Wainwright Mobile Home Park provides a welcoming environment with a focus on affordability and a sense of community, making it a great place to call home in West Monroe.
One of the standout features of Wainwright Mobile Home Park is its affordability. The owner is known for working with tenants on deposit and monthly rental costs, making it a budget-friendly option for individuals and families seeking housing in the area. With units ranging from 1 to 3 bedrooms and baths, there are options to suit various needs and family sizes. This flexibility in pricing and unit sizes makes Wainwright Mobile Home Park an attractive choice for those mindful of their budget.
The management at Wainwright Mobile Home Park is highly praised. Deserey (spelling may vary), the property manager who responds to resident calls, is described as super nice and helpful. This responsive and friendly management contributes significantly to the positive living experience reported by residents. Knowing that assistance is readily available and provided with a positive attitude adds to the comfort and security of living in the community.
Wainwright Mobile Home Park fosters a generally relaxed and accepting atmosphere. According to a resident, there is a degree of tolerance regarding noise levels and pets that may occasionally get loose, as long as no one is harmed. This laid-back approach can contribute to a less stressful living environment where minor incidents are handled with understanding among neighbors. The reviewer also shared a positive interaction with a pet owner rounding up their dogs, highlighting a neighborly and understanding community spirit.
The park's location offers a unique blend of proximity to nature and residential living. Situated close to the woods or a forested area, residents can enjoy the natural beauty and the sounds of nature. However, this proximity to nature may also result in seasonal challenges, such as a significant amount of pollen during springtime, which may affect individuals with allergies. This is a trade-off to consider for those who appreciate a more natural setting.
Community interaction at Wainwright Mobile Home Park appears to be generally positive, with residents being described as nice and respectful. While one reviewer noted that they don't often see many people outside at once, interactions when they do occur are pleasant and considerate. This suggests a community where residents respect each other's space while still maintaining a friendly neighborhood vibe.
While there is a lake nearby, it is believed to be private property and fenced off. Additionally, there is a fenced-off sewage treatment lake on the property, which reportedly does not have any noticeable odor. The presence of these water features, even if not directly accessible, indicates the park's surroundings and infrastructure.
The aesthetic of Wainwright Mobile Home Park evolves with the seasons. While one resident's initial impression during winter was less favorable, their perspective changed dramatically in the spring when the trees and surrounding greenery came to life, making the park look "really pretty." The mention of a neighbor's beautiful clover and flower patch further illustrates the potential for natural beauty within the community.
Wainwright Mobile Home Park offers various amenities to enhance the living experience of its residents. The owner provides trash service, which is a significant convenience. There is also an on-site office available virtually anytime for emergencies and during regular hours for rental requests. This accessibility to management ensures that residents have support when needed.
The mobile homes themselves offer flexibility in terms of furnishings and appliances. Units can come furnished or unfurnished, and with or without appliances, including air conditioning (window units or central air). This allows prospective tenants to choose options that best suit their needs and budget.
The positive reviews suggest that Wainwright Mobile Home Park is a "great place" with a "great location" and a "great owner" who is proactive in maintaining the units and working with tenants. The emphasis on creating a "great family place to live" underscores the community-oriented nature of the park.

Wainwright Mobile Home Park Reviews
My family recently moved into one of the trailers here near the back, it's pretty nice. The property manager that comes over when we call (deserey but idk if I spelled it right) is super nice and helpful, I give her a snack when she comes over sometimes. The only reason I didn't put 5 stars is because my allergies suck and there's a shit ton of pollen during springtime because of us being so close to the woods/forest- whatever you call it. The people here don't really care if you make much noise or if u have a dog that gets out as long as there's no injuries, my dog run out the door pretty often since my grandma keeps forgetting to put the dog on her leash first but nobody has complained yet. recently while walking home from school I was greeted by 2 dogs or puppies (very cute!!!) and their owner was trying to round them up, I didn't make a fuss and to be honest I think it was a nice little interaction. I'm not sure if it's because of the times the bus gets here but the only other people that go to Woodlawn (the school) are my brother and my neighbor. Speaking of my neighbor, they're pretty nice too and they have this really cute out and indoor cat GOD I wish I could pet it. Anyway the reviews saying this place is neglected or shitty are just plain wrong, I've never seen more than one or two people outside at a time and when they do we all either mind our business and it's nice and respectful. There is technically a lake nearby but I think it's private property or smt considering the whole lake and the house next to it is fenced up, there's also a sewage treatment lake but it's also fenced off and doesn't smell at all. If the little sign on the fence didn't say what it was you could almost think it was one of those lakes that are commonly brown or green around here. When first driving here I was devastated by the whole scene, ESPECIALLY my trailer, but that was during winter and I've also gotten used to it. Now that it's spring and the trees are alive again the trailer park looks really pretty, and my other neighbor has this really beautiful clover and flower patch growing near the tree that grows over mines porch and roof, I really hope they don't mow it, I would be devastated. Anyway in summary GREAT place to live if you don't mind the little things or are used to lower class stuff like the packed trailers and whatnot.
