Save your monthly lot rent that’s astronomical and increases every single year without fail. This place has gone downhill FAST since 2021 and is getting worse into 2025.We have gone through so many “managers” that don’t stay long, are not there to help the residents at all, and often times no management at all for long periods of time.Our water is CONTINUALLY being shut off for repairs and you have to “boil water” often a week or more.NO PARKING for visitors AND TWO CARS ALLOWED ONLY PER LOTThere is literally NO parking for visitors in this place. Residents and anyone at all can use the limited spots available for visitors, even people who don’t live here freely come and, if an inconsiderate resident hasn’t taken visitor parking already, they come and drink alcohol or do their drugs in a nice spot no one bothers them in. One of the limited “visitor parking” spots has junk stored in it.Police are here ALL THE TIME…NO JOKE, but sadly it seems because they come so much that when help is needed they don’t put much effort anymore.There are vehicles here in residential lots that dont have vehicle tags, so I am assuming that is allowed now, storing unregistered vehicles with no license plate.Most rules have become obsolete since about 2023. Homes are being let deteriorate as well as lots with junk stored all around, even in homeowners carports.Each lot is only allowed TWO vehicles, even though it went from a senior only to all ages. They put stickers on your car and threaten to tow if you have more, though some get to have more than two and its no problem, not sure how that works.Use caution with ⭐️⭐️⭐️⭐️ and ⭐️⭐️⭐️⭐️⭐️ you read, and if you leave an unfavorable review you may want to see if it stays on because somehow reviews that aren’t favorable magically disappear!

Great location and the community is nice BUT raising lot rent every year by 10% is pretty messed up. I started out paying approx $1,200 for a spit of area that isn't even my own...to now be paying $1,500. That's not including my mortgage. Unfortunately I will be forced to sell in the next few years as it will no longer be affordable. Wonder how the owners would feel if their rent/mortgage was raised by 10% every year. I would consider the owners scum for doing that to people.

I've seen all sorts of reviews here, the state of a "lot" is important to maintain a desired look of the community as a whole. Most residents appreciate the work that management is doing to make this place worthy of Palm Beach Gardens. Geographically, it's Perfect... Great place, for great pricing depending how you look at it. Best proximity to Palm Beaches, the best for shopping of any kind! Yolanda, is a smart educated woman who is the office manager of the community. She has a lot to contend with constantly, in all area's, & she doesn't give in to mediocrity, this Lady tries to strive to make this place the best mobile/manufactured home community in all of South Florida. The lot rent does increase more than we'd like, however a bit is included, lot rent includes water, garbage pick up, lawn maintenance only, (shrubbery and landscaping you'll have to do on your own) basic cable, and all amenities use...clubhouse (Full kitchen, Flat Screen Television, Pool Table, Air Hockey Table, Foosball Table, Poker Table,) Pool, Jacuzzi, basketball court, & a newly installed playground, (benches~coming & pool resurfacing, w/new furniture) The downside of the Meadows is this, there isn't enough parking for residents. You're allowed 2 vehicles per unit, which is not realistic for most families. If you have more than 2 vehicles, you must play "musical cars" on a daily basis. The front parking lot isn't a 24 hour option, and the hours set for parking aren't realistic. If you have company? guest passes, aren't available after 5 p.m. unless you do everything prior, so spontaneity isn't an option. The office closes for lunch, which isn't a plus. There is a 24 hour emergency line, when the office is closed, during the weekends, Holidays, etc. 1 hour parking on the street, not on the grass is allowed, but thereafter you'll be towed. All residents are under the same stipulations, parking is a community flaw. The gym/amenities hours is debatable, since we pay but don't have access for/at our convenience. The hours for the gym are terrible. Especially for residents who work out before work/starting their day. Long-time residents, should have access 24/7 when there are cameras everywhere. Unruly residents with unruly children/guests have ruined a lot of conveniences/amenities for good residents. Hopefully, Management will remedy these issues, and there are options, which are sensible & would work. Some residents don't participate in improving their lots, & litter. While others are continuously working on their places. Lot respect/boundaries can be an issue. Some residents do not pick up after their pets, & don't respect residents who ask them to curb their pets from their own. Management really tries to alleviate any issues, you'll have this anywhere, but they do address it here. There is a decent size boatyard for your recreational vehicle's as well as use for extra parking space, for $50.00 a month extra, but space is limited and there should be another parking lot for residents free of worry. The Meadows isn't your typical, "trailer park", anyone who has driven through here can see that. From someone who swore they'd never live in one? In this area? You can't do better! Honda Classic less than 3 miles away? Morning or evening walks bring life to the little streets here, where people wave, say hello, from all walks of life. American Flags on front porches brings a smile, it's not perfect, nothing is, but Yolanda works damn hard to make it a more beautiful community each & everyday. Make parking priority 1 after pool resurface?= 5 stars
Mar 04, 2020 · HvnsdorLove the place very much except every year they go up on the lot rent so eventually we'll have to sale and move. 10 yrs from now we'll be paying $2500 a month for lot rent.... But for now it's a very nice place and area.
Oct 05, 2024 · David MetcenThe homes are beautiful and the neighborhood is well-kept. The entire property always looks its best. The staff are friendly and helpful. They are very approachable with issues you may have. The amenities are fantastic - a pool, gym, pool tables, etc. Management constantly has events for the residents such as "Cooks Night Off" where they bring in catered food for the residents every Wednesday. I love living here!
