The Park on 46th (behind WestGate) Introduce
Are you searching for "RV parks near me" in St. Petersburg, Florida, and considering a mobile home park for a potentially long-term stay within a community setting? The Park on 46th (behind WestGate), located at 7499 46th Ave N, St. Petersburg, FL 33709, USA, presents a mobile home park that has garnered both positive and concerning feedback from its residents. While the primary focus is on mobile homes, some mobile home parks do accommodate RVs for extended periods, making it a potential option to explore. You can contact them at (727) 233-3535 or +1 727-233-3535 for inquiries.
One resident, who has been living in The Park on 46th for six years, shares a positive experience, highlighting the "hospitality and contact" with both the Park Management and the Owner. This long-term resident feels "blessed and happy" with the park, mentioning opportunities such as "yard of the month," "meet and greet" events, and other giveaways, suggesting efforts to foster a sense of community and engagement among the residents. This positive perspective encourages others to consider looking at the properties and the beautification efforts undertaken by some residents.
However, another, more critical review paints a starkly different picture of The Park on 46th. This reviewer describes the park as "set in the back," with the entrance sign located at the second, west driveway. They characterize the park as "Lazy Laid back," but this description seems to be aimed at the quality of lawn maintenance, which is described as the "bare minimum." More seriously, this reviewer alleges that the "Park maintenance people have been known to be verbally abusive" and that "Park management does not instruct them to be apologetic." These are significant concerns regarding the treatment of residents by park staff.
Furthermore, the critical review accuses the "Park management" of attempting to "twist the REGULATIONS to serve their purposes" and having "very little interest in the betterment of the residents." The most alarming allegations include claims that park management has "on multiple occasions railroaded a resident right out the door and then took their, (the residents), trailer as their own property," subsequently reselling it for their own profit after basic cosmetic repairs. These are extremely serious accusations that potential residents should be aware of and investigate further if considering this park.
In terms of the park's physical environment and infrastructure, the critical review states that there have been "no" improvements to the "Park Grounds, roads, and certainly no improvements to the water drainage." A significant issue highlighted is the severe flooding, described as flooding "like a river" that affects not just the street but also yards, forming "lakes and rivers" due to a lack of proper drainage canals and improper land grading. The reviewer claims that water can flood right up to residents' front doors, and that park management takes no action to correct this problem. The only drainage mentioned was near the mailboxes, which was allegedly "incorrectly installed" and results in a large puddle.
The east side of the park is described as having "constant standing water" that runs like a river through the yards during the rainy season. The park's alleged response to these significant drainage issues is to "raise the lot rent a lot and do nothing about the problems." This paints a picture of a park with potentially serious environmental issues that are not being addressed by management, according to this reviewer.
Considering the contrasting reviews, The Park on 46th (behind WestGate) appears to be a mobile home park with a community that some residents appreciate for its management's engagement and neighborly atmosphere. However, there are also serious allegations regarding the conduct of park maintenance and management, particularly concerning resident evictions, property acquisition, and a lack of attention to critical infrastructure issues like water drainage and flooding.
For individuals searching for "RV parks near me" in St. Petersburg and considering a long-term stay in a mobile home park like The Park on 46th, it is crucial to approach with caution and conduct thorough due diligence. Key steps should include:
- Directly Contact the Management: Inquire about their policies on RVs, the availability of lots, lease terms, and the amenities offered. Ask specifically about the park's maintenance procedures, security measures, and any planned improvements.
- Inquire About Drainage and Flooding: Given the serious allegations, it is essential to ask management directly about the history of flooding in the park and any measures they have taken or plan to take to address it.
- Ask About Resident Relations: Inquire about the park's rules and regulations regarding resident conduct, management dispute resolution, and the process for addressing concerns.
- Visit the Park: If possible, visit The Park on 46th to assess the environment firsthand. Observe the condition of the grounds, roads, and drainage. If possible, try to speak with current residents to get a broader range of perspectives on living in the park.
- Seek Information on Mobile Home Sales/Transfers: If the intention is to potentially purchase a mobile home within the park, inquire about the park's policies on sales, transfers, and any fees or regulations involved.
In conclusion, The Park on 46th (behind WestGate) in St. Petersburg presents a complex picture based on the available reviews. While some residents appreciate the community feel and management's engagement, serious concerns have been raised regarding maintenance, management practices, and significant infrastructure issues like flooding. For those seeking "RV parks near me" for a long-term stay and considering this location, thorough investigation and direct communication with the park management are strongly recommended to gain a comprehensive understanding of the living conditions and policies before making any commitments.

The Park on 46th (behind WestGate) Reviews
So when we sold our house in Pinellas Park. We were looking to downsize to a place we can just lock and go anytime we wanted to So my husband found this Mobile home Park thru a Manager at the time. My husband and I have been here going on 6yrs. And we are truly blessed and happy with this Park. The hospitality and contact we have with not just our Park Management but our Owner also. They offer opportunity for yard of the month. Meet and greet. And other give always. So with that said we would recommend others to come and look at our properties and look at the beautification other residents have done to there trailers. So ty all for being great neighbors we have.
Sep 02, 2023 · patricia MinderThis Park on 46th is set in the back. The sign is at the second, west, driveway entrance. The Park is described as a Lazy Laid back. The lazy part are the lawn maintenance people hired to do the bare minimum. The Park maintenance people have been known to be verbally abusive and the Park management does not instruct them to be apologetic. The Park management seems to think they can twist the REGULATIONS to serve their purposes and they have very little interest in the betterment of the residents. They, the park management, have on multiple occasions railroaded a resident right out the door and then took their, (the residents), trailer as their own property. Then after basic cosmetic rehab resell the property for their own profit. There has been, "no", as in Zero, none, nada improvements to the Park Grounds, roads, and certainly no improvements to the water drainage. The Park floods like a river and not just the street. The flooding is due to lack of proper drainage canals so the water has no run off and floods your yard and forms lakes and rivers which only absorbs with the passing of much time as the Park has not graded the land properly and the water comes in, but is slow to go out, flooding right up to your front door and the Park management will do nothing to correct this issue. The only drainage installed was by the mail boxes. It was incorrectly installed and that whole area of street is one big puddle until the sun finally dries it all up. The east side of the Park has constant standing water and it runs like a river through the yards all rainy season. The Parks only response is to raise the lot rent a lot and do nothing about the problems of water running through the property like a river every time it rains. Thank you Park on 46th for nothing. That is all you do for us, nothing.
Oct 25, 2024 · Robert LaneI thought I had submitted when you sent out the 1st invite. We have been here 3 years in November. We love our little trailer. My sister and I were not together during our lives, and now in our old age we can be. Everyone has ups and downs but I live sitting out on my patio with my coffee ☕️ in the mornings. We have all sorts of birds and squirrel families. I find that most relaxing.
Sep 15, 2023 · Renee DelzellBeen here a whole 2weeks now. The girls next door are SO friendly. It’s a lovely quiet park. And the dude across the street has a Harley!! Can’t wait to get mine! I am looking forward to coming home and relaxing!!! Thanks for accepting me!
