The Maples Manufactured Home Community is situated in Wisconsin Rapids, a city in central Wisconsin known for its paper industry heritage, recreational opportunities along the Wisconsin River, and a strong sense of community. The park's location on 8th St S places it within a residential area, likely offering convenient access to local amenities such as schools, shopping centers, dining establishments, and other essential services in Wisconsin Rapids. The environment within the park itself appears to be undergoing significant changes and improvements, as noted by long-term residents. There's a clear indication of "steady improvement," including "new asphalt on large parts, sewer and plumbing repairs and upgrades," which suggests a proactive approach to enhancing the park's infrastructure and overall appearance.
The community's atmosphere is described as a blend of quiet and lively. While "Most neighbors are friendly and quiet and keep to themselves," there's also an acknowledgement of "Lots of stuff happening and young folks with car stereos and kids running around." This indicates a vibrant, family-friendly environment, and those seeking absolute silence might find it less suitable. However, for those who appreciate a dynamic neighborhood with children and a sense of activity, this could be an ideal setting. It is also noted as a "Safe area near schools and people aren't afraid to be out and walking around," which is a significant positive for residents, particularly families.
The Maples Manufactured Home Community primarily offers serviced lots for manufactured homes. The core service includes the provision of leased land, typically with access to essential utilities such as water, sewer, and electricity. Residents are responsible for their individual manufactured homes, including their purchase, ongoing maintenance, and any desired improvements. The park management is highly praised for its responsiveness and willingness to work with residents, with one long-term resident stating, "Park manager Theresa has always been great and worked with us in different situations," and that "Park management were very tolerant of mess and noise as I fully refurbished an older home over a year or two." This indicates a supportive management team that understands the realities of homeownership and improvements.
Key features and amenities, as highlighted by resident feedback, include:
Ongoing Improvements: The park is actively investing in its infrastructure, with "new asphalt," "sewer and plumbing repairs and upgrades," reflecting a commitment to modernization and enhancing resident experience.
Arrival of New Homes: "NICE new homes coming in that attract families" suggests a positive trend in the community, potentially leading to a more contemporary aesthetic and a growing family-friendly demographic.
Flexible Parking and Vehicle Rules: The park offers "fairly generous personal parking and vehicle rules," including "some toy storage and parking," which is a valuable amenity for residents with multiple vehicles or recreational items.
Generous Pet Rules: "Pet rules and occupancy rules are pretty generous as well," which is a significant plus for pet owners seeking a welcoming community.
Supportive Management: The manager, Theresa, is specifically highlighted for being "great" and tolerant during home refurbishments, demonstrating a resident-centric approach to management.
For those searching for "RV Parks Near Me" with an aim to find a long-term living arrangement, The Maples offers a permanent residential solution. Unlike transient RV parks, it provides a stable environment where residents can establish roots and become part of a neighborhood, with the added benefit of ongoing park improvements and supportive management.
The primary promotional appeal of The Maples Manufactured Home Community, based on positive customer reviews, is its continuous improvement, supportive management, and a safe, family-friendly atmosphere. The long-term resident's detailed account of "steady improvement" and the manager's helpfulness are strong endorsements. The sentiment that it's a "clean, decent place to live in your own private building without drug dealers at every corner" highlights its safety and positive social environment, which is a major draw for families and individuals seeking security and peace of mind.
However, it is crucial to present a balanced view, as there is contrasting feedback from another current resident. This resident expresses significant dissatisfaction with the community's overall management beyond the immediate park manager, stating, "the community sucks the people are terrible the people that own it are terrible it’s worse then a hoa they make you do stuff to your house to please them when you don’t have the money they send you notices if it’s not done right away and then threaten to kick you out and sell your house if you don’t do what they say." This review also mentions strict rules regarding the appearance of homes ("your house must look nice next yto your neighbors or you have to re do it"), and restrictions on outdoor items ("no swings no toys outside nothing is allowed"). This suggests a corporate ownership model with potentially stringent enforcement of aesthetic and property maintenance rules, which can be a point of contention for residents, especially concerning financial implications and personal freedoms.
