When evaluating a mobile home park, key aspects to consider include the environment, the services and amenities offered, the community atmosphere, and the management. The following overview of Villa Cajon Mobile Home Estate is based on publicly available customer reviews to provide an objective perspective for potential residents.
Regarding the environment, Villa Cajon Mobile Home Estate is situated in El Cajon, a city within San Diego County. Its address on E Bradley Ave suggests a location that may offer proximity to local businesses, services, and transportation links within El Cajon. However, one review notes a significant concern regarding the cleanliness of the area, specifically mentioning an unpleasant urine odor emanating from RVs dumping sewage on a side street adjacent to the DMV. This raises a potential issue with the immediate surroundings of the park that prospective residents should be aware of and possibly investigate further.
In terms of the layout and density of the park, a reviewer mentions that "mobile homes are extremely close to each other," which could impact privacy and noise levels for residents. This proximity might also be a factor to consider for those with larger vehicles or who prefer more spacious surroundings.
The quality of management is a recurring theme in the provided reviews, with one long-term resident of 10 years describing the management, specifically naming Patty and her daughter-in-law, as "horrible." This reviewer also states that getting assistance from the office is difficult due to it being "usually closed." Another review echoes this sentiment, describing the manager as "very uncooperative." These comments suggest potential challenges in communication and issue resolution with the park's management.
Several concerns are raised regarding the overall upkeep and cleanliness of the park, with one reviewer stating, "Place is not clean as it used to be." This could be a significant factor for individuals who prioritize a well-maintained and aesthetically pleasing living environment.
The sense of community and safety within Villa Cajon Mobile Home Estate also appears to be a point of concern based on the reviews. One reviewer mentions frequent "fights," "cars getting repossessed," and instances of "domestic violence." Additionally, this review notes issues with "over sized dogs barking all evening long" that can be heard from a distance, potentially disrupting the peace and quiet of the neighborhood. The reviewer also advises looking up "a couple more tragedies," suggesting a history of serious incidents within or around the park. These are serious allegations that prospective residents should consider and potentially seek further information about from official sources, if available.
Another significant issue highlighted in the reviews is parking. One reviewer states that there is "no parking for guests or residents" and that the park management is "quick to tow vehicles," with a tow truck reportedly making frequent rounds. This lack of parking could create considerable inconvenience for both residents and their visitors. The same review also alleges "preferential treatment" regarding parking, with certain tenants seemingly having multiple spaces while others struggle to find even one.
Regarding amenities, one review mentions a pool that is "only open for less then 6 months a year and closes regularly at managers discretion." This limited availability and unpredictable closure schedule could be disappointing for residents who value access to recreational facilities.
Financial considerations are also raised, with one reviewer stating that "Rent will increase no less than 75$ a year." This consistent annual rent increase could be a significant factor for individuals on a fixed income or those trying to budget for their housing expenses.
Finally, one review describes a negative social environment, stating that there are "Crazy residents flipping you off left and right for no apparent reason." While this may be an isolated experience, it contributes to an overall picture of a potentially challenging living environment within Villa Cajon Mobile Home Estate.
Given the overwhelmingly negative feedback in the provided reviews, potential local users searching for "RV parks near me" who might be considering Villa Cajon Mobile Home Estate for mobile home living or long-term RV parking are strongly advised to exercise extreme caution and conduct thorough due diligence before making any decisions. This should include, at a minimum:
- Contacting the park management directly using the provided phone numbers to inquire about current policies, availability, and to address the concerns raised in the reviews.
- Requesting detailed information about security measures, parking regulations, pool schedules, and rent increase policies.
- Visiting the park in person to assess the cleanliness, the proximity of the mobile homes, the parking situation, and the overall atmosphere.
- Speaking with current residents, if possible, to get a more balanced perspective on living conditions and management.
- Checking with local authorities or online community forums for any additional information or reports related to the park.
It is important to note that the provided information does not include any promotional details for Villa Cajon Mobile Home Estate. Given the concerns raised in the reviews, prospective residents should prioritize addressing these issues and negotiating favorable terms rather than focusing on potential promotions.
In conclusion, while Villa Cajon Mobile Home Estate is located in El Cajon and may appear as an option for those searching for "RV parks near me" who are open to mobile home living, the available customer reviews paint a concerning picture regarding management, cleanliness, community safety, parking, and amenities. Potential residents are strongly urged to conduct thorough independent research and consider these negative experiences carefully before deciding to reside at this mobile home park.

Nov 26, 2024 · Your best Friend!Don't move into this place. No parking for guests or residents. Manager very uncooperative. Quick to tow vehicles and tow truck makes rounds regularly and frequently probably because of serious lack of parking. Pool only open for less then 6 months a year ànd closes regularly at managers discretion . Preferential treatment is obviously given to certain tenants who seem to have multiple parking spaces.
Jul 13, 2024 · David StamperNice place. My daughter husband and 6 my grandchildren’s live here. Very hot place mostly of the time. Beach’s of San Diego are little away from this location.
Jul 22, 2024 · Alfonso GuidaMy friend lives here its a chill mobilehome park they got a deep pool too
Oct 30, 2024 · Chesse P1Parking sucks, parking pass for visitors sucks. You have tenants with 6-7 vehicles or more, playing musical parking and swapping vehicles, while others get towed for visiting occasionally. Other than that, it's not too bad.
