Rainbow Lake Manor Introduce
Welcome to Rainbow Lake Manor, a manufactured home community located at 19900 128th St lot 14 in Bristol, Wisconsin. For local users searching for 'RV parks near me' with an interest in long-term residential options, Rainbow Lake Manor presents itself as a community offering a potentially peaceful environment with a mix of established and newer manufactured homes.
Situated in Bristol, Wisconsin, Rainbow Lake Manor benefits from a location that offers a quieter, more rural setting while still being within reasonable distance of urban amenities and services. Bristol is known for its natural beauty and slower pace of life, which can be appealing to those seeking a tranquil residential environment. The specific surroundings of Rainbow Lake Manor likely contribute to this peaceful atmosphere, though detailed information about the immediate environment (such as proximity to parks, shopping, or public transport) is not available in the provided data.
Rainbow Lake Manor is described by one resident as "very peaceful and quiet," suggesting that the community prioritizes a calm and relaxed living environment. This could be a significant draw for individuals seeking respite from the hustle and bustle of city life. However, another review raises concerns about the community potentially deviating from its stated 55 and over status under new ownership. This is an important point for prospective residents who are specifically looking for an age-restricted community.
As a manufactured home community, Rainbow Lake Manor provides residents with the opportunity to own their homes while leasing the land on which they are situated. One review mentions a "new section of Manufactured homes" that is described as "beautiful," indicating that there are newer housing options available within the community. These new homes may offer modern features and designs, potentially appealing to those looking for updated living spaces. The presence of "quite a few homes for sale" mentioned in another review suggests an active real estate market within the community, which could be relevant for potential buyers.
Details regarding specific services and amenities offered at Rainbow Lake Manor are limited in the provided reviews. Typically, manufactured home communities may offer some or all of the following:
- Community Management: An on-site office to handle resident inquiries and community upkeep. One review mentions "Nicole in the office" being "very sweet," indicating a positive interaction with at least one staff member.
- Maintenance: Services for maintaining common areas and potentially offering assistance with individual home upkeep.
- Common Areas: These could include green spaces, walking paths, or recreational facilities, though none are specifically mentioned in the reviews.
- Utilities: The reviews touch upon the topic of utilities, with one resident noting a new charge for garbage service, which was previously covered. It is important for prospective residents to understand the costs associated with utilities and whether they are included in the lot rent.
It is advisable to contact the management directly at (262) 857-2891 or +1 262-857-2891 to inquire about the full range of services and amenities available to residents.
A significant concern raised in the reviews pertains to the cost of living at Rainbow Lake Manor. Multiple mentions of increasing lot rents and the introduction of new fees, such as for garbage, suggest a trend of rising expenses for residents. One long-term resident expressed hope that the rent would remain stable due to being on a "sticked budget" and voiced concern about potential relocation if rents continue to rise significantly. Another resident who signed a three-year lease expressed regret over the annual rent increases despite the lease agreement, also noting the potential difficulty in selling their home due to high lot rents.
These comments regarding rent increases and additional fees are crucial for prospective residents to consider, especially those on a fixed income or with long-term financial planning in mind. It is essential to have a clear understanding of the current lot rent, the terms of any lease agreements, and the history and potential for future rent adjustments before making a decision to move into Rainbow Lake Manor.
While no specific promotional information is included in the provided data, the availability of "beautiful" new manufactured homes and the presence of homes for sale could be seen as opportunities for potential residents. Those interested in purchasing a home within the community may find the newer sections particularly appealing. However, the concerns raised about the high and increasing lot rents should be carefully weighed against the attractiveness of the homes themselves.
In conclusion, Rainbow Lake Manor in Bristol, WI, appears to be a community that offers a potentially peaceful living environment with a mix of older and newer manufactured homes. The positive feedback regarding the quiet atmosphere and at least one member of the office staff should be noted. However, significant concerns have been raised by residents regarding increasing lot rents, additional fees, and a possible shift away from its stated 55 and over status. Local users searching for 'RV parks near me' who are considering a longer-term stay in a manufactured home community should carefully weigh these factors. It is strongly recommended to contact the management at (262) 857-2891 or +1 262-857-2891 to obtain detailed information about current lot rents, lease terms, amenities, policies, and the age demographic of the community. Visiting the property and speaking with current residents (if possible) could also provide valuable insights before making a decision.

Rainbow Lake Manor Reviews
This place is terrible. Been going downhill since new owners. Supposed to be 55 and over community but they don't seem to care about that anymore. Rent increase every year for what? Now have to pay for garbage? Signed 3 year lease for what, rent still goes up every year. Will have a hard time trying to sell your home with lot rents this high!! Quite a few homes for sale? Wouldn't recommend coming here. I'm starting to regret it!!
Apr 05, 2025 · Matt BennettThis place is very peaceful and quiet. It is hard for people on a sticked budget.I'm hoping to be able to stay a long time, but if rent goes up a lot, I will have to unfortunately relocate. I'm hoping it stays, if just another year lease. The new section of Manufactured homes is beautiful. I love my place, and Nicole in the office is very sweet.
Feb 01, 2025 · Julie MackeyI moved here 6 months ago. I highly recommend for 55+. Quite neighborhood, friendly neighbors, club house, it’s safe to walk the streets and has big pond (with geese and other wildlife) with walking trail - just watch where you step.
Apr 15, 2025 · Fred MuellerI Have Lived Here 6 Yrs, 5 Yrs To Long. This park Doesn't care About The Way It Looks, Or Its Residents I Can Look Out My Window And See 6 EMPTY Trailers, And there Are Many More. 55 Or Older Park, Don't Make Me Laugh. Maintenance LOL, Another Joke. Try to get a Hold Of Someone In Office, LOL # STAY FAR AWAY. 4-1-25 UPDATE RAISED RENT 950 For What ?
Apr 01, 2025 · Dan BaerStay away. Duck and Sandhill Crane feces are everywhere. Feces are bad for our pets, especially with the bird flu going on. They don't maintain the pond. When you pull in, it's looks like typical white trailer trash. Many empty mobile homes just sitting empty, becoming a festering ground for squirrels and other rodents. I've been told to expect the rent to go up every year, even though you sign a 3 year lease. There's an aggressive pit bull on the property. Its killed a dog in Antioch and bit a small dog in the community. Mind you this is a 55+ community. Management doesn't care about its residents. Our community club house is full of mold and mildew.I just bought in summer of 2024 and I absolutely hate it here!!! I'm ready to sell and move out of here in the spring. They give you these rules in your lease but management doesn't enforce them.
