WARNING! Avoid Twin Magnolia RV Park! Don't stay here!My partner and I have been staying here for well over 2 years in peace. However since late September 2024 when Hurricane Helene thrashed the CSRA, the main owner Karl has become extremely infuriating to deal with his illegal tactics & started a slander war with many of his long stay residents. But he & his brother Kevin have been going around making false accusations that their "undesirable" residents were "bad" that had factors such as an older RVs, working from home/remotely, running their own small business from their RVs, disabled or had major chronic health issues, etc. Basically anyone that wasn't a super healthy looking 9-to-5 contractor was on their chopping block to spread malicious gossip to other residents which caused a lot of chaos and angry disputes in a once friendly and tight knit social community. The owner does not follow the most basic of SC tenancy law as many older residents have requested a physical rental agreement and only some of the newer ones have received one as most have been renting on a verbal agreement. They are supposed to give at least 14 days notice to fix issues before they proceed with evictions. But they've been either bullying people to leave on their own or handing out illegal evictions based on breaking unknown rules and expectations. Karl has memory problems where residents gain verbal permission to do stuff from him (note: the only real rules we all know about are some signs posted on electric poles). You must get everything in text with Karl or he'll forget! So now it's become a whole cronyism system of "rules for some residents, but not for others"; for example, some have free roaming dogs that aggressively charge at leashed dogs which is liable hazard but the owners don't care. It's slowly becoming run down overall. If either of the Lown brothers damage your stuff while they mow the grass, they run away from taking responsibility for paying to get it fixed or replaced when they're required to do so by SC law. So even if they messed up, you are ALWAYS forced to pay for their careless mistakes. The sites are sand and clay, so it gets very messy when it rains heavily. Warm weather means that there's crazy ants outside and TONS of phorid flies inside your RV! They're both impossible to get rid of because of the surrounding bogs and swampy forests in this rural area! I found out too late that many sites including mine don't have the right kind of lines and they're not buried deep enough for the water and sewage so sometimes things seep up to the surface that you can both see and smell it and it's SO GROSS! It's hard to connect your hose to the sewer because of the odd angles they were installed as over the years. Even the orange Xfinity TV & Internet cable lines are not installed properly throughout the RV park, so you get spotty TV and internet service at times. They can be seen just laying on the ground getting run over by cars and RVs often. I've had a Xfinity technician show up and walk much of the property with me and he said it was a jumbled mess for anyone that wanted to have their own private connection. It was so spotty and unstable when I had my internet service running. Ugh! The neighbors that live beyond the fence on both sides are BAD! They're loud and freaking crazy dangerous! They SHOT one of the stray cats with a GUN! It had to be immediately put down to end its unjust painful suffering. So please don't let your pet cats outside without a leash because the hostile neighbors WILL consider them to be live gun target practice! The stray cats will try to enter your RVs if you have your door open so please be on guard if you own pets or have severe cat allergies! The owners have lied about trying to catch & remove the many stray cats because they keep on multiplying nonstop every year in the area. The neighbors right outside of the RV park scream & shoot at each other when they're having couples fights in the backyard. The police are lazy; they may not show up when you call them for stuff like that! HORRIBLE!!!! - Open Jindo

Twin Magnolia RV Park Introduce

If you are searching for "RV parks near me" in the North Augusta, South Carolina area, Twin Magnolia RV Park, located at 2 Powell Pl, North Augusta, SC 29860, USA, is one option you might encounter. To provide a comprehensive and objective introduction based on available online reviews, it's crucial to consider both the positive and, more prominently, the negative feedback shared by recent and long-term residents. This information is vital for local users to make an informed decision about whether Twin Magnolia RV Park aligns with their needs and expectations.

One recent review, while brief, describes Twin Magnolia RV Park as "great," noting it is "well maintained, well lit throughout the area, quiet, reasonable fee." This positive feedback suggests that some visitors may have had a satisfactory experience, particularly concerning the park's physical upkeep, lighting, noise levels, and cost.

However, a significantly more detailed and concerning review paints a starkly different picture of the RV park, particularly regarding its management and overall living environment. This review, written by someone who stayed at the park for over two years, strongly advises potential visitors to "AVOID Twin Magnolia RV Park!" The issues raised are multifaceted and warrant careful consideration.

