Ramblewood Manufactured Home Community Introduce
For local users in the Bryan, Texas area searching for "RV parks near me," it's important to note that the information provided is about Ramblewood Manufactured Home Community, a mobile home park located at 5101 Leonard Rd, Bryan, TX 77807, USA. While the platform category might suggest RV parks, this introduction will provide a detailed overview of Ramblewood based on available customer reviews, covering the environment, services, features, and any relevant insights for potential residents.
Ramblewood Manufactured Home Community has garnered mixed reviews from its residents, offering a glimpse into the varying experiences of living within this community. One resident described it as a "great community," noting it to be "nice, clean, quiet." This positive feedback highlights some of the appealing aspects of Ramblewood, suggesting that for some, it provides a pleasant living environment characterized by cleanliness and tranquility. This resident also expressed anticipation for a new Domino's Pizza opening nearby, indicating a potential future improvement in local delivery options, which they saw as the only current drawback.
However, another, more detailed review presents a contrasting perspective, particularly concerning changes that occurred after a new company took over management in 2015. This long-term resident initially had a positive experience, having moved to Ramblewood in 2010 under a rent-to-own agreement with the previous owners. They described the initial environment as "So Good, Not Great but TO ME WAY BETTER THAN NOW!!" and appreciated their neighbors. The shift in sentiment appears to be linked to the change in management.
The concerns raised by this resident include several key areas: increased costs, limited amenities for children, and issues with management and utilities. The "lot fee going up seems like every 6 months" suggests a lack of stability in housing costs, which can be a significant concern for residents on a fixed income. Additionally, being charged for trash and water bills, coupled with a fee, without perceived commensurate improvements or reliable services, is a point of dissatisfaction.
The lack of adequate recreational facilities for children is another significant drawback mentioned. The "empty slab with broken dwn swing and basketball goal" paints a picture of neglected or insufficient amenities for younger residents. This can impact the overall quality of life for families with children living in the community.
Furthermore, the resident describes the onsite manager as "really rude at times," indicating potential issues with communication and the overall management style. Negative interactions with management can significantly detract from a resident's living experience and sense of community.
Perhaps one of the most concerning issues raised is the unreliability of water service, with the resident stating, "...you just may have warter to bath after a long day of work and you may not .. but you pay warter bill..Ain't that something.." This suggests inconsistent access to a basic utility, which can severely impact daily life and raise questions about the value received for the utility payments.
The overall tone of the second review conveys a deep sense of frustration and disappointment, with the resident expressing that they have "began to Hate coming home" and are eagerly awaiting the end of their contract. The hashtag "#EnterAtUrOwnRisk 😟" serves as a strong warning to potential newcomers based on this individual's experiences.
Considering these contrasting viewpoints, Ramblewood Manufactured Home Community appears to be a place with a history of positive aspects that have potentially been overshadowed by more recent challenges. While one resident still finds it to be a "nice, clean, quiet park," the detailed account from a long-term resident highlights significant concerns regarding management, rising costs, inadequate amenities, and unreliable utilities.
For local users considering Ramblewood Manufactured Home Community, it is crucial to weigh these perspectives carefully. The initial positive review suggests that some residents may still find value in the community's environment. However, the more critical review raises important questions about the current state of management, amenities, and the overall living experience.
Based on the available information, here is a summary of the potential environment, services, and features of Ramblewood Manufactured Home Community:
- Environment: Potentially quiet and clean, as noted by one resident. However, another resident's experience suggests a decline in overall satisfaction and a sense of frustration.
- Management: Mixed reviews, with one mention of a "rude" onsite manager, contrasting with a period of positive management under previous owners.
- Costs: Concerns about increasing lot fees and charges for trash and water, potentially without consistent service quality or improvements.
- Amenities: Laundry facilities are not explicitly mentioned in the negative review, so their status is unclear. The children's play area is described as inadequate, with a broken swing and basketball goal on an empty slab.
- Utilities: Unreliable water service is a significant concern raised by one resident.
- Community: One resident described it as a "great community" with "nice neighbors," while the other's experience suggests a deterioration in the overall living experience.
- Location: Situated in Bryan, TX, with potential limitations on pizza delivery to the area, although a new Domino's nearby might change this.

Understanding the current management's approach to addressing resident concerns, the stability of fees, and the reliability of utilities is crucial before making a decision to reside at Ramblewood Manufactured Home Community.

Ramblewood Manufactured Home Community Reviews
Great community. Nice, clean, quiet park. Love it here. The only thing that i hope changes sooner then later is the fact that not one pizza place will deliver out here. Even though they deliver to places miles farther then here. They have a new Dominos Pizza opening nearby and i have my fingers crossed!!! I give this park 4 stars. Its a winner, so far so good!!

Aug 01, 2018 · J WashingtonShame on management here for their mistreatment and use of intimidation against tenants! Fining someone for not using a power washer because they were cleaning their home by hand? Demanding a working class to pay for asthetics to their homes just because? Towing people's cars straight out of their own drive way? Clearly someone is too big for their own britches in management and needs to get knocked down a peg! I'll be sharing the news article highlighting your wrong doings on every bit of social media I can! Shame! You deserve every bit of negative exposure you get!
