Wheatland Estates Manufactured Home Community Introduce
Are you searching for "RV parks near me" that might offer a more permanent living arrangement within a community setting? While Wheatland Estates Manufactured Home Community primarily caters to manufactured homes, the principles of community living and available amenities are often considerations for those exploring various residential options. Located at lot 14053105, 32200 45th St, Burlington, WI 53105, USA, Wheatland Estates presents itself as a residential community with a mix of perspectives from its residents.
Some residents have expressed concerns regarding the community's management style and the enforcement of rules. One review described it as resembling a "trailer HOA," where rules are perceived to be selectively enforced. Specific examples mentioned include write-ups for patio signs, the classification of elevated garden beds as exterior buildings leading to issues, restrictions on parking near one's lot (with towing enforced), and prohibitions against driving on the grass even when moving large items. Residents also reported being held responsible for weeding public sidewalks in front of their homes. Furthermore, the review highlighted instances of management allegedly nitpicking minor aspects of home decor and landscaping during golf cart inspections. Concerns were also raised about restrictions on car work in parking lots, the use of canopies or tents, and limitations on the duration of guest visits, with perceived inconsistencies in the enforcement of these rules based on favoritism.
Another significant concern raised by a former resident pertains to the quality of water, which was described as unusable for consumption and barely suitable for bathing due to a foul smell and taste that boiling did not alleviate. This resident also expressed dissatisfaction with the maintenance, stating that aside from lawn care in public areas and what was described as "half-assed snow removal," no other maintenance was apparent despite lot fees reportedly being around $700 per month. The reviewer suggested that for this cost, annual inspections under trailers and the application of heat tape should be included. The amenities were described as lacking, consisting mainly of a playground and a basketball court, with the "clubhouse" requiring a separate fee for use. Concerns were also mentioned regarding a big toy storage area for boats, etc., where items reportedly came up damaged or missing.
The same review criticized the lack of visible updates to the community over the past eight years, despite what was estimated as over $1 million in annual revenue, with the only apparent changes being blue signage and matching door mats, along with some barriers at the main entrance ditches. The high turnover rate of managers and maintenance staff was also noted as a concern.
Adding to the critical feedback, the potential for legal issues related to the water quality was humorously yet pointedly suggested by one reviewer, drawing a parallel to the Camp Lejeune water contamination lawsuits. This underscores the severity of the water quality concerns raised by some residents.
However, it's important to present a balanced view. One more recent review offered a contrasting perspective, describing Wheatland Estates as a "very nice community." This reviewer noted that the community appeared to be part of an organization that acquires and updates parks, bringing in new homes, and praised the staff as "very nice." This suggests that there may be ongoing efforts to improve the community and that some residents have had positive experiences.
Considering the information available, Wheatland Estates Manufactured Home Community appears to be a community with both positive aspects, such as potential for updates and a nice staff according to one recent review, and significant challenges, particularly concerning management practices, rule enforcement, water quality, and maintenance, based on other resident feedback. If you are exploring "RV parks near me" for a longer-term stay and are considering a manufactured home community like Wheatland Estates, it would be prudent to weigh these different perspectives and perhaps inquire further about the current conditions and management practices.

Wheatland Estates Manufactured Home Community Reviews
Do you want to live in a trailer HOA? Because that's what this is - they pick and choose who follows their rules, they "write up" people for having signs on their patios, they call elevated garden beds an exterior building which then they throw a fit about, you can't have anyone park near your lot without being towed, driving in the grass (if you have a big piece of furniture, etc) is against policy, you're held accountable for weeding the public sidewalk in front of your trailer.. then they have management come in on golf carts nitpicking the miniscule things that make a house a home - decor, plants, etc. If you are a chosen one you also cannot do car work in the parking lot, you can't have a canopy/tent, or have someone spend more than a few days at your trailer without management losing their minds - but if you are a favorite then then they don't care.Thankful I no longer live at this dump - they raise rent every year for what? Quality of management and maintenance is pure trash. The water can't be used for consumption and it's barely able to be used for bathing. It smells horrendous, boiling doesn't help the taste, and cooking with it is a joke! They do absolutely NO maintenance aside from lawns in the public areas and half-assed snow removal (at $700± for lot fees grass and snow removal should be taken care of 100% - they should also be doing annual inspections under the trailer and applying heat tape for that cost). The amenities are lacking (a playground and a basketball court.. there's a "clubhouse" but you have to pay to use that too, and there is big toy storage for boats, etc but stuff comes up damaged or missing, not sure if you pay for that as well). They haven't done salting or snow removal at all this season (thankfully we haven't seen much accumulation but fellow residents cars have been hit due to the conditions).I am not amused that for $1 million + in annual revenue the only update you've visibly made in the last eight years is blue signage and door mats to match the company's color scheme -- and added some barriers at the ditches of the main entrance.. Managers come and go as they please, they can't seem to keep anyone long term without them doing something shiesty. Maintenance isn't much better.I've always joked that someone will eventually find a way to have a lawsuit due to the water - "have you been effected by the water at Wheatland Estates Trailer Park? Have you drank the water? Showered in it? You too, can be entitled to compensation!" Like the Camp Lejeune commercials..There is so much more wrong with this corrupt place - I do not recommend considering to live here. It'd be cheaper to buy where you can be happy, healthy and prosper!

Jan 03, 2025 · Melvin TimmHorrible place, they increase lot rent every year even though the crime rate is high my car has been broken into 6 times this year and I've heard gunshots multiple times right outside my window, And the management dosent care about you or your concerns at all and they only care about your money. DO NOT LIVE HERE
May 09, 2024 · Hfxvvh WhafeWe have been residents here for a year now.we are in our second home here, hopefully our last. LOL and Sarah is phenomenal to work with. Jason does an outstanding job on keeping the grounds beautiful in the spring to fall seasons and is on top of his game with the snow removal. All the neighbors have been awesome. Nice quiet park most of the time. I wish the stores were just a little closer sometimes. This park is definitely worth investing in.
Nov 02, 2021 · Tim VillwockNot to bad of a place definitely seen worse. I believe it's now under new ownership and it appears that they are doing a "little house cleaning". I've noticed 2 mobile homes being torn down and several new ones brought in.
