Tempe Cascade Mobile Home Estates Introduce
If you are searching for "RV parks near me" in the Tempe, Arizona area, Tempe Cascade Mobile Home Estates, located at 2340 E University Dr #4, Tempe, AZ 85288, USA, is a mobile home park that may offer spaces for recreational vehicles. Situated on East University Drive, this location provides access to various parts of Tempe and the wider Phoenix metropolitan area. However, the available customer reviews present a stark contrast, with some praising the environment and staff while others express serious concerns about the management and amenities, which potential RV residents must carefully consider.
Tempe Cascade Mobile Home Estates' location on East University Drive offers convenient access to the amenities and attractions of Tempe, including Arizona State University, Mill Avenue's vibrant entertainment district, shopping centers, and various dining options. The proximity to major transportation routes would also facilitate travel to other parts of the Valley. The initial positive review describes a "Great place" and specifically commends Barbara and Kim at the front desk for being "friendly, courteous and professional." This reviewer also highlights the appealing aesthetics of the community areas, noting a "Sparkling clean pool, beautiful green grass and pine trees," and describes the park as "Quiet. Peaceful. Love it." This positive feedback suggests that the physical environment of Tempe Cascade can be quite attractive and well-maintained in certain aspects.
However, a subsequent, significantly more detailed review presents a drastically different perspective, raising serious concerns about the park's management and the availability and condition of amenities. This reviewer states they "ABSOLUETLY HAVE TO GIVE LESS THAN 1 STAR ON THIS PLACE!" and identifies the "so called management team leader Barbara" as the primary issue. Allegations include inconsistent application of park policies ("Silver King Policy"), refusal to provide these policies upon request ("This conversation is over"), and an unwillingness to address resident concerns ("ALWAYS OVER" with "NO ONE TO TALK TO ABOVE HER!"). This paints a picture of a potentially uncooperative and unresponsive management style.
The negative review further details several specific issues with the park's amenities. The pool hours were reportedly changed to 9 am - 5 pm, which the reviewer argues are "WORK & HOTTEST HOURS OF DAY?" leading to an empty pool during the summer heat. The reviewer claims that the park's webpage boasts "Resort Style Living" with amenities that are not actually available. The clubhouse is reportedly unused, the fitness center boarded up, and the playground equipment described as "outdated metal & broken with lots of animal waste around it" with the swings padlocked. The hot tub is allegedly unusable due to "slime," and the laundry facilities have been "locked up until further notice" for nearly two years. The reviewer emphasizes the futility of requesting repairs or addressing these issues due to the management's alleged dismissive attitude.
This detailed negative review strongly advises against buying property in the park and expresses the reviewer's intention to leave as soon as remodeling allows. The reviewer's attempt to seek assistance from the Mobile Home AAMHO organization reportedly yielded no help, further highlighting the challenges faced by residents with management issues. The reviewer concludes by expressing hope that their "long rant does help someone make an informed choice when it comes to living here."
Considering these contrasting reviews, potential RV residents need to carefully weigh the positive comments about the park's aesthetics and some staff members against the serious allegations of poor management and unavailable or poorly maintained amenities. For those searching for "RV parks near me," Tempe Cascade Mobile Home Estates presents a complex picture. While the initial positive review suggests a pleasant environment, the detailed negative review raises significant red flags regarding the overall living experience and the responsiveness of the management.
If Tempe Cascade Mobile Home Estates does accommodate RVs, typical amenities might include:
- RV Sites: Designated spaces for parking recreational vehicles, the size and hookup availability of which would need to be verified.
- Utility Hookups: Connections for electricity, water, and sewer are essential for RV living, and their reliability should be confirmed, especially given the reported maintenance issues.
- Basic Facilities: Restroom and shower facilities may be available, but their cleanliness and condition, based on the negative review, could be a concern.
- Laundry Facilities: The negative review explicitly states that these are locked up, making this amenity potentially unavailable to RV guests.
- Recreational Amenities: While a "sparkling clean pool" is mentioned in the positive review, the negative review describes a change in hours and an underutilized pool. Other recreational facilities like the fitness center, playground, and hot tub are described as unusable or poorly maintained.
For local users searching for "RV parks near me" in Tempe, Tempe Cascade Mobile Home Estates' location on East University Drive might be appealing. However, the significant concerns raised in the detailed negative review regarding management, amenity availability, and overall park upkeep cannot be ignored. It is crucial to conduct thorough due diligence and seek further information before considering this park for an RV stay.
To obtain more information, you can contact Tempe Cascade Mobile Home Estates at (480) 968-3263 or their mobile number, +1 480-968-3263. When contacting the management, it is essential to ask specific questions about the current status and availability of all advertised amenities, the park's policies and how they are enforced, and how resident concerns are addressed. Be prepared to inquire about the issues raised in the negative review to get the management's perspective and assess their responsiveness.
In conclusion, Tempe Cascade Mobile Home Estates in Tempe, Arizona, offers a potentially appealing location and some positive aspects like a clean pool and friendly front desk staff. However, the serious allegations of poor management, unavailable or poorly maintained amenities, and inconsistent policy enforcement, as detailed in one of the reviews, present significant concerns for potential RV residents. For those searching for "RV parks near me," it is strongly recommended to carefully weigh these contrasting opinions, conduct thorough research, and directly address the concerns raised in the negative review with the park management before making a decision about staying at Tempe Cascade Mobile Home Estates.