Therefore, while the park offers many benefits, prospective residents must be fully aware of the corporate ownership and its associated rules and enforcement. It's vital to inquire deeply into the specific terms of the lease agreement, community guidelines, and policies regarding home maintenance and appearance before committing. Understanding the potential financial obligations beyond lot rent for home upkeep and any penalties for non-compliance is essential.
Manufactured home communities like The Maples typically promote themselves on the basis of:
Affordable Homeownership: Often a more economical path to homeownership compared to traditional site-built homes.
Evolving Environment: Active investment in infrastructure and the arrival of new homes signal a dynamic and improving community.
Community Living: A blend of quiet and active residents creates a lively yet generally harmonious atmosphere.
Safety and Location: Its proximity to schools and a perceived safe environment make it attractive to families.
For individuals considering The Maples, a personal visit is highly recommended to observe the environment firsthand and, if possible, speak with a diverse range of current residents. It is paramount to obtain and thoroughly review the community's rules and regulations, especially those pertaining to home maintenance, outdoor items, and any potential fees or penalties for non-compliance. Inquiring directly with the park manager about these policies and understanding the support offered for home improvements is crucial for making an informed decision that aligns with one's expectations and financial capacity.
In conclusion, The Maples Manufactured Home Community in Wisconsin Rapids, WI, offers an evolving residential environment with continuous improvements and a supportive on-site manager, making it a potentially attractive option for those seeking affordable, long-term housing within a family-friendly and safe community. While it caters to those looking for a permanent home rather than a short-term "RV Park Near Me," prospective residents must carefully consider the reported strict corporate rules regarding home appearance and maintenance, as this could significantly impact their living experience.

The Maples Manufactured Home Community Reviews
Lived in this park for several years now and have seen steady improvement. Park manager Theresa has always been great and worked with us in different situations. Park management were very tolerant of mess and noise as I fully refurbished an older home over a year or two.Park has gotten new asphalt on large parts, sewer and plumbing repairs and upgrades, NICE new homes coming in that attract families. Non-stop slow but steady improvement. Park does offer some toy storage and parking, as well as fairly generous personal parking and vehicle rules. Pet rules and occupancy rules are pretty generous as well. Most neighbors are friendly and quiet and keep to themselves. Safe area near schools and people aren't afraid to be out and walking around. Lots of stuff happening and young folks with car stereos and kids running around so if you are a hermit and want silence this isn't the place for you. But if you want a clean, decent place to live in your own private building without drug dealers at every corner, this is the place for you.
May 04, 2025 · geeknproud321I currently live here the manager is great but the community sucks the people are terrible the people that own it are terrible it’s worse then a hoa they make you do stuff to your house to please them when you don’t have the money they send you notices if it’s not done right away and then threaten to kick you out and sell your house if you don’t do what they say do not recommend anyone have always only bills on time and early but it doesn’t matter if your house gets dirty at all you must clean and scrub and oh yea your house must look nice next yto your neighbors or you have to re do it no swings no toys outside nothing is allowed this place is a joke and is going downhill because of a big corporation
Apr 17, 2025 · jordanI hear things of how the manager is running the place and theirs alot of ridiculous rules like the major one that blows me away is no moped/scooters aloud in the park??! People use that for their transportation, not to mention everyone has to try to make a decent living and banning any form of transportation in my book is just WRONG!! Also theirs a lot of hypocritical one sided stuff going on around their ,besides the management I think it's a ok place though
Feb 09, 2024 · Sassy Sara jNice park that owners are updating...friendly and nice people. Great small town vibe
Oct 06, 2024 · Melvin TimmQuiet with okay neighbors. The trailers are minimally kept up but the land they are on is subpar as you rent the lot and own the "home." The trees are half dead and have widow makers everywhere. The taxes raise almost every few months, the management is nice but get on you and feels like a double standard with most of the other residences looking more run down than mine or others. Favoritism. Overall, not horrible, but if you have other choices, seriously consider them before here just because over time it gets annoying.
