Troy Villa Introduce
For local users in Michigan searching for "rv parks near me" for potential long-term stays, Troy Villa, located at 2100 Stephenson Hwy, Troy, MI 48083, presents a mobile home park that warrants careful consideration based on recent customer experiences. While the platform category is "rv parks near me," it's important to note that Troy Villa operates as a mobile home park, which may cater to longer-term residents rather than short-term RV travelers. The provided contact phone numbers are (248) 689-1167 and +1 248-689-1167.
The limited user reviews available offer concerning insights into the management practices and responsiveness at Troy Villa. One review details a frustrating experience as a prospective resident attempting to rent a new home within the park. The reviewer alleges that Troy Villa engaged in posting "fake rentals" of homes not yet on the property at attractive rates. They describe a process of being "strung along for months" with the expectation of a potential move-in. When the reviewer pressed for a decision on their application, they reported receiving multiple emails from loan underwriters over a short period, followed by further stalling and ultimately a denial letter citing an "incomplete application," despite the reviewer claiming to have followed the application instructions. This experience led the reviewer to express significant dissatisfaction and concern about how actual tenants might be treated.
The second review comes from a current resident and paints a troubling picture of the park's handling of maintenance issues and communication. The reviewer recounts a situation where electrical outlets in their bathrooms stopped working. A work order was submitted, and an electrician determined that a faulty heating tape was the underlying cause affecting the GFI outlets. The electrician reportedly disconnected the heating tape, replaced the outlet, and advised the resident to let the faucets drip due to impending freezing temperatures. This advice was allegedly contradicted by Denise in the leasing office, who instructed the resident to turn off the water, promising a prompt replacement of the heating tape.
The situation escalated when the resident experienced frozen pipes due to the lack of heating tape replacement. Maintenance claimed they were not informed of the urgency, and a plumber was dispatched to thaw the pipes, reiterating the electrician's advice to drip faucets if the heating tape wasn't replaced. Subsequent calls to the leasing office to confirm the heating tape replacement were met with delays and excuses, with Denise stating that "maintenance is very busy because of the weather." Eventually, maintenance reconnected the inoperable heating tape, causing the outlets to stop working again, and the resident's water had been running continuously since the pipes froze, incurring potentially high utility costs (for which tenants are reportedly responsible).
The reviewer further alleges a complete lack of communication and awareness from the leasing office, particularly Denise, who seemed to have "NO KNOWLEDGE" of the maintenance issues, the vendors sent to the property, or the instructions given to the resident. An email sent to the leasing manager reportedly went unanswered, and the reviewer expressed an inability to contact anyone in the leasing office. The reviewer concluded by giving "ZERO STARS" for communication, addressing tenant concerns, and promptly handling maintenance issues, and even assigned "NEGATIVE STARS" to Denise.
Considering these two reviews, local users searching for "rv parks near me" who might be considering Troy Villa for longer-term RV living should be aware of potential issues related to management practices, communication, and maintenance responsiveness. While these reviews do not provide information about the environment or specific features of the mobile home park, they raise significant red flags regarding the tenant experience.
It is important to note that these are individual accounts and may not represent the experiences of all residents or prospective residents. However, the detailed nature of the complaints and the consistency in highlighting poor communication and unresolved maintenance issues should prompt potential residents to exercise caution and seek further information before considering Troy Villa as a long-term living option for their RV. Given the platform category of "rv parks near me," local users might be expecting a focus on short-term stays and related amenities, which are not addressed in these reviews of a mobile home park setting.
Therefore, based solely on the available user reviews, any introduction of Troy Villa to local users searching for "rv parks near me" must emphasize the serious concerns raised about management practices, communication, and the handling of maintenance issues. While the park is located in Troy, MI, and offers mobile home living, the experiences shared by these reviewers suggest potential challenges for residents. Local users seeking a reliable and well-managed RV park for a longer duration might need to investigate further or consider alternative options in the vicinity to ensure a positive and hassle-free living experience.

Troy Villa Reviews
They post fake rentals (new homes not even on the property yet) at reasonable rates and string you along for months with the expectation of a potential move-in. Then when you push for movement on your application and a decision, their loan underwriters suddenly harass you with 5 emails over 2 days. And then Troy Villa stalls out again and doesn't respond to your requests for an answer because they instead opt to just mail you a denial letter for "incomplete application" despite having done exactly as asked in the application process. Odd considering 2 other mhp's have already accepted me without any drama/issues/delays/hard credit pulls. What an utter waste of my time and energy, and can now only imagine the negative way they probably handle their actual tenants...
