Timberlake-Mobiletown Mobile Introduce
Are you currently searching for "RV parks near me" but perhaps considering a more permanent or semi-permanent living situation in a mobile home setting? While Timberlake-Mobiletown Mobile primarily operates as a mobile home park, offering lot leasing for mobile homes, it's important for local users in Bryan, Texas, to understand the distinctions and potential overlaps when exploring residential options often categorized under the broader umbrella of "RV parks near me." Timberlake-Mobiletown Mobile, located at 102 Lakeside St, Bryan, TX 77801, USA, provides a community environment for mobile homeowners. You can reach them at (979) 823-3106 or +1 979-823-3106 for inquiries.
It's crucial to clarify that while some platforms might list mobile home parks under the general category of "RV parks near me," the services and living arrangements typically differ significantly. RV parks generally cater to temporary stays for recreational vehicles, offering amenities like short-term hookups and transient occupancy. Mobile home parks, on the other hand, provide long-term lot rentals for individuals who own their mobile homes, fostering a more permanent residential community.
Based on available customer reviews, Timberlake-Mobiletown Mobile offers a glimpse into its community and management. One recent resident who purchased a mobile home and moved into Lynn Acres, which is owned and managed by the Timberlake-Mobiletown folks, shared a positive initial experience. This resident specifically highlighted the "excellent" office staff and the smooth process of lot leasing. According to this review, the neighborhood is well-maintained and clean, and the neighbors are described as "quiet and polite." This individual expressed overall happiness with their decision to move into the community, noting it as a significant improvement over apartment living.
This positive feedback suggests that Timberlake-Mobiletown Mobile, or at least the Lynn Acres section managed by them, prioritizes effective communication and a smooth onboarding process for new residents. The emphasis on neighborhood upkeep and the positive interactions with neighbors contribute to a desirable living environment. For individuals seeking a sense of community and a more spacious living arrangement than an apartment, mobile home parks like those managed by Timberlake-Mobiletown could be an appealing option, even if their search initially began with "RV parks near me."
However, it's essential to consider all available feedback to gain a balanced understanding. Another reviewer shared a concern regarding the condition of the roads or streets within the park. This individual, who frequently visits a friend residing in the community, noted the presence of "huge holes on the ground" that could potentially damage vehicles. While this review doesn't specify the exact location within the Timberlake-Mobiletown Mobile properties (as it mentions visiting a friend who lives "there"), it raises a point about infrastructure maintenance that prospective residents should be aware of. The reviewer indicated an intention to take pictures on a future visit, suggesting the issue is significant enough to warrant documentation.
This piece of feedback underscores the importance of prospective residents thoroughly inspecting the property, including the roadways and common areas, before making a decision. While the office staff and neighborhood atmosphere might be positive aspects, the condition of the infrastructure is a crucial factor for daily convenience and the upkeep of personal vehicles.
Considering the limited information available online, it's challenging to provide a comprehensive overview of all the services, features, and the overall environment of Timberlake-Mobiletown Mobile. However, we can infer some general aspects typical of mobile home parks that might be relevant for those initially searching for "RV parks near me" and considering a longer-term stay.
Typically, mobile home parks offer residents a leased lot on which to place their owned mobile home. Residents are usually responsible for the maintenance and upkeep of their individual homes and yards. The park management typically handles the maintenance of common areas, infrastructure (like roads, utilities), and may provide certain amenities.
Based on the positive review, it seems Timberlake-Mobiletown Mobile (or its managed properties like Lynn Acres) strives to maintain a clean and orderly community. This suggests that there are likely rules and regulations in place to ensure a certain standard of upkeep. The mention of "quiet and polite" neighbors hints at a community that values peaceful coexistence.
However, the concern raised about road conditions indicates a potential area where improvements might be needed. Infrastructure maintenance is a vital aspect of any residential community, as it directly impacts the safety and convenience of residents and visitors.
For local users in Bryan, TX, who are exploring "RV parks near me" but are open to the idea of a more permanent mobile home living situation, Timberlake-Mobiletown Mobile presents a potential option. The positive feedback regarding the office staff and community atmosphere is encouraging. However, the reported issue with road conditions warrants further investigation and should be a point of inquiry for anyone considering moving into the park.
To gain a more complete understanding of Timberlake-Mobiletown Mobile, prospective residents should consider the following:
- Contact the office directly at (979) 823-3106 or +1 979-823-3106 to inquire about lot availability, leasing terms, and any associated fees.
- Ask specific questions about the maintenance schedule for roads and common areas.
- If possible, schedule a visit to the property to personally assess the condition of the roads, common spaces, and the overall environment.
- Inquire about any amenities offered within the park, such as community areas, laundry facilities (if available), or pet policies.
- Speak with current residents, if the opportunity arises, to get a broader range of perspectives on living in the community.
While Timberlake-Mobiletown Mobile may appear in searches for "RV parks near me," it functions as a residential mobile home park offering long-term lot rentals. The positive experience of one new resident highlights the efficient management and pleasant community, while the concern raised by another visitor about road conditions suggests a need for potential infrastructure improvements. Local users interested in mobile home living in Bryan should weigh these points and conduct thorough due diligence to determine if Timberlake-Mobiletown Mobile meets their needs and expectations for a long-term residential community.

Timberlake-Mobiletown Mobile Reviews
I recently bought a mobile home and moved into Lynn Acres, owned/managed by the Timberlake-Mobiletown folks. The office staff have been excellent through the whole lot leasing process, everything has gone very smoothly. They neighborhood is kept up and clean, and the neighbors are quiet and polite. So far, I have been very happy with my decision to move here! So much better than apartment living, that's for sure.
Jul 29, 2020 · Will RinehartA friend of mine lives there and I usually take her home after work . Let me tell you that the owner of that trailer park needs to do some major repairs to the road or street because there are some huge holes on the ground that can damage your vehicle. I'll get some pictures next time I go there .
