Timber Heights Manufactured Home Community, located at 1168 N Oak Rd in Davison, Michigan, is presented here based on the information available. It's important to note that while the name includes "Manufactured Home Community," such communities can sometimes accommodate RVs on a long-term basis, effectively functioning as an "rv park near me" for those seeking extended stays.
The environment surrounding Timber Heights Manufactured Home Community in Davison, MI, is not detailed in the provided information. Davison is a city located in Genesee County, Michigan. Typically, such areas in Michigan offer a four-season climate with varying landscapes that can include forests, lakes, and open fields. The specific environment of Timber Heights would depend on its precise location within Davison. Potential local attractions might include nearby parks, shopping areas, and access to local amenities within the city of Davison and the broader Genesee County. For those considering a longer stay, the proximity to urban centers and essential services like grocery stores, healthcare facilities, and schools would be relevant factors to investigate independently.
The services offered at Timber Heights Manufactured Home Community for potential RV residents are not explicitly listed in the provided reviews. However, based on the general characteristics of mobile home and RV parks, certain services might be expected. These could include individual utility hookups at each site (such as electricity, water, and sewer), waste disposal services, and potentially common area maintenance. Some communities also offer additional amenities like laundry facilities, community rooms, or recreational areas. For those considering this as an "rv park near me," it would be crucial to contact Timber Heights directly at (810) 653-7900 or +1 810-653-7900 to inquire specifically about their policies and services for RVs, including the availability of suitable sites, hookup types, and any restrictions on RV sizes or types.
The features of Timber Heights Manufactured Home Community, as perceived by some long-term residents in the provided reviews, raise significant concerns. One review details structural issues within a purchased home, including a shifting foundation leading to roof collapse, cracking ceilings that were allegedly covered up prior to move-in, misaligned interior doors, and water damage under sinks and bathroom floors causing soft spots. The reviewer also mentions standing water under the trailer, which they claim is illegal. This paints a picture of potential maintenance issues and a lack of responsiveness from management regarding these significant problems. The fact that the community purportedly bought back the problematic trailer and is now reselling it at a higher price without proper repairs is also a serious point of contention raised by this reviewer.
Another review focuses on the management of the community, describing it as "absolutely horrible." This reviewer alleges that rules are applied inconsistently, favoring certain residents over others. They also express concerns about a lack of adult supervision for children of all ages within the community. The negative experience reportedly worsened after a specific staff member, Amanda Davidson, was hired, with the reviewer describing her as a "nightmare" to interact with. The overall sentiment of this review is highly negative, referring to the community as a "trash park." This feedback suggests potential issues with community management, rule enforcement, and the overall living environment.
Considering these reviews, it is imperative for any local users exploring "rv parks near me" and considering Timber Heights Manufactured Home Community for long-term RV living to exercise extreme caution and conduct thorough due diligence. The issues raised by former residents, particularly those concerning structural integrity of homes and management practices, are serious and warrant careful investigation. Visiting the community in person, if possible, and speaking with current residents (if feasible) would be advisable to gain a more comprehensive and balanced understanding of the living conditions and management style.
Given the strongly negative nature of the available reviews, it is challenging to identify positive features from this information alone. The reviews primarily highlight significant problems related to property maintenance and community management. Therefore, any potential positive features, such as the location within Davison or the availability of basic utilities (if they exist for RVs), are overshadowed by the serious concerns raised by former residents. It is crucial for prospective residents to weigh these negative experiences heavily when considering Timber Heights as a potential "rv park near me."
Regarding promotional information, the provided text does not contain any details about special offers, discounts, or incentives that Timber Heights Manufactured Home Community might be offering. Typically, RV parks might have promotions such as discounted rates for long-term stays, seasonal specials, or referral bonuses. However, in light of the negative feedback concerning the community's management and maintenance, any promotional offers should be carefully evaluated in the context of the potential living experience. It would be prudent for interested parties to inquire directly about any current promotions while also thoroughly investigating the issues raised in the reviews.
In conclusion, for local users searching for "rv parks near me," Timber Heights Manufactured Home Community in Davison, MI, presents a complex picture based on the limited information available. While it is located in Davison and may offer basic RV amenities, the provided reviews from former residents raise significant concerns regarding structural issues within homes and the management of the community. These negative experiences should be carefully considered by anyone contemplating a long-term stay at this location. Thorough investigation, including direct contact with the community and, if possible, visits and discussions with current residents, is strongly recommended before making any decisions. The absence of positive feedback in the provided reviews, coupled with the serious allegations made, suggests that prospective residents should proceed with extreme caution and explore alternative "rv parks near me" to ensure a safe and satisfactory living experience.

Timber Heights Manufactured Home Community Reviews
Foundation shifted causing the roof to slowly start to collapse. We brought it to their attention and they tried to tell us we were stupid. We had inspectors come out to look at it. There was cracking all over the ceiling that they covered up when we moved in. Interior doors didn't like up. I had to do a lot of repairs to the house. There was water damage under the kitchen sink and under the bathroom floors. You step on spots and it just sinks. Under the tailer has standing water, which is illegal! They bought the trailer back knowing they were going to be sketchy. They are currently selling it for over double what they bought it back for without doing the proper repairs. The list goes on with that place.
May 06, 2024 · Marissa GriffithAbsolutely horrible management! Rules only apply to those whom the office staff don't like. Kids of all ages have minimal, if any, adult supervision. We finally moved out of the trash park after 6 years!! It wasn't horrible at first, but ever since they hired Amanda Davidson, everything went way downhill! She's an absolute nightmare to even try to talk to!
Oct 16, 2024 · Jessika WrightDO. NOT. MOVE. HERE. MANAGEMENT. IS. TERRIBLE. EVERY APARTMENT HAS BLACK MOLD. Speak to other residents. This place is terrible.
Mar 24, 2025 · Michelle JoyceWe rent and have been waiting 3 months for holes in the roof to get fixed. Water leaking into kitchen throw electrical outlets. Mold spots on the ceiling. They don't care about their tenants or homes. Sad. Unsafe. Living conditions.
Oct 11, 2024 · Jessica BowserDon't do it. Go somewhere else. Lot rents too high. Expectations hypocritical.
