Village of Cool Branch Introduce
The Village of Cool Branch, located at 100 Hitch Pond Cir, Seaford, DE 19973, USA, is a prominent manufactured home community that offers a distinct living experience for those seeking a permanent or long-term residential solution in Delaware. While the search category "RV Parks Near Me" typically brings up temporary camping sites, Village of Cool Branch caters to individuals and families looking to establish a more settled home in a community setting, often as an affordable alternative to traditional homeownership.
The Village of Cool Branch is situated in Seaford, Delaware, a rural area in Sussex County known for its tranquil atmosphere and proximity to natural landscapes. The community itself is described as a "clean and quiet community" that is "located in beautiful, rural Sussex County," offering a peaceful place to live. Residents can enjoy "beautiful wooded walking trails sprawl nearby," contributing to a sense of connection with nature.
The community is designed with internal amenities that enhance the living environment. These include a playground, an in-ground swimming pool, a catch-and-release fishing pond, and a basketball court. These features create a family-friendly atmosphere and provide ample space for outdoor activities, kite flying, and other recreational pursuits. The presence of a "gated community" also implies an added layer of security and privacy for its residents. Residents often praise the community for its cleanliness and friendly neighbors, with one reviewer stating, "It’s a awesome place to live...Great people in our Neighborhood.. Very clean...I couldn’t find a better place to live..."
Despite its rural setting, the Village of Cool Branch offers convenient access to local conveniences. It's approximately "2 miles from grocery stores, shopping, and restaurants." For those seeking coastal leisure, the community is "30 miles to Rehoboth Beach, DE" and "40 miles to Ocean City, MD," making popular beach destinations a manageable drive for day trips or weekend getaways. The climate in Seaford typically provides distinct seasons, allowing residents to experience the changing beauty of Delaware throughout the year.
The Village of Cool Branch is operated as a land-lease community. This means residents typically purchase a manufactured home and then pay a monthly lot rent to the community for the land on which their home is situated. This ownership model often makes homeownership more attainable compared to buying traditional stick-built homes, which is a key factor for those moving from an RV lifestyle to a permanent residence. Public listings for homes in the Village of Cool Branch indicate monthly lot rents, for example, of around $468 to $514, which typically include services like water, sewer, and trash removal. It's important for prospective residents to confirm what is included in the monthly lot rent as it can vary.
The homes available in Village of Cool Branch are primarily manufactured homes, ranging in size and features. Many homes are described as "beautiful" with modern amenities. Examples from recent listings include properties with open floor plans, crown molding, luxury vinyl plank flooring, stainless-steel appliances, generous center islands in kitchens, large pantries, and spacious living rooms. Primary bedrooms often feature walk-in closets and en-suite bathrooms with dual vanities and tiled walk-in showers. Some homes also include covered porches and outdoor sheds, offering additional living and storage space. The community is known for offering "new homes" as well as pre-owned options, providing a variety of choices for different budgets and preferences.
Beyond individual home features, the community provides a wealth of shared amenities and services:
Gated Entry: Enhances security and provides a sense of exclusivity.
Swimming Pool: A popular amenity for recreation and relaxation, especially during warmer months.
Playground: Caters to families with children.
Basketball Court: Offers a space for sports and active recreation.
Stocked Fishing Pond: Provides a convenient spot for fishing enthusiasts.
Community Events and Activities: The community actively promotes "community events and activities" to foster a strong sense of belonging and turn neighbors into friends. This includes "fun community activities throughout the year" and the promise of "getting together to celebrate important dates."
On-Site Management: The presence of an office with a manager "always available" suggests a responsive management team, as praised by one resident.
However, it is crucial to consider a detailed review from a prospective resident that highlights potential challenges with the application process and the nature of the land-lease agreement. This individual encountered issues with homes repeatedly coming back on the market, difficulty in viewing units, and a non-refundable application fee. The most significant point raised was the realization that purchasing a home in a land-lease community means becoming a "tenant" with a "1 yr lease" that could be refused for renewal, increased in "rent," or result in being asked to leave. This legal distinction between owning the home and leasing the land is a critical aspect that prospective residents must "READ ALL DOCUMENTS CAREFULLY" to fully understand the implications. The reviewer, a 73-year-old, specifically stated, "I don't want to be a tenant If I buy it," indicating a common misunderstanding about land-lease communities. This feedback serves as a vital caution for anyone considering this type of ownership.
The Village of Cool Branch promotes itself as a place where residents can "experience worry-free living along with access to all our top-notch amenities." The emphasis is on a quiet, friendly atmosphere infused with an "undeniable sense of community." For those who initially look for "RV Parks Near Me" as a temporary solution, the Village of Cool Branch offers an appealing long-term alternative that combines affordability with a strong sense of community and a range of recreational facilities. The availability of "new homes" alongside pre-owned ones allows for flexibility in choice and budget.
The lifestyle at Village of Cool Branch is one that encourages active participation and social interaction through its various amenities and planned events. Whether it's a "quiet morning by the pond" or "quality time with friends and family at the gazebo and picnic area," the community aims to provide diverse options for residents to enjoy. Its location in Seaford provides easy access to the broader offerings of Sussex County, including the scenic beauty of Delaware's coast and the conveniences of a small town.
Prospective residents are strongly advised to contact the Village of Cool Branch directly at (866) 629-0770 or +1 866-629-0770 to obtain comprehensive information on available homes, current lot rent, a copy of the land-lease agreement, and any specific rules and regulations. Thoroughly understanding the land-lease model and all associated terms and conditions is paramount to ensuring a satisfactory living experience, as highlighted by the detailed customer review. While the community offers many attractive features and a positive living environment for many, understanding the nuances of a manufactured home park's tenancy structure is crucial for informed decision-making.

Village of Cool Branch Reviews
Found a beautiful home in March 2024. Contingent for 2 wks, back on market. Contingent again 2-3 wks back on market. I've been following because it would be perfect for me. Same thing. Realtor told me what I needed to apply. Gathered info and called Monday afternoon was told it was sold over weekend. Tried again in June/July. Filled out most of resident application. I live in Florida looking to move to Delaware. Wanted to see unit before completing application and non refundable fee $50. Didn't happen. I requested all information including land lease info. Got pre approved mortgage. Finally got 51 page "rental agreement " sample. Read carefully. I would be a tenant they would be landlord. 1 yr lease. They could refuse to release, increase "rent" or ask me to leave. Of course I could move the house off their property. I'm 73. I don't want to be a tenant If I buy it.. So I called and cancelled pre authorization. Called to say I was no longer interested and Brenna sounded glad said ok I'll Shred your application. My advice is READ ALL DOCUMENTS CAREFULLY so you don't waste your time like I did. My family asked why they had so many units available. I was given many reasons. Now I doubt those reasons.

Oct 20, 2024 · Ann DiGiorgioNo one was in office even though we were told to come for a tour at 1pmWe toured area ourselves.Although there were some homes with lovely gardens, what we saw were crowded trailer homes, some in very poor condition. Most did not look like manufactured homes but single or double trailers.Nope. I will keep my money and look elsewhere.
