Moved here the summer of 2019. Bought a MAJOR fixer-upper that the park had for sale and negotiating the price was extremely reasonable. (I believe I worked with someone named Christine, not sure if she still works at this park’s office or not, since I typically don’t need to interact with the park’s staff since rent is auto-drafted from my bank account and I never have insufficient funds, so it clears every time, no problem.) It’s a pretty nice park as far as typical mobile home communities go. Neighbors are generally pretty respectful of noise ordinances, so despite thin exterior walls, I think the only times I’m kept awake at night are for holidays popular with fireworks (which I’m pretty sure are technically not allowed in the park due to close proximity of the homes and high flammability, but I digress.) Their community rules are very reasonable, and my favorite thing is that there are no animal breed restrictions (even though I don’t own a dog, I like having the possibility of owning the breed of dog I want without having to navigate that kind of stupid rule.) It’s a pretty nice place to live, especially because of its location—proximity to the freeway and tons of shopping and restaurant options within a 5-minute drive. Most of the homes in the neighborhood are kept up pretty well, especially since there are relatively minor fines for leaving your grass too long in between mows (but they stick a warning letter in a bright red envelope on your door with a deadline before fining you, at least). They are continually trying to make the park more appealing and attractive by tearing down the very old, run-down mobile homes that people move out of, and replace them with newly-built double- and single-wide homes. Although, the price of those new homes costs about as much as a small, regular (non-manufactured) house, ON TOP OF the monthly lot rent, so I’m not entirely sure why anyone would buy a brand-new one.The reason I’ve deducted stars:The lot rent when I bought my home was about equivalent to the price of a decent 1-bedroom apartment, but they have increased the lot rent by about $100 each year that I’ve been here, so I’m inching closer and closer to buying a real house very soon. I don’t feel like I should be paying more for lot rent than I would a mortgage, even though water is included in lot rent. When it snows, the park does plow the roads, but usually right away and not very well, so some spots are extremely slippery even when driving very slowly (which everyone should do ANYWAY), and there are a ton of kids that walk to and from the bus stop at the main entrance that could very easily slip and hurt themselves. Also, regardless of weather conditions, there is always a ton of gravel at the main entrance that should not be there—there are also a lot of motorcyclists in the park whose tires could easily lose traction on it and cause an accident, especially because of the incline from the entrance up to 88th Ave (downhill into the park, uphill exiting the park, to clarify). The speed limit on that part of 88th Ave is 40mph. Even accelerating in a CAR to get out of the park has caused slipping/tire spinning before regaining traction, which is, again, a hazard that can screw up your timing when exiting with oncoming traffic (which are usually speeding).Anyway, decent park, decent residents, park maintenance could use some more attention/quality to create a safer environment for the community, but pricing is getting a bit too ambitious for a mobile home park. Mobile homes depreciate significantly in value in a relatively short amount of time (in comparison to actual houses which typically appreciate with market conditions regardless of the age of the house) which means that your long-time residents in older constructions will need to replace theirs at some point, and if you want good residents to stay, stop jacking the lot rent prices so much higher every year. Signing a longer term contract makes no difference in price increases. - Cristin White

Westwood Estates Introduce

Located at 7801 88th Ave lot 128, Pleasant Prairie, WI 53158, USA, Westwood Estates is a mobile home park offering residential living in southeastern Wisconsin. Contactable at (262) 694-1233 or +1 262-694-1233, this community provides lots for manufactured homes. While primarily catering to long-term residents in mobile homes, individuals exploring options within the category of "RV parks near me" might also consider it for extended stays, depending on the park's policies and available amenities for RVs.

Pleasant Prairie is a village in Kenosha County, Wisconsin, situated between Milwaukee and Chicago, offering a suburban environment with access to both urban centers. Westwood Estates benefits from a convenient location within Pleasant Prairie, noted by one reviewer for its "proximity to the freeway and tons of shopping and restaurant options within a 5-minute drive." This accessibility to transportation and commercial amenities is a significant advantage for residents, providing ease of commuting and access to everyday necessities and leisure activities.