Aug 20, 2022 · Free Dance Gypsy**UPDATE*** I reached out to AAMHO once again! & this time they were VERY helpful, so I HAVE to update the portion of the review on AAMHO, so glad I tried again, (must have been someone who had a bad day?)***I ABSOLUETLY HAVE TO GIVE LESS THAN 1 STAR ON THIS PLACE!It is the so called management team leader Barbara that is the worst part about this whole park. Barbara often quotes "Silver King Policy" but when asked to provide these policies, I again quote her "This conversation is over" I have tried to speak on multiple issue with her, but the conversation is "ALWAYS OVER" & there is NO ONE TO TALK TO ABOVE HER! So we are at the liberty of her whims & afraid of her retaliation. The pool hours have changed from 9-9 to 9-5 (WORK & HOTTEST HOURS OF DAY?) & I have never seen the pool so empty in a summer (RECORD HEAT - NO COOLING OFF AFTER WORK). You can do your own research online, but don't believe the web page as it brags of a 'Resort Style Living' here, with amenities, but they are not available really. I haven't seen anyone in the Clubhouse since they took over, currently the Fitness center is boarded up, the playground equipment is outdated metal & broken with lots of animal waste around it. I found the swings padlocked last month (see image) & the hot tub - no one uses it cuz of the slime in it. The laundry facilities are locked up until further notice; for almost 2 years. There is no asking to have these things fixed due to Barbara's "THIS CONVERSATION IS OVER" issue. It is a bad idea to buy here. I am remodeling so I can leave ASAP. I was so tired of feeling powerless by this living I joined the Mobile Home AAMHO organization to try to get help to talk to her by professionals, but that was no help. So this place is not improving any & neither is Barbara & it is worse off than the nice place I chose when moving here in 2015 just a few years ago (SAD). I hope this long rant does help someone make an informed choice when it comes to living here & maybe buy my place if you insist on it. I thought I had found a home for me & my family but this is just a stepping stone, not a permanent solution as long as it remains to be run into the ground by management. I wish Barbara cared about this place as much as she cared about being right.YELP - https://www.yelp.com/biz/tempe-cascade-tempe

Apr 08, 2025 · Julie StevensI am changing my 5 star review from 2017 prior to new owners to a 1 star. If I could give a lower score I would.*****On a good note, I will say, I know and love many of my neighbors. I am on first name basis with many on my street and in the park.*Silver King, the new owners, have been big on plans and light on keeping promises. Thry were fast to raise the rent and slow to make changes*The extremely poor managment since July 2018 has made it so that I want to move. If I had the money to relocate after pouring about 30k into this 'one step up from homeless' I purchased Dec 2917, I would move.*I am a disabled widow on Social Security and management has not been fair handed and has not and does not evenly apply the rules or policies to the residents.*Everything has gone downhill severely in the entire park. .*Landscape maintenance, the what used to be lush grass areas which is now covered in sharp stickers. When I took my grandchildren to play I spent 5 minutes pulling stickers from my screaming 1 year old grandaugher. The managers only comment when I told her was, 'We didnt bring them with us'.*The waterfall has been an empty eye sore for months. The pools turned dark green and was closed all winter and even now remains closed and although cleaned again, rules have changed*Landscaping plantings in pots were removed or were deliberately allowed to die. When I told the manager I would be willing to nurse them back to health she told me (running theme with her towards me) that "You have too many plants in your yard!"*There is no longer a Santa mailbox, Christmas or Easter party, monthly newsletters. We can no longer have yard sales, or rent the club house. ..cant even go IN the clubhouse.*I was told I could not put in a little library, a shade tree, or an archway. When I asked the manager about my previously approved home colors, I was told I had to get them approved again, even though paint was already purchased. I can't put up garden shade cloth without permission and since I have not been granted permission for anything, I wont have a spring garden this year.*I have disputed my electric bill every month since July 2018 when my single wide was over 400$. From July to November it was in the 400 range or more a month. I refused to pay it after the second month. I paid 100$ which was more than it should be. It was proved to be a faulty meter. My bill is still wrong and reflects late fees I do not owe. It took 5 months to finally get my electric meter replaced. The manager still has not refunded the several months I overpaid on electric by hundreds of dollars. I keep being assure that corporate would handle correcting the bill*I was given permission by previous manager to install mulch in April 2018. In June I installed it. -$$$ The mulch lowered the ambient temperature of the exterior of the home, reduced weeds, reduced the dirt that flew in high winds, help with soil run off and mud when watering or in rains. Added to that it was improving the caliche soil that we have in the park.*Management sent me a certified letter Sept 2018 telling me I had 10 days to remove it or be evicted. More $$$ I could ill afford. I had it removed. They verbally said that since I complied thry would pay to have rock installed for me. We discussed 1/4" or 1/2" river rock in lieu of crushed gravel as it is more forgiving when I fall. (I am physically disabled) ...nothing was installed.* Managment did send me a thank you letter for 'quickly complying'. Empty promises that have not been put in writing mean nothing to current management. There are others in the neighborhood who have mulch and nothing has been said to them as of 4/19/19. Managment "Did not want to go there with me again" when I asked about rocks and the mulch. When I call the office the majority of the time the manager does not answer or return my calls.I am fed up, and will would not be able to get my money back out of this place, which I considered to be my retirement home...my last move. I am a prisoner of the Silver King Company.
Feb 06, 2020 · Angela LowerFirst of all, I want to share how bad this place is. Barbara the manager is the rudest person ever. She acts like she cares she will tell you if you have a concern to email her. She will email you back with nonsense. Parking spot if you can’t find one might as well go park at a gas station and sleep inside your car. By the way, the jacuzzi is dirty and the pool don't take your kids. She will literally yell at a 2-year-old if they aren’t following the rules. Its my kid and I will correct my child. You have no business interfering while I'm trying to correct my child. The trash gets piled up and I truly hope they replace the manager she is not helpful and so disrespectful.