Apr 22, 2025 · D BUnfortunately, the “honeymoon phase” of my residency at Troy Villa has passed.About a month ago, the electrical outlets in both my bathrooms stopped working… I submitted a work order, Troy Villa maintenance arrived and determined they needed to contract an electrician. The electrician came 1/16 and informed me that the heating tape wasn’t functioning and needed to be replaced, which affected the GFI outlets. He disconnected the heating tape, replaced the outlet and told me to let the faucets drip. As they were walking out my door, I contacted Denise at the leasing office to inform her of their findings and the electricians went to speak with her as well. I informed her, that with the freezing temperatures expected on Monday, January 20, the pipes may freeze without replacing the heating tape and that I was instructed to let the faucets drip. She tells me that I shouldn’t do that, to turn to turn the water off and she would get someone here to replace the heating tape.… fast forward to Monday evening… I have no running water… PIPES ARE FROZEN!! I contact maintenance, who informs me that he he was not informed about the issue prior to… they send a plumber to thaw the pipes… the plumber reiterates… if the heating tape isn’t replaced, they may freeze again, so let your faucets in the front and back of the home drip (the same info that the electrician gave- which Denise advised against).I called again Tuesday to confirm that someone has replaced the heating tape and Denise tells me that “maintenance is very busy because of the weather”…. Well, if this had been addressed LAST WEEK when we spoke, there wouldn’t be a need for the conversation. Yesterday (Wednesday), maintenance comes and reconnects the inoperable heating tape and MY OUTLETS STOP WORKING AGAIN because they reconnected the initial issue… the heating tape isn’t replaced… AND MY WATER HAS BEEN RUNNING SINCE MONDAY (which is a utility that tenants are responsible for). Of course, Denise seems to have NO KNOWLEDGE of any of the above stated issues- they are unaware of the vendors that they are sending to my home nor the instructions that are being given. I’ve emailed the leasing manager (Monday), with no response and now, I am unable to contact anyone in the leasing office.Communication- ZERO STARSAddressing tenant concerns- ZERO STARSPromptly handling maintenance issues: ZERO STARSDenise: NEGATIVE STARS
Jan 23, 2025 · Tamyka HaralsonA recent mobile home fire 2/25/25 at Troy Villa again proves that this location is EXTREMERLY unsafe to live in. They fire hydrants are privately owned by Sun Communities and have not worked of been maintained for years! The Troy fire dept. had to call in other communities to roll out a single 1000' long fire hose hose to get any water. Clawson fire dept sent a tanker truck for water to save adjacent homes from also catching fire. No attempt could be made to save the initial mobile home because there was NO water. Sun Communities has failed to respond to requests for when repairs will be made if ever. not known yet if the City of Troy will address this issue and prosecute Sun Communities for violations of City of Troy Fire and building codes.
Feb 26, 2025 · Paul KleppertOld management knew about the water, new management knows about the water. They knew about it when they built up the ground next door to me that made all of that lots water problem move and double my lots water problem. Do we need basic classes on water displacement? A note was sent in the summer speaking about the new problem and bugs that this is attracting to my lot, I was not provided with a plan or a fix, now here we are in winter and I have water OVER my walkway and freezing at night. They gave my a "so sorry" doortag and a bag of salt to fix this problem. What a joke, do not give these people money. Move somewhere you are provided a clean place to live, wish I could post this with 0 stars, the pictures speak for themselves.
Feb 22, 2022 · Bryan Urbanski3 of the last 4 years I've lease renewal problems and been placed on a month to month basis at a higher $33 monthly rate even though I've resided here for 14 years. Very embarrassing & humiliating experience, no way to treat veteran residents at all. Troy Villa currently owes me over $700 in overpayment refunds. Lisa has the office locked up with voice mail on. Plus I've called their "resident relations team" Southfield office number that Sun Communities asks you to call here over 20 times. Same thing, voice mail. It takes forever to get your account squared away. Property manager Hardwick has an enemies list & carries a grudge if you've burned her in front of the boss. She will elect to not send out your Docusign lease renewal email . If not signed it puts you automatically to the higher monthly rate. She's done this to many residents. Lease renewal is important but here at Troy Villa it's used as a revenge game by Ms Hardwick. Even more frustrating is that the Southfield office tells complaining residents that it's a "software glitch". Really? And it's been going on for years? You do not want to live here with the incredibly unprofessional vendetta girl Hardwick running the place...
