Waukon Mobile Home Community Introduce
For individuals and families seeking a long-term housing solution in Waukon, Iowa, Waukon Mobile Home Community, located at 61 Jean Rd, Waukon, IA 52172, USA, is a community that may appear in searches for "RV Parks Near Me" or similar terms. While it is primarily a mobile home park designed for permanent or semi-permanent manufactured homes rather than transient RV camping, its listing within such categories suggests it might be considered by those looking for extended stays with their RVs or a place to situate a manufactured home. This introduction aims to provide an objective overview of the community based on available information, including its environment, services, features, and relevant public feedback.
Waukon Mobile Home Community is situated in Waukon, a charming small town in Allamakee County, Iowa. The environment of Waukon is characterized by its picturesque setting in the "Driftless Area" of northeast Iowa, a region distinguished by its unglaciated terrain of rolling hills, limestone bluffs, and scenic valleys. This landscape provides a backdrop of natural beauty, with ample opportunities for outdoor recreation in the surrounding areas.
The immediate environment of the mobile home park itself, as is common with such communities, consists of a structured layout of individual lots designed for manufactured or mobile homes. While specific details on the park's landscaping or green spaces are not extensively publicized, mobile home communities typically feature paved roads, individual driveways, and often small, managed green spaces around each home or common areas. Waukon generally experiences a continental climate with warm summers and cold, snowy winters. The natural setting contributes to a sense of community and offers residents a quieter, more rural lifestyle compared to larger urban centers.
Waukon is the county seat of Allamakee County, indicating it serves as a local hub with access to essential services and amenities. The community benefits from a small-town atmosphere, where local merchants and residents often foster a welcoming environment. The cost of living in Waukon is generally considered low, contributing to a high quality of life for its residents. The city itself boasts a 78-acre city park with a wooden playground, hiking and biking trails, and an aquatic center, providing recreational opportunities for residents of the mobile home community.
As a mobile home community, Waukon Mobile Home Community provides sites for manufactured homes. Public records indicate it is an "89 site mobile home community" with a "100% tenant owned community on city utilities." This suggests that residents own their mobile homes and lease the land (lot rent) from the park management. The inclusion of "city utilities" typically implies that water, sewer, and trash services are provided and possibly included within the lot rent, or billed separately by the city. It is common for residents to arrange their own electricity and other utilities like internet and gas (if applicable).
The provision of city utilities is a significant service, ensuring reliable access to essential infrastructure for residents. While the park is described as a "tenant owned community," indicating residents own their homes, the management company plays a crucial role in maintaining the common areas and enforcing community rules and regulations. Communication with management for services, maintenance, and adherence to park guidelines is an inherent aspect of living in such a community. Given the phone numbers provided ((563) 217-5089 and +1 563-217-5089), residents have direct contact points for park management.
The primary feature of Waukon Mobile Home Community is its role as a long-term residential option for those who own manufactured homes. Unlike an RV park designed for transient stays, this community is structured for permanent residency, offering a stable environment for individuals and families. The "100% tenant owned" aspect is a key feature, as it means residents have ownership of their physical dwelling while leasing the land it occupies. This model can offer a more affordable homeownership alternative compared to traditional stick-built homes, especially in areas with rising housing costs.
One publicly available review mentions a home in the community with "a large insulated garage with electric garage door opener, work table and shop lights as well as a fenced in back yard and large deck overlooking a field that makes it seem like you're relaxing in the countryside." While this describes a specific home and not a universal park feature, it illustrates the potential for individual homes within the community to offer desirable amenities and contribute to a comfortable living environment, blending aspects of rural tranquility with community living.
The community's location in Waukon, with its local amenities such as schools, a wellness facility, and a city park, adds to its appeal as a residential choice. The accessibility to these local services, combined with the relative affordability of manufactured home living, forms a significant feature of the Waukon Mobile Home Community for those seeking long-term housing in the area.
