Wagon Yard Introduce
If you're searching for “RV parks near me” in the Grandview, Texas area, particularly for a longer-term stay, Wagon Yard, located at 8901 south, State Hwy 171, Grandview, TX 76050, USA, presents itself as a potentially suitable option. You can reach them at (512) 755-3740 or +1 512-755-3740 for inquiries. Based on the available customer reviews, Wagon Yard is highlighted for its safety, friendly atmosphere, and accommodating owners and staff, with a notable perk for dog owners. However, it's important to be aware that they primarily cater to monthly renters, and there are mentions of limitations regarding internet and cell service.
One reviewer who stayed at Wagon Yard for a few months describes it as a "Nice place to stay" and emphasizes its safety, stating, "It's very safe here." This is a significant factor for anyone considering an extended stay in an RV park. The reviewer also praises the community, noting that "The people are super friendly," and commends the management, saying, "the staff and owners are amazing." A key piece of information for prospective residents is that "They only rent monthly," so this park is geared towards those needing accommodation for a month or longer. Finally, the reviewer mentions that "the pricing is very reasonable," suggesting affordability for long-term stays.
Another reviewer, particularly highlighting the park's appeal for pet owners, states that it's the "Best place for dog owners because they have a whole back area to them." This indicates a dedicated space for dogs, which is a significant advantage for those traveling with pets and looking for a park that caters to their needs. The reviewer also had a positive interaction with the management, noting that "The owners were very sweet and answered the phone when we had to call an emergency," showcasing their responsiveness and care for guests. However, this reviewer also points out two significant drawbacks: "The only thing is we can't justify $600 a month, and the internet and cell service don't work." This provides crucial information about the monthly pricing, which may or may not be considered reasonable depending on individual budgets and needs, and the potential lack of reliable internet and cell phone connectivity.
Based on these reviews, we can compile a detailed overview of the environment, services, and features of Wagon Yard RV Park:
- Safe Environment: Both reviews either explicitly state or strongly imply that Wagon Yard is a safe place to stay, providing peace of mind for residents.
- Friendly Community: The people staying at the park are described as "super friendly," suggesting a welcoming and positive social environment.
- Amazing Staff and Owners: The management is consistently praised for being amazing and sweet, indicating helpful and responsive service.
- Monthly Rentals Only: Wagon Yard caters specifically to long-term stays with a policy of monthly rentals.
- Reasonable Pricing (According to One Reviewer): One reviewer found the monthly pricing to be very reasonable, although another found $600 per month to be unjustifiable. This suggests that the perceived affordability may vary.
- Dedicated Dog Area: A significant perk for dog owners is the presence of a "whole back area" designated for them, offering ample space for pets.
- Responsive Owners in Emergencies: The owners are noted for being sweet and responsive, especially in emergency situations.
- Potential Issues with Internet and Cell Service: One reviewer explicitly states that "the internet and cell service don't work," which could be a significant drawback for those who rely on connectivity.
The reviews do not provide specific details about the amenities offered at Wagon Yard RV Park. Typically, RV parks offer a range of services and features to accommodate their guests, which might include:
- RV Sites with Hookups: These usually include water, electricity (likely 30 and/or 50 amp service), and sewer connections. Given that it caters to monthly stays, these essential hookups are likely available.
- Site Variety: Parks may offer different types of sites to accommodate various RV sizes and preferences (e.g., pull-through, back-in). This information is not available in the reviews.
- Restroom and Shower Facilities: The absence of mention might suggest that these are either not available or not a standout feature.
- Laundry Facilities: Similarly, there is no mention of on-site laundry.
- Wi-Fi Access: One review explicitly states that the internet doesn't work, so reliable Wi-Fi is likely not a current feature.
- Pet Amenities Beyond Dog Area: While a dedicated dog area is mentioned, other pet-related amenities are not.
