Arbor Mobile Home Park Introduce
If you're searching for "RV parks near me" or considering a mobile home community in Long Beach, California, Arbor Mobile Home Park, located at 300 E Arbor St, Long Beach, CA 90805, USA, presents itself as a potential option. They can be reached at (562) 422-3666 or +1 562-422-3666 for inquiries.
Based on the limited customer reviews available, Arbor Mobile Home Park appears to offer a mixed experience. While it boasts a convenient location and a seemingly safe environment, there are significant concerns regarding the condition of the spaces, potential difficulties with maneuvering larger RVs, and issues with utility connections. Prospective residents should carefully weigh these points and conduct further investigation to determine if this park meets their needs.
Regarding the environment of Arbor Mobile Home Park, the reviews offer contrasting perspectives. On the positive side, one reviewer notes that the park "seems to be tucked away from the city’s drama," suggesting a potentially quieter and more secluded atmosphere despite its urban location. The proximity to "everything in Long Beach" is also highlighted as a significant advantage. However, another reviewer describes the space as "crappy" and "not clean," with "ground not level." Additionally, noise from "cars and people revving their engines" is mentioned as a drawback. For those looking at "RV parks near me," the environmental quality of Arbor Mobile Home Park appears to be a point requiring careful personal assessment.
In terms of services and features, the available reviews provide limited details. One negative review mentions specific issues with the infrastructure of individual spaces, including an "electricity panel box is not up to date" and a "water connection fitting leak." These raise concerns about the maintenance and upkeep of the park's utilities. Standard services in RV and mobile home parks typically include water, electricity, and waste disposal. However, the reported issues suggest potential problems with the reliability or condition of these services at Arbor Mobile Home Park. Prospective residents should inquire specifically about the age and condition of the utility infrastructure, the process for reporting and resolving maintenance issues, and any specific rules or regulations regarding utility usage.
Features commonly found in mobile home and RV parks, such as laundry facilities, recreational areas, or community centers, are not mentioned in the provided reviews. The focus of the feedback is primarily on the individual spaces and the overall environment. The absence of positive mentions regarding amenities might indicate that these are either limited or not a significant aspect of the park. If specific amenities are important when considering "RV parks near me," it would be prudent to ask for a comprehensive list of what Arbor Mobile Home Park offers.
Promotional information is not explicitly provided in the given reviews. Typically, mobile home parks might highlight their location, affordability, or amenities in their promotions. While one reviewer mentions a weekly rate of "$200," this is presented as a personal observation rather than an official promotion. The positive comments about the landlady ("Kim is great!") and a neighbor ("Fred the neighbor is great!") could be seen as indirect social benefits, but these are individual experiences rather than park-wide promotional features. Potential residents should seek official promotional materials or contact the park directly for any current offers or highlights.
The customer reviews provide specific pros and cons. The pros include the park's convenient location ("close to everything in Long Beach"), a perceived sense of safety ("Safe area"), and a feeling of being somewhat removed from the city's bustle ("Seems to be tucked away from the city’s drama"). The positive mentions of the landlady, Kim, and a neighbor, Fred, suggest a potentially friendly or helpful community aspect, at least with these individuals.
The cons, however, raise significant concerns. The spaces are described as "crappy" and "not clean," with uneven ground. Infrastructure issues such as an outdated electrical panel and a leaking water connection are also mentioned. Furthermore, the tight spaces ("very tight space!") pose a challenge for maneuvering, particularly for larger trailers (as experienced with a 14-foot trailer). The noise from traffic and revving engines is another noted drawback. Finally, one reviewer explicitly warns against staying at Arbor Mobile Home Park if looking for a "nicer RV park" and reports a negative experience with deposit refunds ("Don't refund the deposit"). This is a serious concern that potential residents should investigate further by inquiring about the park's deposit policies and procedures.
The contrasting opinions in the reviews highlight the importance of individual needs and priorities when considering Arbor Mobile Home Park. For someone prioritizing location and a potentially safe environment on a tight budget (as suggested by the $200 weekly rate mentioned), the drawbacks might be acceptable. However, for those seeking well-maintained spaces, easy maneuverability for larger RVs, and reliable infrastructure, Arbor Mobile Home Park may not be the ideal choice based on the available feedback.
In conclusion, Arbor Mobile Home Park in Long Beach, CA, offers a potentially convenient and seemingly safe location. However, prospective residents should be aware of reported issues concerning the condition of the spaces, infrastructure problems, tight maneuvering room, and noise. The positive feedback regarding the landlady and a neighbor suggests some positive community aspects, but these are overshadowed by the concerns about the physical condition and management practices related to deposits. Individuals searching for "RV parks near me" should carefully weigh the pros and cons presented in the reviews and conduct a thorough personal inspection and inquiry to determine if Arbor Mobile Home Park aligns with their specific requirements and expectations.

Arbor Mobile Home Park Reviews
Over price for a crappy space, not clean, ground not level, electricity panel box is not up to date, water connection fitting leak. Don't refund the deposit. Go somewhere else if you're looking for a nicer RV park!
Feb 12, 2025 · Cham CPros: close to everything in Long Beach. Safe area. Seems to be tucked away from the city’s drama. Landlady Kim is great! Fred the neighbor is great!Con: This is a very tight space! I have a 14 foot trailer and maneuvering was tough. The area is a little loud due to cars and people revving their engines but for $200 a week I was happy :)
Feb 28, 2021 · Candice OvercashThis place is an absolute treasure! I've lived here on two different occasions in the last year while pursuing my master's degree at CSULB having traveled a great distance to do so. The grounds are alive with beautiful, mature trees and character unlike any RV park I've seen in Southern California. And the staff are simultaneously professional and fun to work with who always have smiles on their faces! Oh... the rates are amazingly low for what all this encompasses!

Jan 21, 2025 · lizeth alvarezGreat rv/trailer park. Becky, the manager, was so helpful and accommodating. The park was so clean and organized. Great and safe location. I would love to stay here again.
