Pine Ridge Park MHP Introduce
Pine Ridge Park MHP (Mobile Home Park), situated at 27964 Sussex Hwy, Seaford, DE 19973, USA, functions as a manufactured home community primarily offering long-term residential living. While the platform category "RV Parks Near Me" might broadly include such communities, it's important to differentiate Pine Ridge Park MHP as a permanent housing solution rather than a transient RV campground. The community can be contacted via phone at (302) 536-7646 or mobile at +1 302-536-7646. This introduction aims to provide a comprehensive overview of the community, integrating both positive and negative customer feedback to offer a balanced perspective on its environment, services, features, and promotional aspects.
The environment at Pine Ridge Park MHP, located on Sussex Highway (Route 13) in Seaford, Delaware, offers a distinct blend of rural serenity and convenient access to local amenities. Seaford, a city in Sussex County, is known for its position along the Nanticoke River and offers a quieter, more agricultural landscape compared to the bustling coastal towns.
Customer reviews paint a mixed picture of the immediate environment within the park. One positive review describes it as a "quiet place with people and Very friendly neighbors" and "A very friendly community." This suggests a generally harmonious and welcoming atmosphere among residents, indicating that the community fosters a sense of belonging and neighborly interaction. Manufactured home parks typically feature individual lots with homes, often with small yards, contributing to a suburban or rural residential feel.
However, another review details significant environmental issues, including "Septic back ups constantly into my trailer" and an "Open pit of sewage where the septic tank should have been." These are serious concerns regarding the fundamental infrastructure and sanitation within parts of the park, suggesting potential environmental hazards and significant discomfort for residents in affected areas. The alleged use of a resident's yard as a "thoroughfare for oil deliveries" and the placement of a neighbor's shed and tractor on another resident's lot also point to potential issues with property boundaries, enforcement of rules, or a lack of respect for individual spaces within the community.
The broader Seaford area provides access to local shopping, dining, healthcare facilities, and educational institutions. Its location on a major highway ensures connectivity to other parts of Delaware and beyond. While not a coastal beach town, Seaford offers access to the Nanticoke River for boating and fishing, and the state's popular ocean beaches are within a reasonable driving distance for day trips.
As a manufactured home community, Pine Ridge Park MHP offers a range of services typically managed by its ownership and staff. These generally include:
- Lot Rent: Residents own their manufactured homes but lease the land they occupy. Lot rent is a primary service charge that covers the use of the lot and contributes to the park's operational costs. One review notes a significant increase in lot rent (almost 50%) in the final year of a resident's stay, indicating that rent increases can be substantial and potentially contribute to financial strain.
- Community Management: The park has owners and staff responsible for overall management. One positive review praises the "excellent treatment" received from "the owners, the park staff," and notes that they "guided us through the entire process" when selling a house. This suggests a supportive and helpful approach from management in certain instances.
- Maintenance and Utilities: Typical services include maintaining common areas, roads, and ensuring access to utilities like water, sewer, and electricity. However, the negative review specifically highlights severe maintenance deficiencies, particularly regarding septic system issues. The lack of reimbursement for damages caused by septic backups, and the park owner's alleged blaming of the resident for issues not attributable to them, points to a highly problematic service experience in this area.
- Sales Process Support: The positive review indicates that the park management provided guidance during the home selling process, aiming for a smooth transition for both current and future owners. Conversely, the negative review describes a "nightmare" experience when trying to sell a trailer, almost leading to homelessness because of the park's actions. This stark contrast suggests inconsistency in support or significant difficulties depending on the circumstances or specific individuals involved.
The contradictory reviews on management's helpfulness and maintenance responsiveness are a critical aspect of understanding the services provided. While some residents report positive interactions and support, others detail severe neglect of infrastructure and contentious relationships with the park owner.
The features of Pine Ridge Park MHP encompass both its inherent community attributes and specific operational aspects that define the living experience.
- Manufactured Homes: The community provides lots for manufactured homes, offering an often more affordable housing option compared to traditional site-built homes in the Seaford area.
- Friendly Community Atmosphere: A significant positive feature highlighted is the presence of "very friendly neighbors" and a "very friendly community." This indicates a strong social fabric and a welcoming environment among residents themselves.
- Quiet Living: The description of a "quiet place" suggests a peaceful residential setting, appealing to those seeking tranquility away from urban noise.
- Management Discrepancies: This is a defining, albeit negative, feature. The reviews reveal a stark contrast in management's approach. While one experience was positive, another highlights alleged harassment (regarding a second car, and constant questioning about rent payment despite timely payments), significant rent increases, and a lack of support during a home sale. These instances describe a management style that can be "money-grubbing and wicked," significantly impacting the quality of life.
