Western Wagen Village Introduce
If you are searching for "RV parks near me" in the Aurora, Oregon vicinity, Western Wagen Village, located at 21356 Hubbard Cutoff Rd NE UNIT 11, Aurora, OR 97002, USA, is primarily a mobile home park. Aurora is a historic town in Marion County, known for its antique shops and small-town charm, situated south of the Portland metropolitan area. While the primary focus of Western Wagen Village appears to be mobile homes, individuals seeking long-term RV living in the area might consider it as a potential option. However, the available information consists solely of a lengthy and highly negative customer review detailing significant issues encountered by a former resident who purchased a mobile home within the park.
Given the nature of the sole review, providing a detailed introduction covering the environment, services, and features in a positive or neutral light is challenging and would not align with the objective approach requested. The review paints a picture of a potentially problematic management style and inconsistencies in park rules and enforcement, at least during the period of 2010 and 2011 when the reviewer resided there. It is crucial to acknowledge that this review is over a decade old, and management and park policies may have changed since then. However, the detailed account of negative experiences warrants careful consideration for anyone contemplating residency at Western Wagen Village, whether in a mobile home or potentially in an RV.
The reviewer's experience began with the purchase of a mobile home shortly before accepting a job out of state. According to the review, significant problems arose immediately after moving in. The park owner allegedly presented the new resident with an extensive list of maintenance tasks that were supposedly the responsibility of the previous owner but were never enforced before the sale. The reviewer claims that none of these requirements were disclosed prior to the purchase, leading to a feeling of a "bait and switch" tactic. The tasks included fixing the deck, clearing out trash in the shed, replacing various external parts of the home, cleaning outside, and repainting.
Furthermore, the reviewer was unexpectedly required to obtain $100,000 of renters insurance, a condition that was allegedly not in the initial contract and was never a requirement in any of their previous living situations. This unexpected financial burden added to the frustration of the new resident who was already preparing to move out of state for a job opportunity.
Despite the reviewer's efforts to address the maintenance list, their work was consistently deemed unacceptable by the park owner. Complaints to the on-site manager reportedly yielded understanding but no ability to override the owner's decisions. Ultimately, the reviewer had to pay the manager's husband to complete some of the repairs to the owner's satisfaction.
The negative experience extended to a family member who also purchased a home in Western Wagen Village for resale. This family member allegedly faced similar "ridiculous hoops" imposed by the management simply to sell the property. The reviewer concludes that both they and their family member were "screwed by Western Wagen Village," strongly advising potential residents to be aware of these issues.
The review explicitly cautions prospective residents, stating, "Be aware of this should you move in. I don't know if the same people are there from 2011, but they made life hell and all I was trying to do was sell it because I moved to another state. Moving here was a HUGE mistake." This powerful statement underscores the severity of the negative experience reported by this former resident.
Given that this is the only available review, it is impossible to provide a balanced perspective on the environment, services, and features of Western Wagen Village. There is no information regarding the layout of the park, the types of spaces available, the amenities offered (if any), or the general atmosphere of the community from a positive standpoint. Therefore, any potential RV resident considering Western Wagen Village as one of their "RV parks near me" options should approach with extreme caution and conduct thorough due diligence.
To obtain objective and current information, it is crucial to contact Western Wagen Village directly at (503) 678-1397 or +1 503-678-1397. When inquiring, specifically ask about their policies regarding long-term RV stays, including:
- Availability of RV spaces and their sizes.
- Types of utility hookups available (water, sewer, electricity – specify amperage).
- Monthly rates and any additional fees for RV residents.
- Rules and regulations for RV residents, including any requirements regarding insurance or maintenance of the space.
- Amenities offered within the park that might be relevant for RV residents (e.g., laundry facilities, restrooms, communal areas).
- Current management practices and policies regarding property sales or transfers within the park.
It would also be beneficial, if possible, to visit the park in person to observe the environment and speak with current residents (if they are willing) to get a more current and diverse range of perspectives. Given the strongly negative review, seeking multiple viewpoints and verifying current conditions is paramount.
Promotional information is entirely absent in the provided data. Therefore, no details about special offers or incentives can be included in this introduction. Any such information would need to be obtained directly from the park management during contact.
In conclusion, the only available information regarding Western Wagen Village is a highly critical review from a former mobile home owner detailing significant negative experiences with the park's management and policies around 2010-2011. This review raises serious concerns about transparency, fairness, and the overall living experience within the park. For individuals searching for "RV parks near me" in the Aurora, Oregon area and considering Western Wagen Village, it is strongly recommended to exercise extreme caution, conduct thorough and current inquiries with the management, and seek additional perspectives from current residents before making any decisions. The lack of any positive or neutral information makes it impossible to provide a balanced introduction at this time.

Western Wagen Village Reviews
I bought a mobile home shortly before I accepted a job out of state. This happened back in 2010 and 2011, so maybe it has changed, but I would never, ever go back. There were no problems until I moved in. I ended up getting a job out of state about a month after moving there, and as soon as I did, the owner of the park suddenly gave me a laundry list of things to do before I could even advertise my home for sale.Mind you, NONE of this was ever brought to my attention BEFORE I bought it. Total bait and switch. He waited until after the sale was complete, and I said I needed to move for a job, then decided to make life miserable. The girl who owned the place before me never did some of the maintenance she was supposed to. She was allowed to move out. Once I was in, all of her tasks were put on me. EVERYTHING. I was also supposed to have $100,000 of renters insurance. WHAT? I have never, ever been required to have that anywhere I lived. It was always optional. This was NOT in the contact when I signed it.I started working on the project list they gave me, and no matter what I did, it was not acceptable to the owner. I complained to the on site manager, and she understood, but said the owner could really do anything he wanted.Fix the deck, clear out trash in the shed, replace various parts on the outside of the home, cleaning outside, repainting, and some other things I have forgotten. As I said, the girl who moved out was supposed to do ALL of this, but the owner just let her move out, and everything was put on me. The ridiculous reason I was told was "all of this was supposed to be done a long time ago, but if it doesn't get done now, it will just take longer."WHY was the girl allowed to sell it without having it done? There were items on the list that no matter how good of a job I did, the owner bitched about it, and I finally had to pay the managers husband to fix it.I had a family member also buy a home to resell, and ended up having to jump through all of these ridiculous hoops just to sell the home. Both of us were screwed by Western Wagen Village.Be aware of this should you move in. I don't know if the same people are there from 2011, but they made life hell and all I was trying to do was sell it because I moved to another state.Moving here was a HUGE mistake.
