Wagon Wheel Mobile Park Introduce
For individuals exploring 'RV parks near me' in the Sweet Home, Oregon area, it's important to consider various housing solutions that might be available for longer-term stays, including mobile home parks such as Wagon Wheel Mobile Park, situated at 1283 44th Ave, Sweet Home, OR 97386, USA. While the platform category focuses on RV parks, mobile home parks can sometimes accommodate RVs for extended periods and offer a different type of community living. Therefore, understanding the available information about Wagon Wheel Mobile Park can be helpful for those seeking potentially affordable housing options in the region.
Based on the limited information provided, which includes direct customer reviews, it is essential to present an objective introduction to Wagon Wheel Mobile Park, acknowledging the feedback shared by residents. These reviews offer firsthand perspectives on the living conditions and management, which are crucial factors for anyone considering a long-term stay, whether in a mobile home or a potentially accommodated RV, within the context of 'RV parks near me'.
One reviewer highlights the affordability of Wagon Wheel Mobile Park, mentioning a monthly cost of $480. This individual also notes that the management is "nice and will work with you," suggesting a degree of flexibility and positive interaction with the administrative staff. For those prioritizing budget-friendly options when searching for 'RV parks near me' for a longer duration, the low monthly cost mentioned could be an attractive factor. Additionally, the positive comment about the management's willingness to work with residents is a notable point to consider.
However, another, more detailed review presents a contrasting perspective, expressing significant concerns about the management and the overall condition of the park. This resident, who has lived in Wagon Wheel Mobile Park for five years and invested in renovating their trailer, emphasizes the urgent need for an on-site manager. The reviewer feels that the lack of an on-site manager contributes to a perceived lack of care for the park beyond monthly rent collection. This absence is believed to hinder the enforcement of park rules and the timely addressing of issues.
The second review raises several specific concerns regarding the environment and upkeep of Wagon Wheel Mobile Park. These include an excessive number of animals with owners allegedly not cleaning up after them or keeping dogs on leashes. The reviewer also feels that park rules are not consistently enforced for all residents. Additionally, there are complaints about too many cars per trailer, leading to potential parking issues. Litter and garbage scattered around the park due to residents' alleged laziness in cleaning up their own trash are also highlighted as significant problems. The reviewer mentions that while there was an initial hope for improvement, the park appears to be regressing, leading to deep disappointment.
The availability of lawnmowers and gas provided by the park for tenants to mow their yards is mentioned as a service intended to help maintain the property. However, the reviewer notes that this system is not effective, attributing it again to the "laziness" of some residents who prefer to have maintenance workers handle the lawn care. This suggests potential inconsistencies in the upkeep of individual lots within the park.
The strong sentiment expressed in the second review underscores the importance of on-site management for ensuring the smooth operation, cleanliness, and safety of a mobile home park. The resident believes that an on-site manager would be better positioned to address issues as they arise and enforce park rules more effectively. This perspective highlights potential challenges related to the quality of life and community standards at Wagon Wheel Mobile Park due to the perceived lack of consistent oversight.
No specific information regarding additional services or features of Wagon Wheel Mobile Park, beyond the provision of lawnmowers and gas, is available in the provided reviews. Typically, mobile home parks offer basic utility hookups such as water, electricity, and sewage. The presence of other amenities like laundry facilities, community areas, or maintenance services at Wagon Wheel Mobile Park is not mentioned in the given text. Prospective residents would need to inquire directly about the full range of services offered.
Similarly, no promotional information or special offers for Wagon Wheel Mobile Park are included in the reviews. To obtain details about current space rental rates (beyond the $480 mentioned by one reviewer), availability, and any specific terms or conditions for residency, interested individuals should contact the park directly at the provided phone numbers: (541) 367-5688 or +1 541-367-5688. Direct communication with the management will be necessary to get comprehensive and up-to-date information.
In conclusion, Wagon Wheel Mobile Park in Sweet Home, Oregon, presents itself as a potentially affordable housing option, with one reviewer mentioning a low monthly rent and a cooperative management. However, another resident provides a contrasting view, expressing significant concerns about the lack of on-site management, poor enforcement of park rules, issues with pet waste, excessive vehicles, litter, and inconsistent property upkeep. For individuals searching for 'RV parks near me' for a longer-term stay and considering Wagon Wheel Mobile Park, it is crucial to weigh both perspectives and conduct thorough due diligence. Direct communication with the management to address the concerns raised in the negative review and a potential visit to the property to assess the current conditions would be advisable before making any decisions.

Wagon Wheel Mobile Park Reviews
It's cheap only 480 a month and the management is nice and will work with you
Apr 29, 2025 · Christofer WilliamsThis park DESPERATELY!!! Needs a on sight manager!!! Since they don't live here they appear not to care about anything except getting their money every month. My husband and I have been here 5 years. Bought trailer as is then we gutted it all out and rebuilt it. We put alot of money and time into it, because we care what our home looks like. I don't know about others but personally I like clean and a safe place to live. To many animals nobody's picking up after nor do they keep dogs on leashes. I feel the park rules are not enforced for everyone in park. Too many cars per trailer which is a issue!!! Garbage is all over the place because PEOPLE are to LAZY to clean up their own trash!!! The park lends out lawnmowers and they supply the gas so Tenants can mow yards but apparently that doesn't work either again LAZY PEOPLE rather let maintenance worker do it. I thought this park was cleaning up but I can see I was so wrong which saddens me. We need a MANAGER ON SITE!!! Then you know what's going on in the park . I love my home but I don't like not having no management here. I'm deeply disappointed in this park when there is soooooo much potential for it to be a GREAT PARK!!!
May 07, 2024 · Gene & Brenda FI wish that was a zero star option because the manager is a liar, she doesn't follow the rules of the park, there is cockroaches because they refuse to spray the outside, they want disabled people to not live there, they only want their family members to live there, and the park manager sleeps around even though she is married. DO NOT TRY TO LIVE THERE BECAUSE THEY WILL JUST KICK YOU OUT IN AFTER A FEW YEARS OF LIVING THERE!

Mar 17, 2025 · Tylor WhiteLocals don't rent from Wagon Wheel Mobile Home Park , They are liars, they try to evict people who are disabled. They tried to evict us. But it was dismissed cause we moved out. The manager sleeps around even though she is married. She propositioned several people in the park. They refuse to give us the owners phone number. Which legally they have to do. Can't trust the management! Mommy has to come to get the rent.