To obtain specific information about the amenities available at Wagon Yard RV Park, direct contact is recommended. They can provide details on the types of sites, hookups, restroom and shower facilities, laundry, and the current status of internet and cell service within the park.
The reviews do not contain any information about promotional offers or discounts for long-term stays beyond the mention of "reasonable pricing" by one reviewer. To inquire about the exact monthly rates and any potential specials, it is best to contact Wagon Yard directly via phone. They can provide the most accurate and up-to-date information on pricing and availability.
Located in Grandview, TX, Wagon Yard is situated in a smaller town south of the Dallas-Fort Worth metropolitan area. This location might offer a quieter, more rural setting compared to parks in larger cities. Grandview itself has local amenities, and the proximity to larger areas allows for access to a broader range of services and attractions. The specific environment surrounding the RV park (e.g., natural features, nearby attractions) is not detailed in the reviews.
In conclusion, Wagon Yard RV Park in Grandview, TX, offers a safe and friendly long-term living environment with particularly notable benefits for dog owners due to its dedicated back area. The owners and staff are praised for being amazing and responsive. However, prospective residents should be aware that it is a monthly-rental-only park, and there have been reports of unreliable internet and cell service. While one reviewer found the pricing reasonable, another considered $600 per month too high. If you are seeking a longer-term RV stay in a safe, friendly, and dog-friendly environment and can manage potential connectivity issues, Wagon Yard may be a good fit. Contacting them directly at (512) 755-3740 or +1 512-755-3740 is recommended to inquire about current rates, amenities, and the status of internet and cell service to make an informed decision.

I stayed here for a few months. Nice place to stay. It's very safe here. The people are super friendly and the staff and owners are amazing. They only rent monthly and the pricing is very reasonable.

Jun 19, 2023 · TonioHas to be the worst trailer park we have stayed at, only because of the management. Manager is incredibly rude and constantly harassed us about minor things. Our water hose was leaking (a very slow drip, mind you) due to a dent in the connection on our trailer & the owners changed it to a new one while we were gone & did not say anything to us. We noticed it when we got back & it was still leaking... When we went to move our trailer out, the manager informed us that she was not supposed to give us our deposit back because of “the water hose incident,” yet we had explained that it continued to leak because it was broken & that we never asked for a new water hose to begin with. (And a water hose does not cost $100) Instead, she gave us $75 back instead of the $100. We bought a new couch for our trailer late one night and set the old one outside to haul off the next day, and my boyfriend had to go to work early the next morning so we didn’t get a chance to load it up. At around 9 that morning the manager came banging on our door and griped at me for it setting outside, telling me it was trashy and that we had better not throw it in their dumpster (which we never planned on doing anyways). They complained that my dog could not use the bathroom in the grass near our trailer, (even though I had a doggy bag to clean up) and that we needed to use the dog park, which was nearly all dirt or very tall grass that my chihuahua would not walk into. We had visitors that stayed a few days & they complained about the number of vehicles we had. Also, they said there was WiFi but it never worked & did not even reach our trailer so that was disappointing. There were numerous things that the manager complained about that should have not have mattered, & if they were a problem they could have handled in a better manner. Many of the people at this park seem to reside there permanently, so it is their home. I wish the manager and owners would realize that, in many cases, people in their park consider it a home, so to be harassed and bickered at constantly is disheartening. I understand wanting to keep a clean park, but there is a certain way you can speak to someone about things & the manager did not do it in a professional way. We pretty much live on the road due to my boyfriend’s job, so when we go to a park we want it to feel like home. This park was the complete opposite. Very disappointed. Won’t be going back, sadly.
Mar 07, 2019 · Cassidy ManningThe manager and owners are very unprofessional. They discriminate and make up rules for certain people . They allow dogs but say that they hate them . They have stray dogs that poop everywhere and then the owners blame everyone else. They watch you like a creepy spy if they don't like you . Even if you show them respect they are still uptight and talk down on you . Not a good place to live
