Villa Park Introduce
For local users in the Long Beach, California area who are exploring various housing options, including those that might fall under the search category of "RV parks near me," Villa Park, located at 6475 Atlantic Ave #538, Long Beach, CA 90805, USA, is a mobile home park that has received mixed feedback online. Unfortunately, no phone number is provided in the available information.
The online reviews for Villa Park present contrasting experiences, highlighting the importance of considering different perspectives when evaluating potential living arrangements. One reviewer, who appears to have stayed at Villa Park over a weekend, reported a positive experience, stating they had "no complaints." This individual noted the convenient location of the park, being in close proximity to essential amenities and daily necessities, as well as leisure activities and errands. This suggests that Villa Park may offer a geographically advantageous location within Long Beach, providing easy access to various services and attractions.
However, a significantly more critical review comes from an individual claiming to have lived at Villa Park for over 14 years. This long-term resident expresses strong dissatisfaction and explicitly states they would "never again" live there. Their primary concerns revolve around the management, whom they describe as believing they are the "supreme bosses of everything." This suggests potential issues with management's attitude, responsiveness, or treatment of residents. Such perceptions of management can significantly impact the overall living experience within a community.
Furthermore, this former resident raises serious concerns about the security at Villa Park. They describe the security personnel as "so lazy and useless" and mention a "high turn over rate with security companies." These points suggest potential issues with the effectiveness and reliability of security measures within the park, which could be a significant concern for residents' safety and peace of mind. The frequent turnover in security providers might also indicate underlying problems with the management or the security arrangements themselves.
Parking is another major point of contention for this long-term resident, who describes it as "a mess and a joke." They specifically mention that cars are towed, implying strict and potentially problematic parking regulations or enforcement. Difficult parking situations can be a significant source of stress and inconvenience for residents and their visitors.
The financial aspect of living at Villa Park is also criticized. The former resident alleges that the management raises the rent to cover "random stuff like security that don't even do anything but give parking passes or tickets." This implies that residents are potentially facing increased housing costs without a corresponding improvement in essential services like security. Such practices can lead to resentment and a perception of unfairness among the residents.
Overall, the long-term resident strongly advises against living at Villa Park, characterizing it as a "horrible place to live." They draw an analogy to a "little town" where the managers and the management company operate with unchecked authority, potentially disregarding the needs and concerns of the residents. This paints a picture of a community where residents may feel powerless and subject to arbitrary decisions.
Considering these contrasting reviews, local users in Long Beach who are exploring housing options beyond traditional "RV parks near me" should approach Villa Park with caution. While the weekend visitor reported a positive experience, the detailed and strongly negative feedback from a long-term resident raises significant concerns about the management, security, parking situation, and rent practices. These are crucial factors that can substantially impact a resident's quality of life.
Before making any decisions, it would be highly advisable to seek further information about Villa Park. If possible, attempting to contact current long-term residents (perhaps through online community forums or other means) to gain a broader understanding of the current living conditions and management practices would be beneficial. Additionally, inquiring directly with the management about their security protocols, parking regulations, and rent policies would be essential in clarifying the concerns raised in the negative review.
The lack of a readily available phone number for Villa Park in the provided information might make it more challenging to gather additional details. However, given the serious allegations made by a former long-term resident, prospective residents should make every effort to conduct thorough due diligence and compare Villa Park with other mobile home parks or housing options in the Long Beach area to ensure they choose a community that meets their needs and expectations for a comfortable and secure living environment.

Villa Park Reviews
I have no complaints about my stay here over the weekend. We'll just have to sit back and see where that goes, here's hoping. But yeah this is a good spot located in close proximity to the creature comforts of life as well as your daily schedule and or things to do/chore list
Oct 29, 2021 · Joe GomezA lot of these good reviews they didn’t even live there. I used to live there for over 14 years and never again! Management think they are the supreme bosses of everything and security are so lazy and useless. We’ve had such a high turn over rate with security companies. Parking is a mess and a joke they tow cars. They raise the rent to cover random stuff like security that don’t even do anything but give parking passes or tickets. Horrible place to live! I do not recommend it’s like a little town so the managers and management company do whatever they want.
Mar 14, 2023 · Deni AyalaNice place to live rent is kinda high. They have a big club house where you can throw party’s they have a pool they clean it daily and they also have security they also petrol
Aug 12, 2018 · Ibarra FranciscoGood security, both day and night and at entrance and as patrol. They have A LOT of speed bumps, which helps keep vehicles from speeding. Kids are always playing and riding bikes which makes gives the place a homely atmosphere. They also have guys that drive around on gulf carts cleaning up the place. A nice common area at the center of the park, with grassy picnic area, pool and a small hall where they hold Zumba classes among other things. By far the best mobile home park in the long beach area.
Mar 12, 2019 · Luis CuetoThis place is horrible! They are so strict and so anti-guest!! They issue "tickets" if you get three then you're car can get towed!! horrible place to live and visit. If a guest is there after midnight even 1am they then have to get an overnight pass if they don't then they might get a ticket and get towed...but you can only get one overnight pass per week. This is so absurd! I completely agree with the first post the manager Margaret Pineda is so so rude! I called the management company Les Frame management and they could care less. This place doesnt care about its residents!