The environment at Twin Magnolia RV Park, according to the negative review, has allegedly deteriorated since late September 2024, following Hurricane Helene. The reviewer claims the main owner, Karl, has become "extremely infuriating to deal with" and has engaged in "illegal tactics" and a "slander war" against long-stay residents. Specific environmental concerns mentioned include the RV sites being composed of sand and clay, leading to messiness during heavy rain. Additionally, the reviewer notes a significant pest problem with "crazy ants" outside and "TONS of phorid flies" inside RVs during warm weather, exacerbated by the park's location near bogs and swampy forests. Furthermore, there are allegations that some RV sites, including the reviewer's, have improperly installed and shallow water and sewage lines, leading to visible and odorous seepage. The quality of infrastructure extends to the Xfinity TV and internet cable lines, which are described as poorly installed, often lying on the ground and causing spotty service.

Regarding services, the negative review raises serious concerns about the management's practices and adherence to South Carolina tenancy law. The reviewer alleges that physical rental agreements were inconsistently provided, with many long-term residents operating under verbal agreements. Furthermore, it is claimed that the owners have been bullying residents to leave or issuing "illegal evictions" based on "unknown rules and expectations," allegedly without providing the legally required 14-day notice for issue resolution. The reviewer also mentions issues with the owner's memory, necessitating all permissions to be in writing to avoid disputes. A "cronyism system" of rule enforcement is described, where certain residents are seemingly exempt from rules that others are penalized for, such as allowing aggressive, unleashed dogs. The review also claims that if the owners' brothers damage residents' property while mowing, they evade responsibility for repairs or replacements, forcing residents to bear the costs.

The features of Twin Magnolia RV Park, as depicted by the critical review, are largely negative. The alleged inconsistent rule enforcement, potential for unfair treatment, and the described environmental and infrastructure issues detract significantly from any positive features. The reviewer also highlights serious concerns about the neighbors living beyond the park's fence, describing them as "loud and freaking crazy dangerous," recounting an incident of a stray cat being shot with a gun and warning pet owners to keep their cats leashed. These neighbors are also said to engage in loud arguments and even gunfire during domestic disputes, with alleged slow police response. The presence of numerous stray cats, which the owners allegedly lied about trying to remove, is also mentioned as a nuisance and potential hazard for pet owners and those with allergies.

Promotional information is not explicitly provided in the reviews. The positive review mentions a "reasonable fee," suggesting that the park might be competitively priced. However, this single positive aspect is overshadowed by the extensive negative feedback concerning management practices, rule enforcement, environmental issues, and neighborhood safety.

Given the significant discrepancies between the two available reviews, local users considering Twin Magnolia RV Park should exercise extreme caution and conduct thorough due diligence. The detailed negative review raises serious red flags regarding the park's management, living conditions, and the surrounding neighborhood. While one reviewer found the park to be "great," the multitude of specific and concerning allegations in the other review cannot be ignored.

Prospective residents or short-term visitors should consider the following potential issues based on the negative review:

  • Alleged illegal eviction tactics and inconsistent rule enforcement.
  • Claims of a hostile environment for certain types of residents (e.g., those with older RVs, remote workers, those with disabilities).
  • Poor site conditions (sand and clay, potential sewage seepage).
  • Significant pest problems (ants and phorid flies).
  • Substandard and unreliable utility infrastructure (water, sewage, internet/TV).
  • Potentially dangerous and disruptive neighbors outside the park.
  • Alleged lack of accountability from management for damages caused by their staff.

Before making any decisions, it is strongly recommended that local users contact Twin Magnolia RV Park directly at (803) 646-9592 or +1 803-646-9592 to seek clarification on the issues raised in the negative review and to inquire about current policies, rules, and any ongoing management changes. Visiting the park in person to assess the environment and infrastructure firsthand, and if possible, speaking with current residents (beyond those mentioned in the reviews) could provide a more comprehensive understanding of the living conditions and management practices at Twin Magnolia RV Park. Given the serious allegations, proceeding with caution and gathering substantial additional information is paramount for anyone considering staying at this RV park.
