Sunshine Mobile Home Park Introduce
When searching for "RV parks near me" in the St. Petersburg, Florida area, Sunshine Mobile Home Park, located at 7403 46th Ave N #48, St. Petersburg, FL 33709, is a mobile home park that appears in listings. They can be contacted at (727) 541-1079 or +1 727-541-1079.
The available online reviews present a mixed picture of Sunshine Mobile Home Park, with both positive and negative aspects that potential RV travelers should carefully consider. Understanding these perspectives is crucial when evaluating it as a potential option for your RV stay.
One reviewer highlights the positive aspects, stating that "Tina, the park manager is extremely kind, patient, and helpful!" This positive feedback regarding the management is a significant plus, as a responsive and helpful manager can greatly enhance the living experience. The same reviewer also appreciates the park's proximity to beaches like Treasure Island, a major attraction in the St. Petersburg area. Additionally, they mention the presence of manatees and dolphins in a "little river in the community," suggesting some access to local waterways and wildlife viewing opportunities.
However, another review from a potential buyer raises serious concerns. This individual, who was looking for a trailer in the area, noted a large number of inexpensive mobile homes for sale within Sunshine Mobile Home Park. Their investigation led them to believe that this high turnover and lower prices might be due to a "lot rent is over a $1,000 a month." If this information is accurate, it represents a very high monthly cost for simply renting the land on which a mobile home sits, which could be a significant deterrent for long-term RV residents as well, if similar rates apply.
The same reviewer also strongly criticizes the park's advertising of "waterfront property," clarifying that this refers to "Joe's Creek that runs through the back and is infested with gators, rats and snakes." They share a personal experience of living near this canal and prohibiting their children from going near it due to its condition and the presence of potentially dangerous wildlife. The reviewer describes the creek as "dirty" and expresses concern for retirees living in the park due to the high lot rent and the perceived negative aspects of the location.
Furthermore, this review is highly critical of the park's location, stating that it is "not even in a nice part of Pinellas County" and is situated in a "sketchy area where there are very few nice homes around." The reviewer characterizes it as a "lower income area of St Petersburg and also a high crime area." While these are subjective assessments, they raise red flags about the safety and desirability of the neighborhood surrounding Sunshine Mobile Home Park.
The potential buyer also points out the high number of homes for sale in the park compared to neighboring parks with "reasonable lot rents and very few homes for sale," suggesting a potential issue with the desirability or affordability of living in Sunshine Mobile Home Park long-term. The reviewer speculates that "at least 80% of the homes here for sale," indicating a high level of resident turnover or dissatisfaction.
Finally, this reviewer questions the value proposition for out-of-state visitors, acknowledging the park's proximity to beaches but asking, "how many times are you really going to go to the beach? Is it enough times to justify this high rent." This suggests that the primary advantage might not outweigh the potential drawbacks for many, especially if the high lot rent translates to expensive RV site rentals.
Considering these contrasting views, potential RV travelers searching for "RV parks near me" need to carefully weigh the reported kindness of the park manager and the proximity to beaches against the serious concerns raised about high lot rent (which might indicate high RV site fees), the condition of the "waterfront" area, and the safety and desirability of the surrounding neighborhood.
To provide a more objective introduction, we can consider the environment and potential services based on the limited information and general expectations for a mobile home park that might also accommodate RVs in St. Petersburg, Florida:
- Environment: Located in St. Petersburg, the park benefits from the general climate and attractions of the area, including warm weather and access to the Gulf Coast beaches (though the immediate surroundings are described negatively by one reviewer). The presence of a "little river in the community" suggests some natural water features within or adjacent to the park, although its condition is disputed in the reviews.
- Services and Features (Speculative): As Sunshine Mobile Home Park is primarily a mobile home park, services might be geared towards long-term residents. However, if RVs are accommodated, potential services could include RV sites with utility hookups (electricity, water, sewer), trash disposal, and possibly laundry facilities. The positive mention of a kind park manager suggests that assistance and communication might be a strong point. However, the reviews do not provide information about specific amenities for RV guests like restrooms, showers, or recreational facilities.
