I have lived in Villa West for 8 years and they are horrible. We have had at least 10 property managers in that time, and only 2 or 3 realized they were there for us not the other way around. Today, after the water was shut off for a second day in a row without notice, the snotty new girl had the audacity to tell me she doesn't have to tell us if the water is shit of for an hour or less per her corporate office (RHP) i educated her that they have to notify us 48 hours in advance unless it is an emergency. This is info easily obtained on the state of Colorado website. I told her I would report them again to the oversight board if this being without water continues and she said ok like she didn't even care. 🙄 this mhp does not care about it residents. And it shows

It's absolutely disgusting that a company leaches off the poor working class during this difficult time. RHP made over $1,000,000,000 in PROFITS in 2020, research it. It's absolutely unbelievable that they can do this, the city of Greeley doesn't care, nor does the State of Colorado, very little regulations in the mobile home park business.(Updated 6/24/24) Bayshore Corporate NEEDS TO ADD SURVEILLANCE!!! 1st street specifically has extremely LOUD cars blasting through, there are no speed bumps, so it's also dangerous. Neighbors here ARE RUDE, and will honk their car horns at 6am for no reason. Fireworks or Gunshots go off every night (I can't really tell) sometimes at 12AM. The *Police* do absolutely nothing, saying everything is private property. Staff isn't here on the weekends. So on weekends expect RUDE neighbors to blast their music, park everywhere and REV THEIR ENGINES OBNOXIOUSLY. They take advantage of the fact that no staff is here watching them. This place has the absolute worst neighbors I have ever had.Kids run around and make lots of noise, throw trash in people's yards, vandalize cars. I've had 4 screws stuck in my tires on 3 separate occasions. This park really needs fences. Adding a basketball court or something so that kids don't run around neighbors yards all day would be helpful.Goodsides:The park has a swimming pool. THEY FINALLY HAVE AUTOPAY AGAIN, AWESOME!! The staff does try to help out from time to time, but I wish they would ride in their golf cart like they used to, so they could see and HEAR all the issues. Honestly a lot of these issues could be cleared up by surveillance or staff.
Jun 19, 2024 · KingJustice98i’ve been living here for 10 years. we just got a new manager and she towed my car for parking a inch on the side walk and we were always allowed to do so. and now she’s getting everybody’s car towed. and oh listen to this i just talked to the towing company and he said the manager is trying to get rid of street parking. and only 2 cars per household. are you kidding me?!!!!?? this place is a joke. you tell us after 10 years of living here. and on the website it says clearly there is off street parking. yeah, im definitely getting in contact with the corporate and im getting all my neighbors to do so. do not move in. it’s a joke.
Oct 20, 2022 · esmeI happened to visit this park on a particular bad day. It happened to be the day of the shooting by the police. I only say that because I didn't get to see the whole park.What I did see was disappointing. The park doesn't trim the trees that over hang the mobile home. It doesn't clean out the water drainage areas. The parking area is behind each month home and it the asfault looks old and cheap. We looked at a home right across from the "playground". The playground consisted of one slide split in two that was attached to one solo platform jungle gym. The only other form of "entertainment" was a climbing wall that took you to the platform for the slide.It's a huge mobile home park. It has a nicer, newer "front area" and then the more run down "back area". In order to live in said park even if you buy the actual mobile home you have to fill out an application. They run a credit check as well a criminal background check. You fill out the application so you can rent the property that the mobile home sits on.The front office wasn't open even though it said that we had come between open and close hours. Looking back I am not sure if it was related to the shooting or not. Yet they could have left a note or some indication of why the office was closed.Over all a disappointing mobile home location to live in.
