Victorian Lakes Introduce
For local users in the Lexington, South Carolina area who are exploring housing options and might be searching under the category "RV parks near me" on various platforms, it's important to understand the distinction between recreational vehicle parks and mobile home parks. While the platform category might group different types of residential living, Victorian Lakes, located at 4801 Sunset Blvd lot 108, Lexington, SC 29072, USA, operates as a mobile home park, offering long-term residential living. This introduction aims to provide an objective overview of Victorian Lakes based on the available customer reviews, highlighting both positive and, more significantly, negative feedback to provide a balanced perspective for potential residents.
Based on the limited customer feedback available online, the experiences at Victorian Lakes appear to be quite polarized. One reviewer shared a highly positive experience regarding the move-in process, specifically commending an individual named Monique C. for going "above and beyond" in providing assistance. This positive feedback suggests that at least some interactions with the management or staff can be exceptionally helpful and supportive, particularly during the initial stages of residency. The reviewer expressed sincere gratitude for the effort and described Monique C. as a "blessing," indicating a very smooth and positive start to their living situation.
However, in stark contrast to this positive account, another reviewer described Victorian Lakes as a "terrible place to live," citing several serious concerns that potential residents should be aware of. This negative review paints a concerning picture of the environment and quality of living within the mobile home park. The reviewer mentioned a frequent police presence, suggesting potential issues with crime or disturbances within the community. This is a significant factor that could impact the safety and peace of mind of residents.
Furthermore, the negative review highlighted a trend of increasing prices coupled with a declining quality of living. This suggests that residents might be facing higher costs without a corresponding improvement in the conditions or services offered by the park. The reviewer also made alarming claims about frequent robberies and car thefts, indicating potential safety and security issues that could be a major deterrent for prospective residents.
Perhaps the most concerning part of the negative review involves the quality of the "renovated" mobile home that was allegedly sold to the reviewer. They described the home as "falling apart" shortly after moving in, providing several specific examples of significant structural and functional problems. These included closets collapsing from the weight of clothing, holes in the floor, leaking windows leading to mold growth, inadequate electrical capacity causing circuit breaker trips even with basic appliances like a refrigerator, severely clogged plumbing requiring a complete repiping at the resident's expense, and malfunctioning air ducts that did not distribute air properly. The reviewer concluded by labeling the property as "overpriced junk" and strongly advised others not to waste their money on this "neighborhood."
Given the significant discrepancy between the two available reviews, it is challenging to form a definitive overall assessment of Victorian Lakes. The overwhelmingly negative feedback regarding safety, increasing prices, declining quality of living, and severely substandard housing conditions raises serious red flags for potential residents. While the positive review highlights a helpful move-in experience, the multitude and severity of the issues raised in the negative review cannot be ignored.
Due to the limited and conflicting information, it is impossible to provide a detailed description of the services and features typically expected from a mobile home park at Victorian Lakes. Generally, mobile home parks offer essential infrastructure such as water, sewer, and electrical hookups. They may also provide services like trash removal and common area maintenance. However, the negative review's mention of plumbing and electrical issues within a "renovated" home suggests that the quality and reliability of these basic services might be questionable at Victorian Lakes.
Similarly, there is no information available regarding additional amenities or unique features at Victorian Lakes. Many mobile home parks offer facilities such as laundry rooms, community centers, playgrounds, or security measures. The absence of any mention of such amenities in the provided reviews does not necessarily mean they do not exist, but it offers no positive indication either. The negative review's focus on significant maintenance problems within individual homes overshadows any potential discussion of community amenities.
There is also no promotional information available for Victorian Lakes in the provided data. Mobile home parks may occasionally offer incentives for new residents, but there is no indication of any such promotions at this time.
For local users in Lexington, SC, who are searching for "RV parks near me" but might be considering mobile home living, Victorian Lakes presents a complex picture based on the limited available feedback. While one individual reported a positive move-in experience, the other review raises serious concerns about safety, the overall quality of living, and the condition of the homes. The allegations of frequent police presence, robberies, car thefts, and severely dilapidated "renovated" homes are particularly alarming and should prompt extreme caution.