- Proximity to Attractions: The park is located near Treasure Island and potentially other beaches in the St. Petersburg area, which is a significant draw for tourists and seasonal visitors. However, the actual distance and ease of access are not detailed.
Given the significant concerns raised about the high lot rent and the neighborhood's safety and desirability, it is crucial for anyone considering Sunshine Mobile Home Park as an "RV park near me" to conduct thorough due diligence. Direct contact with the park management is essential to clarify several key points:
- Do they accommodate RVs for short-term or long-term stays?
- What are the rates for RV sites (daily, weekly, monthly)? It is particularly important to inquire about any fees that might be comparable to the high lot rent mentioned.
- What are the specific amenities available for RV guests?
- Can they provide more information about the "little river" within the community, its condition, and any safety guidelines?
- What security measures are in place within the park?
- Can they address the concerns raised about the safety and desirability of the surrounding neighborhood?
There is no information provided about any promotional offers at Sunshine Mobile Home Park. When contacting them, it would be wise to inquire about any special rates for RVers, especially for longer stays.
In conclusion, Sunshine Mobile Home Park in St. Petersburg, Florida, offers the potential benefit of a kind park manager and proximity to beaches. However, the strong concerns raised in a recent review regarding very high lot rent (which could indicate high RV fees), the condition of the local waterway, and the safety and desirability of the surrounding neighborhood are significant factors that cannot be ignored. Potential RV travelers searching for "RV parks near me" should carefully weigh these aspects and prioritize direct communication with the park management to obtain clear and accurate information about RV accommodations, rates, amenities, and safety measures before making any decisions. It would also be prudent to consider other RV park options in the St. Petersburg area to compare costs and environments.

Sunshine Mobile Home Park Reviews
Tina, the park manager is extremely kind, patient, and helpful! I love being close to the beaches like Treasure Island! And not to mention manatees on dolphins at the little river in the community
Jul 26, 2024 · Jordyn RoeThis is a review from a potential buyer. I've been looking for a trailer for quite some time now and I've noticed that there are a TON of mobile homes for sale in this park and they are pretty inexpensive. Upon further investigation, I see it's probably because the lot rent is over a $1,000 a month. If that's the case, I'll just by a place and own my property. You advertise waterfront property. You mean Joe's Creek that runs through the back and is infested with gators, rats and snakes? It also ran through my property when I lived near there and my kids were never allowed near the canal. It's dirty. I feel bad for the retirees trying to make ends meet and living here. First off, it's not even in a nice part of Pinellas County. It's literally in a sketchy area where there are very few nice homes around. It's in a lower income area of St Petersburg and also a high crime area. I'm writing this to let the greedy owners know that I see your greedy people and I think you are the WORST. The neighboring parks in this area have reasonable lot rents and very few homes for sale. This place? It seems like every other home for sale on Zillow is here. They must have at least 80% of the homes here for sale. Also, for people out of state, yes, it's a few miles from the beaches but how many times are you really going to go to the beach? Is it enough times to justify this high rent. Owners, you are running your residents out of this park. Shame on all of you greedy corporate American.
Jan 28, 2025 · Honey BunchManager was nowhere to be found post Milton. Dogs yapping all the time. Neighbors parking all over your lot until you say something. Lot rents are high claiming we are not low income housing. Take a walk thru Sunshine sometime especially the east side and if this isn't low income housing conditions I don't know what is. The grounds are still a mess for Milton .Manager seems like she only cares about her lame clubhouse food pantries little bulletins and secondary things that do not matter. Cigarette buts everywhere and dogs walked past lot borders. This park was way nicer 3 years ago before legacy and Ms Mastry was the manager.
Nov 27, 2024 · Allen LatherowOwned by heartless corporation that keeps going up on lot rents beyond any other place in town. Not worth the price for the lack of amenities offered. Retired people on fixed incomes are being priced out of homes that they already own. Shame on you Legacy! All you care about it making more money. Making residents pay your property taxes on top of ridiculously high lot rents? I hope Florida puts new laws into place to protect seniors and stops you from this madness.
