiments, labeling the place a "rip off." This reviewer reports being denied an application despite having good credit and fraud alerts on their account. They allege being asked to pay a $60 fee related to the fraud alert and mention encountering multiple website listings for the same property with potentially false advertising regarding availability. This experience suggests potential issues with the application process and online representation.

The second reviewer also mentions difficulty in contacting anyone at the property office and the corporate office in North Carolina. This reinforces the earlier concern about communication accessibility. The reviewer, originally from Florida, expresses surprise at the described business practices.

Considering these reviews is essential when evaluating Sunnyland MHP as one of the "RV parks near me" that might offer long-term stays. While online reviews represent individual experiences and may not be universally applicable, a pattern of negative feedback, particularly concerning management, billing practices, communication, and the surrounding environment, warrants careful consideration. It is advisable for potential residents to conduct thorough due diligence, including visiting the park in person, speaking with current residents (if possible), and clarifying all terms and conditions before making a commitment.

When searching for an "RV park near me," factors such as the sense of community, the quality of amenities, the responsiveness of management, the clarity of contracts and fees, and the safety and environment of the surrounding area are all crucial. The information gathered from these online reviews raises questions in several of these areas regarding Sunnyland MHP. Therefore, prospective residents should weigh these concerns against any potential benefits the location might offer and compare it with other available RV parks in the Byron, Georgia region to find the most suitable long-term living arrangement.
