Davison East Introduce
If you are a local resident of Davison, Michigan, or the surrounding Genesee County, and you are searching for "rv parks near me" that might accommodate long-term stays or offer the option of living in a mobile home, Davison East, located at 11100 Davison Rd, Davison, MI 48423, USA, is a mobile home park that warrants consideration. While the platform category is "rv parks near me," it's important to understand that mobile home parks often cater to individuals and families seeking more permanent or long-term residency, which can sometimes include those with RVs looking for an extended stay. This introduction aims to provide a detailed and objective overview of Davison East based on the limited information available, including resident reviews, to help local users assess its suitability for their needs.
Understanding the Environment of Davison East:
Davison is a city in Genesee County, Michigan, known for its community atmosphere and proximity to both urban amenities and natural landscapes. Davison East, being located on Davison Road, is likely situated within a residential or semi-residential area of the city. The environment would likely consist of individual mobile home lots, roadways within the park, and potentially some communal green spaces. The overall aesthetic and upkeep of the park can vary, and this is an aspect that potential residents might want to investigate further by visiting the location.
The reviews offer limited insight into the broader environment beyond the park itself. However, living in Davison provides access to local schools, shopping centers, restaurants, and other essential services. The proximity to major roads like Davison Road would likely offer convenient transportation links to other parts of Genesee County and beyond. The natural environment of the region includes lakes, parks, and forests, providing opportunities for outdoor recreation within a reasonable driving distance.
One resident mentioned securing a 10-year lease in 2016 and residing there until their double-wide trailer was paid off in January 2025, at which point they moved the trailer. This suggests that Davison East accommodates residents who own their mobile homes and lease the land within the park for extended periods. This model is common in mobile home parks and can be attractive to those seeking a more stable and long-term living situation than traditional RV parks typically offer.
Another review describes Davison East as their "micronations," and while the context of this statement is unclear and seems unrelated to the park's general environment, it doesn't provide objective information about the physical surroundings.
The third review offers a more tangible observation about the environment within the park, noting that it is a "Nice place" but expressing concern about the presence of a large number of cats. The reviewer mentions multiple homes having 10-12 cats on their porches daily and the presence of nine kittens in the yard. They also note that these cats will sit on vehicles. This suggests that while the park might have some positive aspects, the prevalence of unmanaged or feral cats could be a significant environmental factor for potential residents, particularly those with allergies, pets, or concerns about property damage.
Potential Services and Amenities at Davison East:
Mobile home parks typically offer a range of services and amenities to support long-term residency. Based on the nature of such parks, Davison East might provide:
- Individual Lots with Utilities: Residents typically lease individual lots that include connections for essential utilities such as water, sewer, and electricity. The responsibility for paying these utilities might vary.
- Road Maintenance: The park would likely maintain the internal roadways to ensure accessibility for residents.
- Trash Removal: Services for the collection and disposal of household waste are usually provided.
- Common Areas: Some mobile home parks offer communal green spaces or recreational facilities, but this is not mentioned in the reviews for Davison East. Potential residents should inquire about the presence and upkeep of any common areas.
- Management Office: A management office is usually present to handle leases, maintenance requests, and other resident concerns. The phone numbers provided suggest the existence of a management office.
It is important to note that the reviews do not provide specific details about the services offered. The focus is more on the experience of living there and a particular issue with pets. Local users considering Davison East should contact the management directly to inquire about the full range of services and amenities provided, including any rules or regulations regarding pets, lot sizes, and lease terms.
Features of Davison East for Potential Residents:
Based on the limited information, the features of Davison East that might appeal to local users looking for long-term residency could include:
- Long-Term Lease Options: The mention of a 10-year lease indicates that Davison East caters to residents seeking a stable, long-term living situation, which can be a significant advantage over short-term RV parks.
- Established Community: As a mobile home park that has been operating for a significant period (the 10-year lease started in 2016), it likely has an established community of residents.
- Location in Davison: The address provides access to the amenities and services available in the city of Davison and the broader Genesee County area.
- Potential for Home Ownership: The first review indicates that residents can own their mobile homes and lease the land, offering a pathway to homeownership with potentially lower upfront costs than traditional housing.
However, the issue with the large number of cats, as highlighted in one review, could be a significant negative feature for many potential residents. The presence of numerous unowned or poorly managed cats can lead to issues such as noise, odors, potential health concerns, and damage to property (as noted by the reviewer regarding cats sitting on vehicles). This is a crucial aspect that local users should be aware of and investigate further if they are considering Davison East.
Lack of Promotional Information and Need for Direct Inquiry:
The provided information does not include any promotional offers or specific details aimed at attracting new residents. Local users interested in Davison East will need to contact the management directly using the provided phone numbers: (810) 653-4101 or mobile phone: +1 810-653-4101. When contacting the management, potential residents should inquire about:
- Lot availability and sizes.
- Lease terms and costs (including lot rent and any additional fees).
- Utility connections and billing procedures.
- Rules and regulations of the park, particularly regarding pets.
- Maintenance services provided by the park.
- The management's approach to addressing concerns raised by residents, such as the issue with stray cats.
- Any amenities or communal facilities available within the park.
A visit to the mobile home park would also be highly recommended to assess the overall condition of the park, the appearance of the lots, and the prevalence of the cat issue mentioned in the review. Observing the environment firsthand will provide a more accurate understanding of what it might be like to live at Davison East.
Connecting with "RV Parks Near Me" - Considering Long-Term Options:
For local users in Davison, Michigan, searching under "rv parks near me" for long-term accommodation, Davison East presents itself as a mobile home park that has historically accommodated long-term residents, including those who own their homes. While not a traditional RV park catering to short-term stays, it might offer a community setting and the stability of a longer lease. However, the significant concern raised by a resident regarding the large number of cats within the park is a critical factor that potential residents must consider.
Local users should weigh the potential benefits of long-term residency in a mobile home park setting against the potential drawbacks, such as the pet issue mentioned. It is essential to conduct thorough due diligence by contacting the management, asking detailed questions, and visiting the property to make an informed decision. While Davison East might offer a local housing solution for some, the concerns raised in the reviews warrant careful consideration and investigation before committing to residency.
In conclusion, Davison East in Davison, Michigan, is a mobile home park that has accommodated long-term residents. While it might appeal to locals seeking a stable living situation and the potential for homeownership of a mobile home, a significant concern has been raised regarding the prevalence of cats within the park. Potential residents should contact the management directly to obtain comprehensive information about services, lease terms, and the management's response to the pet issue, and should visit the property to assess its suitability for their individual needs.

Davison East Reviews

Jan 07, 2025 · Heather SchmidtNice place. Would be much better if there wasn’t cats everywhere. Couple of the homes have 10-12 cats on the porch daily. Currently have9 kittens in yard. They will get on your vehicle and sit!!!
Jul 18, 2023 · Byron SevenskiEverything looks good until the faulty and incompetent maintenance work falls through. Fresh paint and new carpet is all you get. Other amenities include a clogged sink, flaking drywall, spotted paint jobs, stained walls and floors. Then, you’re left with a piece. Don’t try deleting bad reviews either, Cindy! Permanently closed, I guess?
Mar 21, 2019 · Justin BooneToo bad you have to put 1 star. They pick and choose who thwy want to give violations to. My neighbor used 3 driveways and the other neighbor used 2, yet they want to give me a violation for a friend parking at the mailboxes. They also slap a note on my door telling me to mow my lawn, the day after i mow. I lived here for almost 2 years and they never fixed the gas leak for the oven which was there when i moved in. Terrible management, terrible maintenance. Dont move in here. Go to one of the other parks around.
