BEWARE OF THIS COMPANY! THEY ARE LITERALLY THE WORST I HAVE EVER ENCOUNTERED.If this could be less than one star it would be!! The Company is beyond horrible and unprofessionally run. They go through employees at an unbelievable turnover rate. 3 managers there in a year. That says a lot. No one is ever in the office at Sunnyland either.First, they advertise a home on their site for an amount and then charge you 1200 plus tax more because their computer in NC has a different amount. I was in such a hurry to get this done because I had to fly to LA to get a disabled person who would move in, I didn't notice it on the contract until I was selling the home. I wasn't expecting to be cheated. They refused to do the right thing and refund me with all the proof I provided because it had been a year since I signed it. okay...my fault, but being in the property management business for over two decades, I know most companies would, I certainly would have. I did not get the title for going on a year either so it could be registered with the county. The LOT rent went up from 400 to 450 to now, $500 all within a year and a half. The people that live there can't afford those increases. They are money-hungry. The letters that get sent to the homes are rude and negative, which I told them. Always threatening the tenants. I requested the fence going into another neighborhood be fixed so animals and all the riff-raff couldn't go through and the maintenance guy actually told some tenants to tell me to leave it alone or he would make me remove the fence that I was given permission for at the purchase. Oh, and I had a bait and switch on the refrigerator that was in the home. The rusted-up one in the trailer didn't freeze and I had to tell them it was not the one in the picture and call corporate to get it replaced. Knowing everything I know now, I definitely wouldn't have had anyone move there. All the areas surrounding this park are full of drug addicts, thieves, animal abusers, and low lives. They will break in and live in or steal anything if a place looks abandoned. Gunshots at any given time. One girl had her camper on Sudan Rd outside the entrance to the park shot up. There are a lot of people living around there with no water or power. I sold the home in April and it was empty and paid from the 15th to the 30th to give the owners 2 weeks to move it. Due to problems they had with movers, it wasn't until the 11th of June that it got moved. In all that time, I had to make sure the grass was cut and the lot was maintained free of any trash, etc. The new owners paid the rent for May and a portion of June when they had it scheduled to be moved. It was going to have to be pushed a few days longer and the manager and corporate were notified. April, the new manager was understanding and said she wouldn't charge for the few days. Great! Then on Monday, I received an email from Mariana at Corporate that said if not moved by the end of the day, rent would start accruing. I immediately wrote back they couldn't finish until the next morning. She didn't say I would be charged for that day, which she should have so I could get it from the new owners. Once moved, I drove the thirty minutes AGAIN to ensure everything was perfect so I could get my long-awaited depositback. Well, today I received "my deposit" less $60! For what did they take the money out of my deposit? It adds up to 4 days of rent at $15/day, but it couldn't be that, right? I could see 15.00 for the extra day to move the trailer that she didn't tell me we would owe. No explanation, whatsoever. Was it not enough to overcharge me $1200 plus tax? Now, they are taking from my deposit only God knows what. I have the emails and I know there should only be one day of lot rent if they are that desperate. I have emailed and called and texted and am awaiting an excuse, but have had it! WHATEVER YOU DO, DO NOT MOVE HERE OR TO THE ONE IN CENTERVILLE. They are owned by MobileHome Rentals out of NC.

I received an email saying that I was denied it had fraud alert $60 they want you to pay then they want you to pay another fee this place is a rip off they have two three different sites also when they tell you that this property is for rent it's not property that's for rent it's another place false advertising under two three different names don't move here just took me my husband money can't never talk to anyone at all I'm from Florida never seen anything like it I contact property office North Carolina no answer

The water there is not drinkable the property is not maintained at all they allow dogs run around. all they want is your money, they will enter your property without a notice and if they don't get what they want you will be put out they are nothing but thieves and Crooks. The trailer you are under contract to buy puts you at will to repair all damages yourself. Once they feel like they've made money off you they wii evict you, and release. The reason behind that is once trailer is moved off their property they are not allowed to put another one back by city code ordinance. "Loose of money" and if anybody is interested in purchasing the property as it is up for sale the P&L statements are doctored. That property isnt worth no 2mil. Check the current evaluation that was done on the property.

Gave the required notice of moving date of April 1st. Lot was spotless when i moved. Guess i got the april fool joke played on me. Been now 5 months and still cant get my deposit back. If you font have money to throw away dont rent in this park.
