Moved here the summer of 2019. Bought a MAJOR fixer-upper that the park had for sale and negotiating the price was extremely reasonable. (I believe I worked with someone named Christine, not sure if she still works at this park’s office or not, since I typically don’t need to interact with the park’s staff since rent is auto-drafted from my bank account and I never have insufficient funds, so it clears every time, no problem.) It’s a pretty nice park as far as typical mobile home communities go. Neighbors are generally pretty respectful of noise ordinances, so despite thin exterior walls, I think the only times I’m kept awake at night are for holidays popular with fireworks (which I’m pretty sure are technically not allowed in the park due to close proximity of the homes and high flammability, but I digress.) Their community rules are very reasonable, and my favorite thing is that there are no animal breed restrictions (even though I don’t own a dog, I like having the possibility of owning the breed of dog I want without having to navigate that kind of stupid rule.) It’s a pretty nice place to live, especially because of its location—proximity to the freeway and tons of shopping and restaurant options within a 5-minute drive. Most of the homes in the neighborhood are kept up pretty well, especially since there are relatively minor fines for leaving your grass too long in between mows (but they stick a warning letter in a bright red envelope on your door with a deadline before fining you, at least). They are continually trying to make the park more appealing and attractive by tearing down the very old, run-down mobile homes that people move out of, and replace them with newly-built double- and single-wide homes. Although, the price of those new homes costs about as much as a small, regular (non-manufactured) house, ON TOP OF the monthly lot rent, so I’m not entirely sure why anyone would buy a brand-new one.The reason I’ve deducted stars:The lot rent when I bought my home was about equivalent to the price of a decent 1-bedroom apartment, but they have increased the lot rent by about $100 each year that I’ve been here, so I’m inching closer and closer to buying a real house very soon. I don’t feel like I should be paying more for lot rent than I would a mortgage, even though water is included in lot rent. When it snows, the park does plow the roads, but usually right away and not very well, so some spots are extremely slippery even when driving very slowly (which everyone should do ANYWAY), and there are a ton of kids that walk to and from the bus stop at the main entrance that could very easily slip and hurt themselves. Also, regardless of weather conditions, there is always a ton of gravel at the main entrance that should not be there—there are also a lot of motorcyclists in the park whose tires could easily lose traction on it and cause an accident, especially because of the incline from the entrance up to 88th Ave (downhill into the park, uphill exiting the park, to clarify). The speed limit on that part of 88th Ave is 40mph. Even accelerating in a CAR to get out of the park has caused slipping/tire spinning before regaining traction, which is, again, a hazard that can screw up your timing when exiting with oncoming traffic (which are usually speeding).Anyway, decent park, decent residents, park maintenance could use some more attention/quality to create a safer environment for the community, but pricing is getting a bit too ambitious for a mobile home park. Mobile homes depreciate significantly in value in a relatively short amount of time (in comparison to actual houses which typically appreciate with market conditions regardless of the age of the house) which means that your long-time residents in older constructions will need to replace theirs at some point, and if you want good residents to stay, stop jacking the lot rent prices so much higher every year. Signing a longer term contract makes no difference in price increases.

It has gone downhill since it was bought from the original owner. They don’t care about anything but themselves. There has been no improvement to anything after this company took it over and my family has been living in here for over 20 years! We can’t even afford to move even if we wanted to because the rent is so high and they won’t even take housing assistance even though it’s guaranteed rent payment.

The best advice I can offer is to look elsewhere or get yourself a realtor and start looking into owning your own home......20% increase oct.2023. Oct 2024 going up again from 1349 to 1459 😳 oct.1,2024 will be my last lease..... I'll be looking for a house. This place only cares about the money. No maintenance and no office personnel. Roads are all tore up with potholes 🤦good luck renting this place when I leave,not worth 1400+... No amenities and park for children does not look like the images they show you at all. Swings have no seats and the framework has a broken leg, backboard has no rim so no basketball court either. Oh and you will now have a trash and recycle fee even if you rent 😂 wow this place is complete 🗑️🗑️🗑️and has gone from a nice place to live to a terrible one I would not consider,and this is in a 3 year span... If you want to avoid pet rental fees, consider getting your dog,cat,etc. to be a certified emotional support animal... All of my dogs are certified and there is no fee for them. Even if you own they will try to charge you this fee but cannot if it is a certified emotional support animal...28% increase in rent over 2 years,that's a 14% increase you,way above average....

Roads are worse than old countryside roads, my Driveway concrete is cracked and sunk leaving a trip hazard, and has supposedly been on the repair list now for over 6 years.A Retired person with only social security as income, couldn't live here, especially if they don't own their mobile home outright. Lot rent and taxes average over $800.00 dollars a month.The roads are terrible, lot of pot holes, and dips that most cars and ALL Motorcycles bottom out.Several rude people, including some staff.Lot numbers don't go in sequence.No visitors parking.Not supposed to park on streetSo many people do park on street hard to drive through. The mailroom is next to the office and parking or just trying to get in or out of the park is so dangerous in that area, you are most likely to get your vehicle hit while tenants get their mail.Dead tree's everywhere. That's finally being worked on.No recreation center or park for residents, or children to go, kids have to play in the streets and if you walk or jog, it will be on the pothole streets. This all sounds like a terrible place to live. Things being as they are this park is in One of the best locations around. It's close to the interstate, shopping, and some of the restaurants in the Kenosha area. The newer section is nicer than the one that has been here for 30+years. No incentive for people to want to live here. And you are sceptical of telling anyone that you live in this park. its reputation as a bad place to live has definitely been out in the community. The best I have to offer is the location for shopping and commuting to the highwayUPDATE: 12-04-2024Westwood estates mobile home park 7801 88th ave.Recently received a message from the owners of Westwood estates. Stating my monthly lot rent will be increased by $56 per month. I've asked a couple neighbors about this and was told theirs went up $30. When I drove 15 MILES to office. In another park. the rude women told us the increased amount is based on property values. So my neighbors who have more yard than I do, same age mobile home or newer than mine. How can this place charge me almost double than they are charging them.We no longer have a office in this park, or a manager, we also no longer have a maintenance person who takes care of any maintenance needed in the park. We are now charged for garbage pickup, sewage, have to transport any yard waste miles away. In our own vehicles at our own expense. Things that were part of our contract with Westwood estates. The "maintenance " garage is falling down and a eye sore if you drive by it or live by it. They fenced off the sides and back around the garage, and now its a forest of weeds, and trees growing out of the concrete. This area could have been used for visiting guests parking, or RV's storage. Even a reasonable fee to store RV's there would have been acceptable. And made money for the park, money to fix the pot holes. And roads, there isn't any sidewalks for walking, or walking your dogs, so people walk into your yard that you're paying 1k a month or more and let there dogs crap on your grass, without picking it up. I don't have a dog, but I have lots of dog crap every time I cut the grass. This park has gone so far down hill in the past 5 years, it's becoming a terrible place to live, especially if you are retired. I wouldn't give it even a 1/4 of a stare. However if you are interested in purchasing a nice double wide, well kept. I will be glad to give you all the + things you want to hear, I'm desperately trying to move. I love my double wide mobile home. But being a retired veteran on SS I can't afford to continue living here. With no children area, no community building or "club House" no visitors parking, no manager or maintenance or office. Rent increases border on discrimination. The "Mailroom " at the entrance is dangerous, unsafe, some packages get stolen often.
