Waverly Shores Village Introduce
Are you searching for "RV parks near me" in the Holland, Michigan area, or considering a move to a well-regarded mobile home community? Waverly Shores Village, located at 11777 Riley St, Holland, MI 49424, USA, presents itself as a beautiful and well-maintained option with a strong sense of community and a dedicated staff. While primarily a mobile home village, those exploring long-term "RV parks near me" might find this community worth investigating for potential extended stay options, although direct inquiry is recommended to confirm RV accommodations.
One long-term resident of nearly four years provides a comprehensive review, highlighting the numerous positive aspects of living in Waverly Shores Village. They emphasize that despite initially looking at reviews that might have contained complaints, their experience has been overwhelmingly positive, leading them to award a 5-star rating. This resident appreciates the community so much that they felt compelled to share their positive experience to counter what they perceive as an inclination for people to review only when dissatisfied.
The resident specifically praises the "great staff," noting that they are attentive, listen to residents' concerns, and effectively enforce community policies. The hiring of a new office manager, Kim D, two years prior, is credited with motivating both residents and the maintenance team (Tom & Richard) to actively contribute to keeping the village looking its best. Jamie L, the office coordinator, is also highlighted for her helpfulness in addressing resident questions and concerns. The overall impression is of a cohesive team dedicated to making Waverly Shores Village a desirable place to live.
The cleanliness of the community is another significant pro mentioned. The reviewer notes that the entire village is clean, with most residents diligently maintaining their yards. When a yard is not kept up, residents are reportedly notified to address it. The community property itself is consistently maintained, with attention paid to fertilization and weed prevention, resulting in a pristine appearance during the non-drought seasons.
Waverly Shores Village boasts a range of "great amenities" for its residents. These include a clean pool and gym for recreation and fitness, a basketball court for sports enthusiasts, and three parks or play areas for children and families. The presence of three ponds, two of which feature fountains, adds to the aesthetic appeal and provides tranquil spots within the community. The reviewer, who resides on one of these ponds, expresses their love for their location, suggesting a pleasant and scenic environment for many residents.
The quality and age of the homes within Waverly Shores Village also contribute to its appeal. The reviewer states that all homes appear to be less than 25 years old. Furthermore, the community actively addresses the issue of abandoned older homes, with such properties reportedly being removed within a year, while their lawns are still maintained in the interim. This proactive approach helps to maintain the overall attractiveness and value of the community.
Diversity among residents is another notable pro. Waverly Shores Village is home to a mix of age groups, with many residents aged 55 and over, as well as a significant number under 54. The community also embraces "several ethnicities" and includes families with children. The reviewer explicitly states that there is no discrimination and that most residents are friendly. They also offer an insightful perspective on community rules, suggesting that while some residents may complain about them, these rules are essential for preventing the community from becoming a "trashy trailer park" and maintaining its desirable status.
While the review is overwhelmingly positive, it does address the "cost of rent" as a con or suggestion. However, the reviewer provides a balanced perspective, acknowledging that the rental cost is reflective of the expenses involved in maintaining the community to a high standard. They effectively frame the rent as a comprehensive fee similar to an HOA, which covers property taxes, staff salaries, amenity upkeep, lawn mowing, irrigation, road maintenance (including snow removal), street lighting, plumbing issues, and other general maintenance. The inclusion of trash services, a Spectrum cable package, and individual water bills in the rent further justifies the cost. The reviewer also recognizes the economic realities of increasing costs and the need for Sun Communities, the property owner, to operate profitably.
Another reviewer who has visited residents in Waverly Shores Village corroborates the cleanliness and upkeep of the park. They do note a minor aesthetic issue with some residents needing to better store personal items like bikes and junk, but this is presented as a suggestion for improvement rather than a major detraction from the overall positive impression of the community.
For individuals searching for "RV parks near me" in Holland, MI, Waverly Shores Village presents a compelling case for consideration, particularly for those seeking a well-maintained and amenity-rich environment for a longer stay. While the primary focus appears to be on mobile homes, the high standards of the community, the presence of amenities like a pool and gym, and the positive feedback regarding management and maintenance could be attractive to RVers looking for an extended stay option beyond traditional campgrounds. It is crucial to contact Waverly Shores Village directly at (616) 786-9111 or +1 616-786-9111 to inquire specifically about the availability and terms for RV stays, including site types, hookups, and any specific RV-related amenities.
For those considering a move to a mobile home community in the Holland area, Waverly Shores Village stands out as a highly recommended option based on the provided reviews. The strong sense of community, the dedicated and responsive staff, the comprehensive amenities, the cleanliness and maintenance of the grounds, and the diversity of residents all contribute to a positive living experience. While the cost of rent is acknowledged, it is also contextualized as encompassing a wide range of services and the benefits of living in a well-managed and aesthetically pleasing environment.