Potential residents considering Victorian Lakes should conduct thorough due diligence before making any decisions. This should include:
- Contacting the management: Reach out to Two Notch Management LLC at (803) 373-1464 or +1 803-373-1464 to inquire about current conditions, security measures, maintenance policies, and the quality of available homes. It is important to ask specific questions based on the issues raised in the negative review.
- Visiting the property: A personal visit to Victorian Lakes is crucial to assess the environment, the condition of the roads and common areas, and the general upkeep of the park. If possible, request to see the specific home or lot you are considering.
- Seeking additional reviews: Look for more recent reviews on other platforms to get a broader perspective on the current living conditions at Victorian Lakes.
- Talking to current residents: If possible, try to speak with current residents of Victorian Lakes to get their unbiased opinions and experiences living in the park.
- Considering alternative mobile home parks: Given the serious concerns raised in one of the reviews, it would be prudent to explore other mobile home park options in the Lexington, SC area to ensure a safe and satisfactory living environment.
In conclusion, the available information on Victorian Lakes presents a stark contrast between a positive move-in experience and severe concerns regarding safety and the quality of housing. The allegations of frequent crime and severely substandard "renovated" homes are particularly troubling. Local users searching for residential options should exercise extreme caution and conduct thorough due diligence before considering Victorian Lakes. Exploring alternative mobile home parks in the area is strongly recommended to ensure a safe, comfortable, and reasonably priced living situation.

Victorian Lakes Reviews
Just WOW Monique C. went above and beyond to assist us with the move-in process! I can’t thank her enough for all of the effort she put in, thank you, thank you, thank you, so much, I truly appreciate you! You are a blessing!!!
Mar 07, 2025 · Johnny WhiteThis is a terrible place to live. The cops are always out here. The prices keep going up, but the quality of living is getting worse. People are getting robbed all the time. Cars have been stolen. Not to mention the fact they sold us a “renovated” mobile home that was falling apart as soon as we moved in. Closets falling down from simply hanging clothing, holes in the floor, leaking windows that lead to mold. Electrical not being strong enough to even plug in a refrigerator without tripping the breaker, plumbing was so clogged up that the whole house needed to be repiped (from our pockets) and the air ducts so messed up that the air wasn’t even going through the vents. Overpriced junk. DON’T WASTE YOUR MONEY ON THIS NEIGHBORHOOD.
Apr 23, 2024 · Eli ChastainBest place to live in town. Monique always has the office so cute and smelling so good!! Wonderful customer service
Apr 24, 2025 · Jessi SheltonMe and my husband just moved in. So far so good. Clean place. We are the first people to be in this home. It is brand new home. From clayton Homes and we LOVE IT😊😊 I took some Stars away because mine and my husband's 2007 F350 Ford got stolen out of our driveway!! Thursday at 3:10 in the morning March 3rd 2022 I have lived here for over two years. And never worried about anything like that going to happen to us. But it did unfortunately!! The owner of Victorian Lakes needs to put more cameras in here. And he most definitely needs to put some kind of gait out there. But nevertheless that's why I took some of my stars away. I know it's not their fault and this truly is the nicer neighborhood. But unfortunately that's happened to us. And it's not fair I know that the cops are not going to find our vehicle and if they do it is going to be destroyed. And it's not fair for me to feel uncomfortable I do not feel safe here anymore. And it most definitely is not fair that we have to go do it again for another vehicle that we had almost paid off. Because someone came into our neighborhood and took from us. People please be aware of your surroundings and your things at all times. They need to put cameras and stuff up in here. But other than that it. I used to feel comfortable in here. But not anymore. If the owner sees this please please put a security gate up that only the people that are renting from you will be able to get in with some kind of key code or something please!!!!
Mar 07, 2022 · Tiffaney ClemmonsI love this place!! Nice clean and quiet. The management will go above and beyond to help you!!! My father is disabled and this is the perfect neighborhood for him. He loves sitting on the porch watching the kids play. And all the kids are wonderful. Very polite and respectful. Can see we will be here for a VERY long time!!
