Broadview Estates Introduce
For local individuals and families exploring "rv parks near me" as a potential pathway to longer-term housing solutions, Broadview Estates, located at 4250 N State Rd, Davison, MI 48423, presents itself as a mobile home community offering rental opportunities. While categorized under "rv parks near me," it's important to understand that such communities primarily cater to residents seeking manufactured or mobile homes for an extended stay rather than typical short-term RV parking. Broadview Estates appears to focus on providing newly constructed homes for rent within a community setting.
The environment of Broadview Estates, based on the available customer reviews, offers both positives and potential drawbacks. One former resident highlighted the "prime real estate location," suggesting a convenient setting within Davison, Michigan, although specific details about nearby amenities or the overall neighborhood are not elaborated upon. The same reviewer also noted the availability of "brand new" mobile/manufactured homes, indicating a modern living environment within the individual units.
In terms of services and features, the experience of one former resident provides some insights. Upon moving into a brand new home, the resident found it to be "well equipped" with a favorable layout. The move-in process was described as quick, with "manageable upfront costs," which could be an attractive feature for those needing to relocate swiftly. However, the initial experience was marred by several maintenance issues that arose shortly after moving in. These included damage to the living room floor, an improperly installed and caulked kitchen sink, a leaky bathroom sink plumbing, and a sewer backup apparently caused by gravel introduced during the home's placement. These issues necessitated multiple service calls and resulted in periods where the home was "out of service," requiring the resident to be present for repairs.
A significant feature mentioned was the initial lack of a lawn, which took approximately half the summer to be established, and a promised shed that also took an extended period to be provided. While both were eventually completed, the delay and the need for coordination and effort from the resident's side are noteworthy. Additionally, the failure to initially install an air conditioner led to several weeks of the home being "basically unlivable" during that time, further highlighting potential issues with the initial setup and oversight of the new homes.
The review also sheds light on Broadview Estates' policies regarding routine inspections, such as for heating filters and smoke alarms. The former resident, a 20-year Army retiree, expressed dismay at the frequency of these inspections, perceiving them as a "lack of respect for my time and the constant invasions of my home." This suggests a potentially intrusive management style regarding routine access to residents' homes, which may be a concern for those valuing privacy.
Adding to the disruption, the reviewer noted that shortly after the initial issues with their home were resolved, the adjacent lot underwent the process of tearing down an old home and installing a new one. This resulted in several more weeks of noise, drilling, trucks, and workmen in the immediate vicinity, further impacting the living environment. Finally, the move-out process was described as inconvenient, with management reportedly refusing to accept the keys until the very last day of the month, despite the resident having moved out and cleaned the property earlier and being available to return the keys sooner.
Another review highlights concerns specifically related to the applicant process, describing "very poor management." This review alleges that multiple individuals paid application fees only to be informed subsequently that the listed price of the home was incorrect. The reviewer also stated an opinion that a comparable house with a yard could be obtained for the same price, suggesting a potential lack of value for the cost at Broadview Estates.
Considering these reviews, potential local users searching for "rv parks near me" for long-term housing at Broadview Estates should be aware of the potential for initial setup challenges, the possibility of frequent inspections, and reported issues with management during both the move-in and move-out processes, as well as during the application stage. While the availability of brand new homes is a positive aspect, the experience of at least one resident suggests that the initial quality control and installation may not always be up to standard, requiring significant effort and inconvenience on the part of the new resident to rectify.
Given the information available, there are no specific promotional details mentioned for Broadview Estates. Local users interested in this community should contact the provided phone number, (810) 658-7272 or +1 810-658-7272, to inquire about current rental rates, the application process, the terms of the lease, the specific amenities and services offered within the community (if any, beyond the individual homes), and the community's policies regarding maintenance, inspections, and move-out procedures. It would be prudent to ask detailed questions about the typical timeframe for addressing maintenance issues and the frequency of routine inspections.
Prospective residents may also want to inquire about the average length of residency at Broadview Estates to gauge overall resident satisfaction. Additionally, asking about the community's rules and regulations regarding things like landscaping (after the initial setup), parking, and guest policies can provide a better understanding of the living environment. It is also advisable to visit Broadview Estates in person to assess the overall appearance of the community and, if possible, speak with current residents to gain additional perspectives beyond the online reviews.