In conclusion, Waverly Shores Village in Holland, MI, appears to be a beautiful and well-maintained mobile home community with a dedicated staff and a strong sense of community. Its numerous amenities, diverse residents, and commitment to cleanliness make it a desirable place to live. While primarily focused on mobile homes, those seeking "RV parks near me" for a longer stay in the Holland area should consider contacting Waverly Shores Village to inquire about potential options. The overwhelmingly positive feedback from a long-term resident underscores the quality of life offered within this community.

Waverly Shores Village Reviews
Although I looked over the reviews before moving here nearly 4 years ago, this is my first review. I'm giving a 5 star review because I feel it is deserved now, and it bothers me to see how so many people give reviews just to complain. I think reviews are best given with pros and cons. There are far more pros than cons living in this beautiful community. When people are satisfied with something, they rarely give a review. So here is mine! I bought my home FSBO (not through the office). The office team was very difficult to reach during covid, but I'm glad I was motivated and determined to find a home here, because this mobile home village is the nicest one in Holland/surrounding areas. They hired a new office manager (Kim D) here 2 years ago. She's done a great job motivating residents and the maintenance team (Tom & Richard) to do their part and help keep this community looking nice for everyone. Jamie L is the office coordinator and she has been very helpful when I've had questions and concerns as well. The entire team here strives to make this community the best they can, and it has especially been noticeable in this past year. I've worked FT as a home health aide for over 10yrs, but my warm season passion is lawncare. I have a flyer by the mailboxes offering many services, and the residents here appreciate my help. So does the staff. In the end, I appreciate helping people and also helping to make this community look like a desirable place to live.Pros:*Great staff. They listen. They enforce policies.*Clean community throughout. Most yards are kept up. If not, residents get notified to do their part and clean up. The community property stays maintained. When we don't have a summer drought, the property looks prestine as I can tell they keep it fertilized with weed preventer.*Great amenities. Clean pool and gym. Basketball court. 3 parks/play areas. 3 ponds; 2 with fountains. I reside on one of them, and love my location.*All homes appear to be less than 25yrs old. When older homes appear to be abandoned, I see them disappear within a year. Their lawns are still kept trimmed by the contracted lawn mowing company.*Diversity in residents. Many aged 55+. Many aged 54-. Several ethnicities. A handful of kids. They don't discriminate here, and most residents seem to be friendly, other than those who complain about little things (face it- some people just like to always have something to complain about). I've gotten to know a handful of residents here as I take care of their lawns... and trust me when I say this, their concerns with the staff pushing rules here are the same things I actually APPRECIATE about living here. This community is not a "trashy trailer park" by any means, and the goal is to prevent that from happening. I say this to anyone who complains about the rules. Would you rather not have rules and live in a dumpy community? If so, this community is not for you.Cons/suggestion:*Cost of rent. I'm not going to complain about it, really. It is what it is BECAUSE it costs money to keep this place maintained, and I recognize that. I look at the cost of rent as an HOA fee that also covers the cost of property taxes that we don't have to pay or deal with year after year. The community pays for that. It covers the every day costs to keep the staff paid, the clubhouse & amenities maintained, fountains working properly, lawn mowing services, irrigation, roads paved and maintained, even during the winter season (salted and plowed). It keeps the street lights working, plumbing issues taken care of, and plenty of other maintenance concerns that pop up here and there, as expected. Most people think it just covers our trash services, Spectrum cable package, and our individual water bill...but they also aren't thinking realistically. The cost of everything has gone up tremendously over the past few years, and this is no exception. I'm sure I've missed many things to be listed here....but face it, Sun Communities owns the property and they need to profit (as owners) too.
Aug 18, 2024 · Jamie AI know people living here and while they have complained about a couple things as a visitor there the park is clean and kept up. There are a few residents that need to put up a shed to store their bikes and junk or utilize the ones they have. It is unsightly to see the mess by their homes and it devalues your home and those around them
Apr 16, 2023 · Nelson RobertsGreat place to live. Quiet, peaceful, & the neighbors mind their own business for the most part. They have a gym & a nice pool. The girls in the office are a pleasure to work with. The maintenance man is always on it & ready to fix whatever it is that needs to be fixed in a timely matter. The lawns are green in the summer & the mobile homes are nice. We love it here and plan on staying for a while :)
Dec 04, 2013 · Wayne BrayIt's a pretty nice place. But my daughter has a hard time with some kids here, although of the kids here cuss at her,or make fun of her/bodyshame her.a lot of times my daughter wonders when the pools open. I usually tell her on memorials day but they have kinda been opening the pool a little early. I also have a question. When does the pool open? I forget alot