When considering a mobile home community, especially one that might appear in searches for "RV Parks Near Me" (implying a potential for extended or semi-permanent stays), prospective residents often look for insights into the management and community experience. Public feedback, while sometimes representing individual experiences, can offer valuable perspectives.
One detailed customer review provides significant insight into the experiences of former and current residents, particularly concerning the management. This review describes a situation where a new company, B3 Communities, acquired the park. Key points from this feedback include:
- Increased Lot Rent: The reviewer states that lot rent more than doubled in less than a year after the acquisition. This is a critical financial consideration for any prospective resident and indicates a significant change in the cost of living within the community.
- Reapplication Process and Communication Issues: Residents, including those who had owned their trailers for years, were required to reapply to keep their homes in the park. The reviewer also highlights consistent issues with communication, noting that the management company (B3 Communities) often took days or weeks to respond to phone calls or messages, despite expecting prompt responses from tenants.
- Concerns Regarding Home Sales and Deals: The review details a specific instance where a family member selling their trailer had an offer from the company (B3 Communities) rescinded two days before the closing date, leading to significant distress and disruption to their plans. This suggests potential instability or unreliability in dealings with the management regarding property transactions within the park.
- Perception of Management Practices: The reviewer expresses a strong negative sentiment, describing the management as "horrible human beings" and accusing them of caring solely about "suck every last penny out of you they can." There's also mention of strict enforcement of rules, such as fining residents for leaving items on their porch.
- Impact on the Community: The reviewer states that the management's actions have "caused distress in our small community of Waukon for not only my family but I am aware of multiple others as well." This suggests a broader dissatisfaction among residents.
This review, while a single perspective, paints a picture of significant challenges in resident-management relations following the park's acquisition by B3 Communities. For anyone considering Waukon Mobile Home Community for a manufactured home or an extended RV stay, it is crucial to investigate these concerns thoroughly. This would involve directly contacting the park management, seeking more recent or diverse resident feedback, and carefully reviewing all terms and conditions of lot leases and community rules, particularly regarding rent increases, communication protocols, and procedures for selling homes within the park.
In summary, Waukon Mobile Home Community offers a structured living environment for manufactured homes in a small-town Iowa setting. Its core services revolve around providing utility-serviced lots for tenant-owned homes. However, prospective residents should be aware of and carefully evaluate the reported management practices and communication issues that have been raised in public feedback, as these significantly impact the overall resident experience within the community.

Waukon Mobile Home Community Reviews
This is the worst company I've ever had the experience of dealing with. I owned a trailer in the trailer court when B3 bought it out. I had to reapply to have the trailer there as well as my tenants that were there. I owned the trailer for 6 years prior to what I'd like to refer to as "hostile takeover". Lot rent more than doubled in less than a year. When my tenants moved out, I received constant messages asking me to fill out papers to vacate as we had not decided what we would do with our own property, I couldn't give them 60 days notice until I knew it would be 60 days. When I decided to sell, I completed the paperwork and the new owners were able to move in. Honestly I'm sorry for them because they are now stuck with this horrible management company. I have a family member currently who owns a trailer and is paying lot rent as well. She has decided to sell. She posted the trailer for sale. Was contacted by managers Tara and Stacey in regards to selling. She was given an offer for the purchase by the company and has been now waiting for 60 days for payment etc. She was told by Stacey and Tara to take her listing down from social media. She has secured a new home, she and her husband have new jobs in their new area to start August 1st. 2 days before the final date this company backed out of this deal, leaving them to pick up the pieces. I hope everyone sees the true colors of B3 Communities and realizes they do not care about people. Their mission is to suck every last penny out of you they can. They expect prompt responses from you but won't answer phone calls or messages for days or weeks on end. But make sure you don't leave anything on your porch or they will fine you. This is a horrible business and they need to go under. They have caused distress in our small community of Waukon for not only my family but I am aware of multiple others as well. Please don't rent from them or move your mobile home into their properties. Horrible human beings.