- Maintenance and Infrastructure Issues: The recurring septic backups and the "open pit of sewage" represent severe infrastructure failures that directly impact residents' health and property. This is a critical negative feature that cannot be overlooked.
- Security Concerns: The attempted break-in by neighborhood teenagers, and their subsequent release, points to potential security concerns within the park, and a lack of effective resolution or protection for residents from such incidents.
While formal promotional materials for Pine Ridge Park MHP are not provided, the positive review acts as an endorsement, highlighting the "great opportunity for personal growth" and "excellent treatment" from staff and owners, along with a "quiet place with people and Very friendly neighbors." This would generally promote the park as a supportive and amiable community.
However, the extensive negative review presents a starkly different picture, one that prospective residents absolutely must take into account. It details a litany of serious problems, ranging from fundamental infrastructure failures (septic issues) and lack of reimbursement for damages, to alleged harassment by the owner, significant rent increases, difficulties with home sales, and even security concerns (break-in attempt). The accusation of the park owner "always blaming" the resident for issues and the alleged favoritism towards family members also paints a picture of biased or unfair management practices.
For anyone considering residency at Pine Ridge Park MHP, or any community with such conflicting reviews, it is imperative to exercise extreme caution and perform thorough due diligence:
- Directly Inspect Property: Before committing, personally inspect the specific lot and the surrounding areas, paying close attention to any signs of maintenance issues, especially concerning plumbing or sewage.
- Speak with Current Residents: Attempt to talk to multiple current residents to gain a diverse range of experiences, going beyond just the provided reviews.
- Clarify All Costs: Obtain a detailed breakdown of lot rent, utility responsibilities, and inquire about the history and frequency of rent increases.
- Review Lease Agreement Thoroughly: Pay close attention to clauses regarding maintenance responsibilities, pet policies, parking, property modifications, and the process for selling a home within the park.
- Understand Dispute Resolution: Inquire about the process for addressing maintenance issues or conflicts with management or neighbors.
- Consider Legal Counsel: For significant investments or if concerns arise, consult with a legal professional specializing in manufactured housing or tenant rights.
Pine Ridge Park MHP presents a complex picture: a potentially friendly community of neighbors, but with deeply troubling accounts of management conduct, infrastructure problems, and resident harassment. Prospective residents must weigh the positive aspects of community and location against the serious concerns regarding park ownership and maintenance.

Pine Ridge Park MHP Reviews
I begin by saying that my family and I are grateful for the great opportunity for personal growth for us... We are grateful for the excellent treatment that we had in our community for 7 years. Beginning with the owners, the park staff. A quiet place with people and Very friendly neighbors. A very friendly community. When we were selling our house, they guided us through the entire process so that everything was in the best possible way for us and the future owners. Thank you
May 30, 2023 · ZullyC VargasTerrible. Septic back ups constantly into my trailer. I was never reimbursed for the damages by the park. Open pit of sewage where the septic tank should have been. I was always blamed by the park owner for the back ups, even though I was rarely home and lived by myself, whereas, the trailer next door with 7 people living in it was NEVER at fault. My yard was used as a thoroughfare for oil deliveries to relatives of the park owner because those tenants didn't want the truck in their yard. Those same people purchased a shed and had it placed on my lot, then kept extra items like pet carriers in between the shed and my trailer, instead of closer to their home or IN THE SHED. Then they got mad because they ultimately had to move the shed onto their own lot, even though I never complained about it being there.I'd come out and find a tractor that belonged to a neighbor parked in my front yard during snow storms because that person plowed snow in the park for extra cash, but didn't want to park the tractor in their own yard. The first 6 years I lived there, I was never late on my rent - NOT ONE TIME. Yet, every time the park owner saw me out in my yard, he would tell me that they hadn't received my rent.I was harassed by the park owner about my second car, which was legally registered, insured, drivable and in good condition, but I primarily drove my SUV. He said that the police wanted to know why it was parked there. Like it's illegal to own a second car???The last year I lived there, lot rent went up by almost 50% and when I went to sell my trailer, I can't even explain the nightmare they put me through with that. I almost wound up homeless because of their actions. And the pinnacle of my time there was 3 neighborhood teenagers kicking in my back door in a break-in attempt while I was home. They were all released to their parents' custody, so I still had to deal with them being near my home. The only highlight was the park manager, but the owner and his family were just money-grubbing and wicked people.
