Waters Edge Introduce
Are you a local resident in the Zephyrhills, Florida area searching for "RV parks near me" that offer a blend of natural beauty and a welcoming community? Waters Edge, located at 39146 Otis Allen Rd, Zephyrhills, FL 33540, USA, presents itself as a potentially appealing option. This small RV park has garnered mixed but ultimately positive feedback regarding its atmosphere and amenities. You can reach them for inquiries or reservations at (813) 783-2708 or their mobile number +1 813-783-2708.
One reviewer who stayed at Waters Edge for two months expressed an overall positive experience, stating, "This is a beautiful small rv park, we loved the people and the amenities!" This suggests that the park's size contributes to a more intimate and perhaps close-knit community feel. The appreciation for both the people and the amenities indicates that Waters Edge offers more than just a place to park an RV; it provides a lifestyle and a sense of belonging.
Another traveler passing through Florida in an RV also had a favorable impression of Waters Edge, describing it as "very neat, clean and quaint." The use of the word "quaint" suggests a charming and perhaps slightly rustic or old-fashioned appeal, which can be a draw for those seeking a more relaxed and less commercialized RV park experience. The emphasis on cleanliness is a significant positive, as it contributes to the comfort and overall enjoyment of the stay.
This same reviewer further noted having "no issues" during their stay and described the people in the park as "very nice," reinforcing the earlier feedback about the friendly community. They also explicitly mentioned feeling "completely comfortable and safe," which are paramount concerns for any traveler or long-term resident. This positive sentiment regarding safety and comfort adds to the appeal of Waters Edge as a potential destination.
However, it is important to present a balanced view based on all available feedback. The first reviewer also shared some concerns encountered during their two-month stay. Upon arrival, there was an initial issue with the assigned spot, although it seems this was eventually resolved with the requested "very nice spot #123." This highlights the importance of clear communication and potentially confirming site assignments prior to arrival.
A more significant concern raised by the first reviewer involved a neighboring older model camper that was described as being in "rough shape" with improperly connected plumbing. The fact that the reviewer provided photographic evidence to the staff suggests this was a noticeable issue that detracted from the aesthetic and potentially the sanitary conditions of the surrounding area. This points to a potential need for consistent standards regarding the condition of all RVs within the park.
The same reviewer also mentioned a discrepancy regarding the park's stated age restriction as a "55+ resort." They observed "permanent campers of all age living there," which could be a concern for those specifically seeking a community tailored to the 55 and over demographic. This suggests that the park's actual demographic might be more diverse than advertised.
Furthermore, the first reviewer reported some serious incidents involving other campers, including one instance of an individual attempting to share a crack pipe at the pool, which was reported to the office. Additionally, there were "multiple police issues with another camper" that eventually led to their removal from the park. These incidents, while seemingly isolated, raise questions about the park's management and the processes in place for ensuring the safety and well-being of all guests. The fact that the staff eventually addressed the police issues by removing the problematic camper is a positive sign of responsiveness, but the initial occurrences are still noteworthy.
The first reviewer also mentioned the apparent removal of a staff member named Cathy before their departure. While the reasons for this are unclear, it suggests potential staff turnover or changes in management during their stay. They expressed hope that "new staff will clean it up," indicating a desire for improvements in certain areas of the park's operation or maintenance.
Despite these concerns, the reviewer concluded by reiterating their affection for the people and the amenities at Waters Edge, suggesting that the positive aspects of the community outweighed the negative experiences. This highlights the importance of the social environment and the facilities offered by the park.
Based on this information, Waters Edge appears to be a small RV park with a strong sense of community and appreciated amenities. Many visitors have found it to be neat, clean, quaint, comfortable, and safe, with friendly residents. However, potential visitors should be aware of the possibility of varying RV conditions on neighboring sites and the fact that the 55+ designation might not be strictly enforced. While the management seems responsive to serious issues, it's advisable to inquire about current park policies and the overall environment before booking a stay.
For local users searching for "RV parks near me" in the Zephyrhills area, Waters Edge offers the appeal of a smaller, potentially more intimate setting with a friendly community. The amenities, while not explicitly detailed in the reviews, are mentioned as a positive aspect. To gain a clearer understanding of the specific amenities available (such as laundry facilities, Wi-Fi, recreational areas, etc.) and to inquire about the current management and park policies, it is recommended to contact Waters Edge directly at (813) 783-2708 or +1 813-783-2708.
In conclusion, Waters Edge presents a mixed but generally positive picture. It is described as a beautiful, neat, clean, and quaint small RV park with a friendly community and appreciated amenities. While there have been some concerns raised regarding site conditions, age restrictions, and past incidents, the overall sentiment from at least one long-term visitor is positive, with hope for continued improvement under new staff. Local users seeking a smaller, community-oriented RV park near Zephyrhills should consider Waters Edge, but are advised to make direct inquiries to ensure it meets their specific needs and expectations.

Waters Edge Reviews
Arrived at Waters Edge Resort on January 15th. We were told we would have spot #123. Upon arrival Cathy attempted to move us. We requested 123 which is a very nice spot but beside us was an older model camper in rough shape. There plumbing wasn't even hooked up correctly, which we showed pics to to the staff.. This community is supposed to be a 55+ resort but there were permanent campers of all age living there. We also had a run in with a camper who tried to bring a crack pipe and pass around at the pool. We immediately turned in a report to the office. There were multiple police issues with another camper till they were finally removed. Before we left Cathy seemed to be removed from staff. This is a beautiful small rv park, we loved the people and the amenities. Hopefully new staff will clean it up. We spent 2 months here and grew to love the people!