In conclusion, Broadview Estates in Davison, Michigan, offers the appeal of brand new mobile/manufactured homes for rent in what is described as a "prime real estate location." However, potential local users exploring "rv parks near me" for long-term housing should carefully consider the experiences shared by previous applicants and residents. While the homes themselves may be well-equipped, reports of initial maintenance issues, delays in landscaping and promised amenities, frequent inspections, and concerns regarding management practices, particularly during the application and move-out phases, warrant thorough investigation and direct communication with the management of Broadview Estates before making a decision.

Broadview Estates Reviews
It got the job done. I rented here for about a year while caring for my mother who lived down the road. When I made the decision to move I needed a place in a hurry and this fit the bill. I’m not sure I could’ve been any more happy with the actual mobile/manufactured home. It was brand new, well equipped, and I loved the layout. I was able to move in quickly, with manageable upfront costs. Unfortunately, I had to deal with several mostly avoidable new home challenges right up front. There was some damage to the living room floor that I assume happened when Broadview moved in the appliances. The kitchen sink was improperly installed and caulked. The sink plumbing in one of the bathrooms was put together, but not tight or properly causing a leak… And apparently when they put the new home on the old pad, some gravel was dragged into the sewer so once I ran a little water and flushed the toilet a few times that backed up. When I moved in, there was no lawn, and this took about half the summer to get done. Ditto on the promised shed. Both were done in time, but all took more coordination and effort. Of course, I didn’t discover all of this at the same time, and each one of these issues required one or multiple service calls and basically put the home out of service for a day or days, and required me to be there, particularly the plumbing issues. Perhaps the most distressing challenge was when I discovered that they had failed to install an air conditioner. This took several weeks to get done and basically made the place unlivable during that time. Note that each one of these issues also caused me to have workmen crawling through my living space on multiple occasions. This was exacerbated by Broadview’s policy of conducting routine inspections on things like heating filters and smoke alarms. Even as a 20 year Army retiree with plenty of experience at communal living, I’m still dismayed at the lack of respect for my time and the constant invasions of my home that Broadview policies make routine. Just about the time they got the kinks worked out of my place, they tore down the old home and pulled in a new one on the lot next to me so there was banging, drilling, trucks, and workmen, crawling around for several more weeks there. The final inconvenience and waste of my time came at move out. I gave my notice as required, paid my rent through the end of the month and arrange to have the utilities paid until the end of the month but as luck would have it I was able to move out and have it cleaned by the 16th of the month. Instead of allowing me to turn my keys in at that point or any of a few other days when I was in town anyway, Broadview would not take my keys until the final day of the month, requiring me to make a special trip just to hand them their keys on that day. So, again, this place served my purposes, and everybody seemed really nice… But it felt more like I was living at a construction site in an army barracks, than living in my home. Whoever got my place next, though won the lottery. I left it better than I found it and worked out the kinks for you! Enjoy!
Feb 24, 2024 · BcOneSevenVery poor management especially during applicant process. Various people paid app fees then were told that the home was listed for the wrong price. I could get a house and my own big yard for that price.
Mar 03, 2025 · serena smithMe and my fiance we're staying with his folks in this park when it came time for us to move the park manager guy is very rude and inconsiderate to the point he kept threatening to call the cops but I was not leaving without my deceased loved ones belongings. Very overpriced, for not being a very special park people are not understanding at all I hope if you move into this park you have four jobs because they don't put slack and rent does go up...
Jul 21, 2024 · Lacey LoomisIm going to keep it short and sweet…this place is a joke. The most difficult people to deal with, broken promises and excuses. I’m not going to write a novel of our experiences in the 4 years we lived here because it would just be denied anyways. Highly recommend looking for somewhere else to move if you can. Our house was beautiful, but the management was atrocious to deal with. If you do find yourself in the unfortunate circumstance of moving in, keep your emails, skip the office and just deal with corporate and don’t allow them to railroad you. So happy to be gone!! Woohoo!
Mar 04, 2024 · KalebAlex KnowltonMy husband and I moved in here a year ago now from a 55 plus community and this place is taken care if so much better! The woman in the office are GREAT, friendly and very helpful. The maintenance here is great as well! Always up on the landscaping, making sure grass is mowed, streets are clean. They don't tolerate riff raff or junk cars or cars parked all along the streets. We are VERY pleased! Awesome job!!