One long-term resident who moved to Westwood Estates in 2019 described it as a "pretty nice park as far as typical mobile home communities go." They highlighted that "neighbors are generally pretty respectful of noise ordinances," contributing to a peaceful living environment, despite potentially thin exterior walls. The community rules were also considered "very reasonable," and a notable positive feature is the absence of animal breed restrictions. Furthermore, the park is reportedly making efforts to improve its appearance by "tearing down the very old, run-down mobile homes" and replacing them with "newly-built double- and single-wide homes," suggesting an ongoing effort to modernize the community.

The services at Westwood Estates include essential utility hookups for residents, such as water, sewer, and electricity. One reviewer mentioned that "water is included in lot rent," which can be a significant benefit. The park also provides snow plowing of the roads during winter. However, this service was noted to be "not very well" done, leading to potentially slippery conditions. Waste management services are typically provided in mobile home parks, although this was not explicitly mentioned in the reviews. For those considering Westwood Estates as one of the "RV parks near me," it would be essential to inquire about the availability and quality of hookups suitable for RVs and the park's policies on extended stays for recreational vehicles.

Key features of Westwood Estates include its convenient location with easy freeway access and proximity to shopping and restaurants. The community is described as having generally respectful neighbors and reasonable rules, including no animal breed restrictions. The ongoing efforts to replace older homes with new constructions suggest a potential for an improving aesthetic within the park. However, a significant concern raised by multiple reviewers is the increasing lot rent. One long-term resident noted that the lot rent has increased by about $100 each year since 2019, leading them to consider moving to a traditional house. Another reviewer described the rent as "insanely expensive" and expressed frustration over the lack of improvements corresponding to the rent increases.

The customer reviews present a somewhat mixed perspective on Westwood Estates. The positive aspects include its location, the generally respectful residents, reasonable community rules, and the ongoing efforts to upgrade the housing stock. However, significant concerns are raised regarding the management and the escalating lot rent. One reviewer described the management as "Horrible, Horrible," alleging that they are primarily focused on collecting rent without making necessary improvements and are unwilling to accept housing assistance. This negative feedback about management is a serious consideration for potential residents. The increasing lot rent, perceived by some as exceeding the value proposition of mobile home living, is another major drawback highlighted in the reviews.

Promotional information for Westwood Estates could highlight its prime location in Pleasant Prairie, offering easy access to major transportation routes and a wide array of shopping and dining options within a short drive. The park's efforts to modernize by replacing older homes could also be presented as a positive aspect, indicating a forward-looking approach to community development. The absence of animal breed restrictions might appeal to pet owners. However, any promotional efforts must also acknowledge and address the significant concerns raised in the reviews regarding the escalating lot rent and the negative perceptions of the management. Transparency about rental costs and a commitment to addressing management issues would be crucial for attracting and retaining residents.

To improve its appeal, Westwood Estates management should consider addressing the concerns raised by residents. This could include a re-evaluation of the annual lot rent increases to ensure they are reasonable and justified by tangible improvements to the community. Enhancing the quality of snow removal and addressing the gravel accumulation at the main entrance to improve safety would also be beneficial. Open communication with residents about management practices and a willingness to address their concerns could help improve the overall perception of the community. For attracting individuals seeking "RV parks near me," clearly outlining the park's RV policies, the availability of suitable sites and hookups, and the pricing structure for RV stays would be necessary. Highlighting the park's location as a convenient base for exploring the region could also be advantageous.

In conclusion, Westwood Estates in Pleasant Prairie, Wisconsin, offers a mobile home living option with a convenient location and generally positive feedback regarding the residents and community rules. However, significant concerns have been raised by residents regarding the escalating lot rent and the quality of the management. Potential residents, including those considering it as a longer-term option within the "RV parks near me" category, should carefully weigh the advantages of its location and amenities against the reported issues with cost and management before making a decision. Thorough due diligence, including direct communication with the management and potentially speaking with current residents, is strongly recommended.
